A wonderful stay and best 302 for view and location and the best staff. Would have rated it a five star but 3rd floor shower pressure low otherwise clean comfy and this room has afternoon sun to patio perfect. I called on staff for several concerns and the response was quick and effective other than the shower pressure. The location is good not busy but this is a small hotel 3 floors but only one elevator four four adults but i never had any problems or much wait. The staff recommended four areas to walk to eat but i brought stuff from home to eat and actually was never around to eat at one of the places eg sams bristro a pizza place and a burrito place. Sams is busy every night and visible out my balcony window. The pool is adequate and warmer than most and jacuzzi is nice larger than most. The gym is really nothing a treadmill a bike and a few dumbbells in a small room that has a roku tv so more to see then the room cable no channel guide but hbo on 45. They do have underground parking but only 14 slots and the first is designated handicapped., much inadequate for size of hotel and nothing covered for winter time. The garage in not promoted parking … parking is much like the brian head hotel in southern utah. This is perfect for a couple but rather small for 4 eg pull out couch as not much room to move around in with more bodies … my sandy krispy kreme write up was a delight as a basketball official one long day to and from park city was another experience another tale and deer river state park for kayaking another tale along with the park city main street no name saloon with their famous buffalo burger and home made crispy potato slices fries were outstanding but the bun made it all work… my regret not being able to ride the heber train sold out on my tight schedule. Enjoy this beautiful mountain stay… watch out for the cyclist as they are a plenty for summer!!! PS toiletries a plus better than most diamond locations

This resort was originally sold as timeshare condos back in the 1980's. We traded our week at another resort to stay here this week here in Park City. So we kind of expected what type and condition of accommodations we were going to receive. Our condo unit has had some updates, but could use others. The wood burning fireplace was worthless. There was some paint in the unit that was peeling in places. Because the weather was so cold during this week, the main room was cold. I could feel the draft coming from the sliding glass doors in the main room. We ended up getting a space heater that we used during the day to heat that room. The room entrances open to the outside, so you have to walk outside in the cold and elements to the lobby and the indoor pool and spa. The internet was strong so we could stream movies and use our devices. The main king sized bed was very comfortable. One of the twin beds was short sheeted and had to be fixed. The maid service at midweek was great and replaced the used towels and emptied the garbage cans. The resort is located next to a fairly busy street, so the sound of traffic was always present in our room. I have posted a photo of the view from our window towards the Park City Ski Resort in the background. Overall, it is an okay place to stay. Not great, but okay.

I booked 2 rooms, one for my husband and I & the other one for our friends. It was our first time staying in Park City to ski in Deer Valley. It was in a good location close to restaurants, markets, and the ski resorts. Parking was free. The resort offered free shuttle to the ski resorts which is a good option if we didn’t have a car or don’t want to drive in the snow. Both rooms were nice, clean 1 bedroom apartment with a full kitchen equipped with plates, wine glasses, utensils, etc. We stayed for 3 nights and it is great to have breakfast and cook dinner in our rooms. The resort provides one day supply of coffee, shampoo, conditioner, and bath soaps. They should provide enough for the days that we were booked. The resort does not provide daily maid service, which is not a problem for short stays. There were adequate towels and bathrobes. The property has a spa and pool in an enclosed area. It was nice to not get chilled after getting out of the spa. The resort offered Happy Hour on Tuesdays which we enjoyed. The staff were nice and helpful. We enjoyed our stay and will definitely stay here again next time we visit.

At first check in the staff seemed some what friendly but that was the only time they were. When we got to the room our burners on the stove were all sitting up and crooked. The stove top itself was loose and I was afraid it was going to fall off. When we called maintenance the first guy seemed irritated that we bothered him. Then walking into the bathroom my 3 year old stepped on a screw/nail that was holding the threshold down and it hurt her foot because no one actually hammered it down. So then our air stops working making the temperature 81 to 84 degrees at night and 86 during the day. We called the front desk they sent a different maintenance guy that tells us the manager controls the temp from the computer and he will have it fixed by 8am the next day. Shocking it was not fixed. We called 3 times and they said it was fixed and that they could feel cold air but wouldn't acknowledge that the temp on the thermostat was still in the 80's. Never once did they offer to move us to a room that had a working air conditioner. The lobby is supposed to be open until 11pm but 3 times I went to ask a question or complain and no one was found. We asked the staff for recommendations for things to do and no one knew. Said they didn't live around there. Never been to a resort where no one knew anything about the area. The final straw was in the pool. There was a family with 3 teenagers that were throwing a real football at each other as hard as they could. Mind you there were other families with smaller children on there and they did not care. Were jumping off the side of the pool almost hitting other families. The front desk who has cameras that they can see never came in. When I told them how crappy it was that families had to leave because of this family the guy says oh is that happening? Then says I guess I should go talk to them. This is our only family vacation and it was ruined by the park regency resort and their staff. Never again will I stay at this place. Horrible...

We have visited this location many times with good results. It's certainly not fancy but in the past has been good enough after long ski days. Not this time where basically everything had issues.

First was the water and this is HUGE; we only had hot water on 3 of our 7 days. On the other four days we had to duck in and out of cold water to get clean. Front desk response was a joke, something along the lines of "our boiler works fine, too many people are taking showers at the same time - try another time". Here's the thing; they are near skiing. Everyone goes out, skis all day, then wants a shower before dinner - and it should not be cold. We heard the same complaint form several guests. In a prior review someone indicated they got a new boiler in December; it was obviously not big enough.

Hot tub - Yes, it was hot but had minimal jets, almost none.

Pool - closed for repairs. Again the front desk attitude was too bad; it's on our website. OK realistically how many people check a resorts website after they make the reservation.

Bedroom sink - didn't drain when we got there; we discovered it was full of black hair - we don't have black hair.

Stove - completely covered in cooked on food in the trays under the burner. We showed pictures to the front desk and the reaction was about the same as everything else. In this case it was don't worry, we won't charge you for that.

Shuttle - this is one of the best features of this place. They take you to ski, dinner, grocery store, etc. They have a published schedule they give you at check in for drop off and pick up. We waited at Deer Valley for a ride at the time indicated on the schedule - no pickup so we called. The answer was we don't follow that schedule (the one we were given the day before). The shuttle drivers are amazing; they are about the only thing.

Net - find another place to stay. This place has a ton of problems and are led by a staff that doesn't care at all about...
