Would not recommend at all. Other comments are right, as most of the staff are in the Philippines with only a few people actually in the area here. Resolving issues with the property takes weeks, as communications need to be passed from you, to random agents in the Philippines, to people on the ground, then back to you. Simple things like setting up regular grass cuttings took over three weeks to be done, leading to multiple complaints from tenants. Getting a simple rental inspection for a rental license took almost a month, only for the property to fail the inspections for reasons that any competent management should have already seen beforehand. Fixing up a unit so that it could be rented out took over two weeks just to lay out the scope of the work, with multiple trips “supposedly” made by the contractor, constantly adding new items each time. A tenant did not pay rent, and I was not even made aware until I called them to ask about something else and they then asked me what I wanted them to do about the situation (?). On top of it all, after informing them of my notice to terminate and requesting that they do no more maintenance work on the property, they sent their own in-house contractor to replace the sump pump and attempted to charge me almost $2000. In their own words, the contractor went against their orders not to replace the sump pump, yet he is still employed there since they are “friends”. Returning the tenant’s security deposits to me after termination took almost a month of constant emails, finally ending after I threatened legal action. As if this wasn’t good enough, they are brazen enough to have positive reviews on their own site from people who work at the company. Absolutely incompetent, do not recommend.

Even the google reviews are fake with different “people” posting the same exact review, as well as most reviews being from an account that only reviewed them (fake). They are super slow and will lie or misrepresent themselves when trying to get a problem resolved. They won’t collect back rent or file anything in court for you. We had a tenant stop paying and they won’t try to get reimbursement. Tenants won’t get their problems fixed and they will be calling you instead. I’m embarrassed I was tricked by them. Just find a real company that is actually local and will take care of your needs.

THEN they have the nerve to charge me THREE SEPARATE times for water that month knowing damn well it's their fault that water was flooding my basement

I would give 0 stars if it were an option. From day one, our experience with this owner, Terrance B. and the property managements were a disaster. The house was not painted, the toilets had urine stains, the bathtub was filthy, the sink had shavings, the walls were dirty and the basic maintenance and cleaning was not done.

The hired cleaning lady told us that she was instructed NOT to clean. The cleaning lady the property manager exchanged words over this, as she felt it was unjust. She offered to come back personally, on a discount to clean the house for me. The property manager had the audacity to tell my mother that we can just take our $3,000 and move out. Amazing. She said the owner refuses to have the place cleaned, the walls painted and to just leave the place in the condition that it was found if we choose to stay.

We chose to stay because of limited time to find another.

We ended up with Manage Baltimore. The property manager Kirill is absolutely unprofessional, incredibly rude and disrespectful and conducts shady business. Our washer and dryer went up in the summer of 2018. 2 technicians reported that it was a manufacturers defect. Terrance REFUSED to replace it, but he did not lower the rent. He legally broke his end of the contract until we moved out in March of 2019.

Kirill laughed in my face when I suggested that this is a small claims court issue, which one of the technicians encouraged me to do along with one of the staff of Manage Baltimore.

Terrance emailed me apologizing for how he conducted business and said that he didn't have the funds to replace the washer.

Upon move out, Kirill did a walk through with my mother and checked most of the place in good condition. What was my fault, I own.

Kirill, later, charged us for the washer saying the technician said I broke it. He is a fraud. I have messages from the technician to confirm otherwise. Kirill said that we are responsible for over $900 to paint the whole house. Huh? The house wasn't painted. I have messages from the first property management and pictures to prove otherwise. He is a fraud. Kirill is trying to keep all of the deposit and add thousands more. But his walk out said good condition. He indicated none of this.

When continuously asked for an itemized list of damages, supplies, estimates, names, titles and contact info of the contractors, Kirill refuses.

After providing our proof dismantling his fraud, as frauds do, he dismisses it and attempts to steal our money.

We look forward to hearing him and Terrance B. justify themselves before a judge.

URGENT PLEASE READ Before you decide to proceed with these people please read this. Summary: Negligent, ill-informed company that show potential renters sold properties that they do not know have been sold.

If I could I would give -30 stars simply because these people wasted my time and money. I have been in contact with this company since January 2024 telling them about a property I was very interested in. Stayed in communication with them until I could get some time off and see the property. I originally scheduled my viewing for April 6th, but had to reschedule for the 11th due to work. Because I rescheduled, I had to rebook my flight and that had me out of about $1,000. That is not their fault of course however what happened next definitely was. After I rebooked my flight, I look up the property on Zillow and see that it was put on the market for sale April 5th and was sold on April 8th. This is where the problem occurred. I contact homeworks asking them why they are still scheduling showings for a property that had been sold or at least why are they not communicating updates to potential renters. You can imagine my frustration finding out I spent $1,000 to see a property that was no longer available. They look into it and say it’s a glitch on Zillow and thank me for informing them. Why do you all not know what updates are being made on properties YOU are in charge of? Who is making these updates at your company and why am I, a random girl from Texas, having to inform you all of this. First red flag. I go on to contact the realtor who sold the property and he let me know the owner accepted an offer from a buyer at the end of May. I relay that information to homeworks and they tell me that information is not correct. Properties don’t just say under contract for no reason so that’s my second red flag. They go on to show me the property on the 11th (the homeworks represenative was 20 minutes late) and when we get there the realtor selling the property had a sign up showing the property was sold. But they still proceed to show me the property anyway!! And had the audacity to ask me to fill out a application for this SOLD property. I’m not going to say this company is a scam but they sure are an embarrassment to themselves. Negligent to the extreme. If you go with this company I would highly recommend ensuring the property you’re looking at with them has not already been sold. Do your...

I moved into my place in October 2023 because of and emergency with my old place and to move in was a ridiculous process with paperwork when I applied in August. I had a quick walk through of the house the person showing it didn’t know English and try to say call the company which was a fast walk through but when moving it the washer and dryer was completely broken the washer still had mold water inside didn’t know opened it and water was everywhere and stinks then the dryer keep stopping because it was a gas dry which I also didn’t know. Both toilet kept backing up the floors in the kitchen area are not in good condition whatsoever the upstairs bedrooms had window damage that’s dry rotted which in march with a bad storm became open with a hole the size of baby’s head the roof in the inside of one bedroom is about to collapse I just notice someone tried placing something to keep it in place the outlets around the house is always shutting off and one caused a small fire no heating in the house so the whole winter had to go without heat had to buy small heaters to keep warms along with the power going out roofing is coming off always a roof person knocking on the door to let me know. Now when I tell a June and Belle they was acting all nice like there helping but not I get email to send them the pictures and I do the get a response of were sending someone out and never hear back unless I asks what happen then I had to find the actual owner of the house the get a response she really doesn’t know the house and the people before….. first I’m here now. I found drug needles in the house and cigarettes ashes in the bedroom window. The gas meter is so old it was supposed to be replaced but the owner wants me to act like it’s my house and to make calls about everything to help her and the people tells me she do want to pay. I can read my lease and everything but something isn’t right also when I owner doesn’t get my 1,800 I pay to them she look and told me she do get all of that money she didn’t even know how much homework’s property was getting for the house. I wish I could post every picture here.and by me being late a month or two every month I am in time goes toward the month I was late so it looks like I’m always late now. No only charge me for the month I was late. I think imma have to go to court I don’t want to stay here anymore without this house...
