Overall, we felt at $400+ per night, the Inn felt short on our expectations. It was definitely not an upscale experience if that’s something you’re looking for.||Positives:|- The person who helped us check in was very welcoming, friendly, and helpful|- Location was great - walking distance to restaurants and shopping; 5 min driving from Uptown|- Room was very clean and quiet|- Bedding was comfortable and we slept well||That said, we thought all the above could have been achieved by a hotel with half the price. And here are where they did not deliver:|- The room was dated and needed a major renovation. Although I had seen the pictures, I gave them the benefit of the doubt and falsely hoped that the pictures were not doing justice given the glowing reviews from many other guests. In reality, the room’s conditions were close to, if not below, the pictures.|- Poorly designed bathroom. We stayed in Room 5 and although I had known the sink would be outside the bathroom, the bathtub almost occupied the entire space in the bathroom and the toilet was almost right on top of it (as a result, the towels were placed right next to the toilet — this is bad hygiene practice). Maybe put in a shower with a smaller footprint?|- Checkout was 11 and we were not planning to leave town until the pm, and asked the person checking us out if we could leave our luggage there. The person seemed very surprised by the question and made me feel as if it was a big imposition on them. I thought it should have been a fairly common question from guests and I did not appreciate the way they reacted to such a simple request.|- Lastly, we had known the Inn did not provide hot breakfast, but with a full kitchen in the center of the first floor, it really should have been something they thought about. This bed and breakfast is nestled in a shady grove and is easy to miss if you're not looking for it, which makes it the perfect place to feel like you're far away from the action (and the summer heat), while being only steps or a short drive from some of Sedona's best fare and beautifully expansive vistas.
During our stay, my wife and I stayed in Red Rock #7, at the top of the stairs. Despite being close to other rooms, we never heard another guest except while downstairs at breakfast. The room includes an unbelievably comfortable king-size bed and a whirlpool tub with plenty of space for two. A balcony lets you take in some sun and warmth, but does not offer views of the buttes. A fireplace in the room lends to the coziness for the cooler months.
While breakfast is not served by staff like a traditional bed and breakfast, a selection of bagels, breakfast sandwiches, muffins, yogurt, coffee/tea, and cereals were available during our stay. We ate our breakfast out on the deck and enjoyed watching the squirrels and humming birds come and go. The fairy lights on the trees at night lend to a really wonderful ambiance.
If you're looking for a shady spot, take the stairs beneath the foot bridge down to a little green space on the creek. Enjoy a sit in the Adirondak chairs and wave to the people across the water at the resort. It's easy to forget that this place is located right on AZ-179 with how...

Creekside views have a full view of of creek. This time of year, the creek was rather flat. Room 11 and 12 also have a good view of the red rocks. Noise from the street is more than I expected, but that seems to be common as most Sedona locations are on one of the highways. Also Los Abrigados is across the creek and hosts wedding reception until 10p. Breakfast is what you would expect for continental. Mostly muffins, bagels, coffee cake, juices from the local grocery store. Room size seems to vary. Room 11 was tight and we frequently bumped our legs when walking between the bed and seating area. Jetted tub worked well. Toiletries are provided and good quality. Balcony easily seats two. Don't leave the door open, as mosquitoes will get in. Lobby and breakfast area are well appointed with tables, chairs, sofa, tv and fireplace... Also fresh fruit and a huge jar of jelly belly. Parking is limited, but adequate. 12 spaces for 12 rooms and one handicapped space near the door. Bed was comfortable. Linens were clean, no stains. Bed was high and takes a bit of an ally-oop to get in if you're on the short side. Grounds were nice and will maintained. There are three seating areas. One with a bbq and one with a double hammock.
