Newport has been expanding quite beautifully. The commute to NYC is fast,specially if you work in downtown. The location is beautiful,very convient and family oriented.We relocated from Manhattan in 2009 in the recession.And we stayed for almost four years. I enjoyed living there, the gym bar, restaurants with fantastic views etc.Back at the day. I would take a cab from UES Manhattan to Newport at wee hours and I would be at my apt 20 minutes the most. Fortunately we return to our apartment in Manhattan! But we were extremely dissapoited with the rental office . We were planing to keep a rental at that location, just for weekends and little break from Manhattan.The place is very peaceful quiet and again offer great amenities and has amazing views. My dissapoitment with the management was the lack of professionalism,inefficiencies and discrimination. Belive or not, we met a wonderful friend that rented his apartment to us, semi furnished for a period of 10 months.As a sublet we got great deal. In the end of the sublet we decide to take another apartment, this time was our own, going through the management.Well, well well.It wasn't what we expected. First of all, the rudness was appalling, not friendly, at first I ignored. But not for long, as I found outlandish paying more then once for an application, when you already reside in the bldg for longer then two years. Stupid excuses, as my partner social sec didn't exist? Saying that he was dead and didn't exist! What terrible thing to say. Zero professionalism. Then, they refused to accept the first application . And kept overcharging us a fee, for the second application. Implicating that our security deposit wouldn't be enough to cover the rental.We kept paying more security deposit,over a lease that wasn't under our own name? PAYING RENTAL DIRECTLY TO THEM omg. Outlandish or sure they had us as resident, as the previous tenant had broken the lease because, went back to his country and we took it's place. So bottom line, they took advantage of us overcharging us on security deposit and had an audacity to say to us.(The security deposit will be returned to the so say tenant).When the tenant himself had already received his security deposit us.Absurd.. To us it was unacceptable and away out of line! So we decide to pay them the final two months rental using the security deposit they had on hold .Our OWN Money. At that point, the security it was almost 4k.An enormous difference amout from $2,300.00 the old rental, we were disgusted. But as I have been in the business and knowing who owns practically all the real estate in Newport. I went straight to the source. Through someone very close to the owner.And spill the beans. Also had to hired an attorney as they didn't accepte our tenancy on the books, but collected every monthly check.For two years maybe longer. Crook and thugs worked there on the main office.I hope they all got fired! They were just taken advantage of overseas tenants, from right to left. I know the sublet ended. We are citizens and live in New York since the 90's a century. Bad news for them, because my partner family are also from NJ. And Im very aware of what they did.But they got zero from us. And tried to send an attorney after us? Unreal. We match our last check to $$$$ security they were holding. We paid the last two months.What a nerve. And we have the proof. We used OUR security deposit and got zero. I left them talking to the wall.And went straight to the point.Last thing I heard was they stop âď¸ accepting money đ° from sublets. If not I will go after them without mercy.Have our name clean.My attorney sent them a letter demanding to return all our security deposit and the last check given, if they wanted to get đ pay.But they didn't.So there.I really hope the old management have left , and they have hired new people .Newport is very beautiful .I recommend even buying an apt.    Read moreI have been living in the Riverside building since September, 2018. The location and the views are great. The doormen, doorladies, and the maintenance guy (his name is Pro) are super nice and doing a perfect job, I can't thank them enough for that! Sadly, the new management is terrible and must be replaced before they ruin the place.
Overall, the apartments are heavily overpriced for what you get and should be ok for you only if you don't need any maintenance, hot water and are ok to wake up at 6:45am when the never-ending construction starts. More details are below.
Over the last couple of years, they are doing extreme cost-cutting on both personnel and supplies (while almost doubling rent). As a result, MAINTENANCE is practically non existent. Repairs that used to take days now can take months, and instead of doing any work, they just quietly cancel your repair tickets. Contacting management leads to endless excuses about emergencies and ordering parts (that was not a problem just 3 years ago).
We had issues with HOT WATER for about a whole 2022. Hot water could be off at random times for a random amount of time, up to a whole day, without any communication from the management despite the residents' requests.
The main source of NOISE is the CONSTRUCTION on Pier 6 (google it, find the Facebook page with examples etc). In my almost 6 years living here, it has been on and off the whole time: you can get an occasional quiet month followed by two months of nearly everyday noise. Other residents told me it's been like that for decades and there is nothing we can do about it. Most noise happens between 6:45am and noon, so people shopping for apartments don't notice it later in the day. The noise gets over 70db and starts at 6:45 am on some days, even on some weekends. Batello restaurant hosts weddings every weekend that sometimes get noisy but end by midnight most of the time.
The PRICEs are on par with Manhattan and go up every year for the existing residents, sometimes above the market price. On top of that, almost every year they add extra FEES, such as amenities (we don't really have any), pet fees and garbage collection fees. They recently installed water meters, so expect extra bills for water. The one exception to the extreme cost-cutting is that they are building an outdoor pool that adds extra noise currently, will probably increase the fees by a lot, and will be closed for the majority of the year due to weather. It is also one pool for many buildings, so it will probably be way too crowded when it opens.
We have 3 ELEVATORS, but one is frequently out of order, and another used for maintenance, garbage collection or moving. That leaves us with only one elevator and makes us wait for a very long time frequently.

   Read moreI was a 14-month resident at the ellipse building. Letâs start with all of the good Newport has to offer. Itâs a beautiful neighborhood. The location and buildings really are something else and truly is the envy of the area. Itâs an ideal location for proximity to dining and nightlife. The doormen and maintenance staff are all amazing. They all know their residents by name and apartment. Always in a good mood, welcoming and go above and beyond to make sure residents are happy.
As for why Iâd give 3 stars (which is generous), it is purely based on how AWFUL my experiences with management was across the board. I really want to emphasize how much of a joke Newport management is to me. Hereâs some context. At the beginning of our leasing process, it was impossible to get someone to call you back. I wanted a city facing two br unit and called to lock it in as soon as one was available. We were told at least a half dozen times that a 3rd party call center was there to answer calls and would âleave a messageâ to a leasing agent. Several days later, our agent was God awful. She would never hop on a call upon request, and would answer emails in the middle of the night extending the process unnecessarily. I literally couldnât even beg her to take my money. I get the location allows the buildings literally sell themselves, but itâs remarkable how much someone doesnât care about getting another 5k/mo lease locked in with zero effort required outside of sending paperwork. After signing the lease over a week later (couldâve been 24 hours if we werenât trying to track down our mystery agent) there was no sort of follow up for our move in. Managementâs customer service for one of the most luxurious buildings in jersey city was god awful.
Fast forward to when the beach property opened up. With our lease coming to an end and showings had begun, I was thinking about upgrading to a 3br unit. Walked into the building and I was told to make an appointment online.Totally fine. I make the appointment for the next day, nobody responds. When I finally get a response after my requested date, the agent asked via email if I was a current Newport resident, or a new one. As soon as I said current resident, I never heard back. I called his cell phone the next day and he rudely responded âWhoâs this? Oh Iâm on a tour. You can try to call me back later.â At that moment I decided to not give Newport another cent after our lease was up. I am now building a home at the shore thanks to that rude interaction with that agent.
Totally unprofessional, rude and zero care for customer service. I really hope they get it together in the future because if someone asks how I liked living in Newport, my stance...
