My family was a part of this community for three years. We were the first tenants in our particular apartment when it first opened. We finally found a home but this was a great place to live. We had a lot of great memories and made some good friends here. The staff is really nice. Joy does a good job at communicating and coordinating upcoming events. Scott and Michael do an amazing job at keeping the property maintained. Our little one will definitely miss all of the interactions with the residents, animals, and staff! We rented a one bedroom, one bathroom apartment on the ground floor with an outdoor patio in building D and I believe it was one of the best units on the entire property. The unit feels very modern and I love the lighter color interior. I believe the walls are pretty good at keeping noise down. I only heard our upstairs neighbor moving furniture around at 6 P.M. every night. I never heard the residents to the side of the apartment in my three years there. The one thing that I did NOT like was the position of the toilet; If you open the front door to the apartment you face directly ahead to the toilet. If my wife opened the door and I was on the toilet I had to make sure the door was closed to the bathroom or else anyone outside in the common way could see. The kitchen is amazing; there is a LOT of cabinet space and the appliances are great. The bedroom is an ok size, we have a Queen size bed and it takes half the bedroom. The walk in closet is a good size. The river that rolls down behind it is relaxing. Building D is close to the exit, dumpsters, gym, pool, and mailroom. The gym is pretty small and basic but there is enough to get a workout. The pool is nice but the heating isn't always the best. Sometimes it feels like I'm swimming in Greenbrier river during winter. The grills at the pool are sweet. The mailroom is very convenient and the portal nexus is incredible. AT&T fiber internet is incredibly fast even with the lowest 300 mb package that they offered. The new doors on the dumpsters are kind of a pain but I understand it makes it harder for bears to break into. Parking got a little frustrating the last 6 months we lived here. There were quite a few cars with no parking tags or visitor passes that parked overnight in spots right next to the buildings. We loved living here but unfortunately with the yearly rent increases we were going to be priced out eventually so we had to make the transition to a more permanent location. (Started at a base of $1097 in 2021 which increased to $1225 base in 2023, which would've increased again to $1375 in 2024 if we renewed which is like a 25% increase in 3 years.) Cheers to all of the staff and our lovely neighbors and thanks for...
Read moreThis complex is under new propery management and IT HAS GONE DOWNHILL. It was the new shiny penny a few years ago but sadly the units are run down now. They try to flip them quickly to maximize profit without doing the proper remediation. The maintenance staff remains awesome. The residents are all like a family. The location is wonderful. Unfortunately the rent has gone up DRAMATICALLY in the last couple of years and Standards have diminished GREATLY. If there was a dirty resident before you, you will end up living in their filth. It's so sad. Not worth the money. The inside is not as pretty as...
Read moreExcellent location and newer. A great place to live if you work in Gatlinburg or want to enjoy Ober seasonally etc. you can cut through streets to avoid the busy traffic. Very nice staff. Really no issues here! Small apartments for 2br.
Advice: there is a lot of noise from the dumpsters if you face that way. Building C is furthest.
some floor plans have no window in the living room
a few units have patios but there are no balconies
direct tv sucks for tv.
decent gym but elite fitness is very close
