During the days before the move in there were some health issue that my roommate was going through. She was in the hospital and not healthy enough or competent enough at the time to make the decision to accept the lease. I asked that the apartment move in date be delayed for 30 days. This was my wish as the second on the lease and of her family. Even though the staff was very pleasant, they would not in any way help me and family to just do what they could to delay the signing of the lease from December 1st to January 1st. It would allowed her to make bettyer informed and healthy decisions. At the time we did not even know that she would be able to go back to work and be able to afford the rent. Event though her sister had a health proxy, the staff were uninterested in hear what she had to say. We probably will not know if things will work out well for several months.
The leasing agreement was agreed to by my roommate and the leasing agent without me ever being able to see the apartment. I had tried to view it multiple times but it was always unavailable because of renovations. It was actually very important for me to see the apartment before agreeing the lease agreement. I have a severe ambulatory handicap due to a spinal cord injury. I am paraplegic and wheelchair bound. If I had a chance to see the unit and the building before the agreement was made, I would have said no to the move. The building is not very accessibility friendly. so much so, that they have to post accessible route signs to help a mobility impaired individual to be able to access of the community amenities. There's only one way one entrance. That really doesn't bother me, except the couple of nights I was locked out of the building because the leasing staff had not provided an orientation to the building and accessible features. They do of course provide reasonable accommodations as long as you pay for all of the accommodations and paid to have everything restored when the lease is over. Sounds like to me they are not providing accommodations other than allowing me to pay for modifications that should have provided and the privilege to live there.
My final thoughts have to do with the renovation that was taking place that prevented me from ever being able to view my home for the next 14 months. The touted the reason for me not be able me to see the apartment was to give them time to do a "phenomenal" restoration. What I found when i did get in was that someone either cannot use a measuring tape tape or that he used pre-made cabinets without caring that the cabinets and the appliances did not fit together. I had to take the hardware off 3 of the cabinets and drawers to be able to open the dishwasher. The microwave door also does not open all the way because the cabinet opening is not wide enough
The last comment is that they apparently there is not a very robust final approval of renovated units or thorough pre-rental inspection of units before move in apartment 459 there were light switches and electrical plugs that did work, and the fireplace does not work. The apartment was filthy, plaint splatters are everywhere, plastic was left on the drier coils that were not easily visible and melted on the coils with the first use..
There was a general lack of follow-up inspections that allowed all of these errors and wasted rework to occur. I don't know if the company has a pre-rental checklist, but if it does it either was not used or needs to be updated.
Don't misinterpret me. I really admire the preservation of the historic architecture. It is a beautiful building and needs to be highlighted as a premier residence in Dallas. First impression make a difference. Placing the health and welfare of your residents and future residents should b a...
Read moreI feel like this complex is very polarizing, since everyone that I've met seems to either hate it or love it. In my opinion, it really depends on what you're looking for and what your priorities are. I can't say anything for other people, but in my experience it has been primarily positive. Main points and comments:
Location: definitely top 5 apartment locations in uptown. It's right in the center of uptown, and on the main street, walking distance to everything. Rent: Can be expensive, but given location it should be no surprise. To minimize cost, pick something with less square footage. Amenities: Pool isn't as big as it could be, but there are a lot of chairs and a gazebo type thing with a fireplace too (Crazy busy during summer). Business center with free coffee anytime. Club room with cable TV and a kitchen. Little shop downstairs. Basketball court and laundry room in 5th floor. Rooftop public patio. Gym with a good variety of equipment (no barbells, yes dumbbells). Parking: Underground. Spots tend to be small and hard to find. However, there is always a spot somewhere, since they WILL tow if someone parks that isn't supposed to be there. Alternatively, pay for a spot and never worry about it (50/month). Elevators: There are two sets of two elevators (4 total) and 1/2 elevators of the set has failed many times, but it is incredibly rare for both to fail at the same time (only once, in my experience). Noise: Primarily from the inner pool area, trophy room (bar), and neighbors passing by or throwing parties nearby. Solution: avoid facing inwards towards the pool and avoid facing outwards towards trophy room. And if you can, get an apartment in the corner so people passing by your apartment and noise from possible neighboring parties is minimized. Walls are thick and windows are well sealed and insulated, so it's never been an issue for me. Utilities: Pretty low overall, hasn't been over $100 once. I like to save energy, and September to right now (April) it's been about $40 for both water and electricity. Summer last year was about twice that for me ($80ish) but I live on the top floor so I get a lot of added heat. Either way, apartments are largely pretty well insulated. Maintenance: The staff is very responsive to maintenance concerns, but they do largely only do so reactively and not proactively. Solution: when you move in be INCREDIBLY thorough and make sure the initial move in sheet is completely filled with all possible issues so they take care of it while you're still moving in.
For me, the only con to this place is the price, and to be honest, I pay far less than all my friends that live in the same building and/or area. The noise hasn't bothered me and I love the location, the covered...
Read moreOk, so I have been waiting to write a review about this place because I moved in March and it is now June. So a post 4 month review.
I starting off with the reason I gave this place 3 stars
Parking: For starters, my significant other got their WHOLE TRUCK STOLEN from the parking garage. It was parked on the third floor and locked. There was no glass broken on the ground. It did not have anti theft technology but the front office was not corporative at all with getting the security footage. And get this, they only have security footage of the front entrances and not on each floor. The truck is completely gone and the front office would not let us see the security footage because they had to look through "all 72 hours of footage and it takes time". We never got the footage. Also, parking spots are very small, only meant for sedan cars. It is also hard to find parking late at night. After 10pm, it is almost impossible. Moral of the story: Make sure you have a newer car with anti theft technology and a tracker in it. Oh and car insurance lol. Have a small car and don't leave late, in your car.
Apartment Room: The apartment room is great, everything works fine and if there is a problem, maintenance is quick to come and fix it. We are a taller couple so the shower head is short but our room has a big bath tub! Sometimes our hallways reek of weed and the smell sometimes seeps into our apartment. We have wall plug ins to stop that. There are a lot of people with dogs here. If you are scared of dogs, this might no be the place for you because someone is always in the elevator with a dog. I love dogs, so it is no bother.
Amenities: The amenities are great! I use the gym all the time and I love the pool. There is a younger crowd that lives here and I have met many people. I would say the age range is early to late twenties based on the people I have met. The mailroom is okay too, I like how they have a private room for packages and lockers for amazon packages.
The area: The area is great! There is a lot of places to eat around here and a lot of younger people that hang out in these spots. I feel mostly safe for it being Dallas. Not many homeless people...
