** Avoid renting here AT ALL COSTS ** My apartment flooded (at least) five times. Twice from the kitchen sink, 3+ times from the bathroom sink, and, most severely, from the washing machine. The kitchen sink flooded because the pipes underneath the sink were not actually connected. The first time I contacted maintenance, they repositioned the pipes so that they were vertically aligned, but still failed to connect the pipes. After a few weeks, the pipes again came out of alignment and again flooded my kitchen. The bathroom sink flooded, repeatedly. Somebody else's shower water would backwash, coming up through the bathroom sink's drain. The severity of the flooding varied depending on the length of the other person's shower. The sink cabinet was filled with water - all of my wife's makeup was destroyed, along with a hair dryer, etc. Not to gross anybody out - but I can still remember the smell of the shampoo and dirty water that lingered for days. The most severe flood came when the washing machine backed up and overflowed. The entire apartment was under several inches of water and flooded into the hallway. Despite this, Pegasus did not provide any assistance with drying for several days - I think it was a full week. The day after the flood, I went to the leasing office and asked for fans - I even offered to go rent fans myself and let them reimburse me for the cost of the rental. They refused. When they finally did do some work in the apartment, they ripped out all of the baseboards, and did not replace them EVER. Our walls were ripped up for a full six months - HALF OF THE LEASE TERM. They also told us that the carpet was professionally cleaned, but when I inspected the carpet it was still visibly very dirty. Our apartment smelled like dirty carpet, our dog was starting to get sick, and we eventually had to leave. Despite all of this, Pegasus continued to insist that the carpet was clean and that everything was fine. They refused to even partially reduce or refund rent. When the lease was almost up, I drove from Phoenix to Los Angeles for the sole purpose of doing the walk through so that we could avoid any confusion and get our full security deposit back. I was told that we would get the full deposit back because the apartment required so much work anyway. A few weeks later, I received a statement that said that I was being charged hundreds of dollars because I had allegedly painted a wall from white to eggshell white. This is absurdly dumb (I would not paint a white wall a slightly different white), illegal (landlords are obligated to give notice to the tenant of damages and give tenant an opportunity to repair before moving out), and rude (I wasted my time driving twelve hours round trip to avoid exactly this). One of my friends also lived in the building. Her apartment also completely flooded. She was unlucky enough to be away for the week when in flooded, and her belongings soaked for a full week. That friend was also charged a bogus painting fee at moveout. Pegasus will lie to you, repeatedly, to get what they want. I would communicate something to the leasing office, and they would turn around and call my wife, without telling her that they had spoken to me, to try to get her to say something that would contradict what I had said. Despite the tone of this review, I'm a pretty easygoing person, but playing spouses against each other to avoid having to do a simple repair is peak scumbag behavior. Do yourself a favor and live somewhere else. I am more than happy to provide anybody who is a prospective tenant with pictures, videos, and emails to document everything I have said above. Living at Pegasus is overall a pretty good experience. I think given all the places in Downtown Los Angeles Pegasus ranks higher. Moving in and Moving out is pretty easy, they have a very large freight elevator that makes it much easier than a lot of buildings. The rooftop pool is definitely a huge bonus to living here. Not many places in Downtown Los Angeles have rooftop pools and views are great. There is also a BBQ area, restrooms, tv lounge area and gym on the roof. Neighbors on the floor I lived on at least are really nice and very respectful. I've heard that isn't the case for all the floors, I guess it's just lucky. I would say there is a healthy mix of people that live there, some in their 40's-50's and others 20's -30's. They don't have a ton of mixers to meet neighbors but the ones they do have I always met a lot of people. The cons are the elevators, but you'll find that with a lot of places, I swear a lot of buildings have elevator issues. But when there is only one elevator working you can wait up to 15 minutes until it comes to your floor or the lobby. The best part about Pegasus is the concierge. Amal was fantastic, always professional, remembers all the residents, and really helpful. I know some people struggled with Management, I personally never did, but I suppose it probably depends on your problem.

Fast forward two decades and I’ve lived here for two years and I still retain the wonder and joy I had when I first moved in. My apartment has an incredible view! My guests are always impressed when I show them what I wake up to. The staff here are extremely kind and attentive. They know me by name and we exchange tidbits of conversation as I come and go. I want to especially acknowledge Mike on the service team for coming to my rescue the other day. I dropped my ring in the sink, a family heirloom, and he was able to fish it out. The way the staff goes over and above just highlights my experience here and why I expect to live here for many years to come.

I've been a resident of Pegasus since March 2024 and in less than 2 months... I LOVE it for so many reasons. For starters, the location is walking distance from everything. I rarely drive because dining, entertainment, sporting events, doctors appointments and Targé (Target) are within blocks from the property. Our amenities are top tier with a rooftop pool, gym, entertainment area, private room and gourmet meals at your fingertips. The Cleaning crew is making sure carpets, floors, trash and recycling stays done 24/7. Maintenance-they are like people who went to college to master what to do in every situation and if they don't know, they will find an External Vendor to solve it! Kaboom! Lastly, we have 24/7 concierge. No more going downstairs to get your food or meet your guests, call them and say "beam me up Scottie" and its done. And if you aren't impressed after all this, let me run down the staff by name and what they do:

Alanna-this is my "Go To Girl" for any and everything. If there's an issue, she is immediately solution-driven and will escalate to all the appropriate parties and I don't even need to follow-up. If she says she'll get back to you by EOD... she really means within the hour. She goes above and beyond to ensure your needs are met, problems resolved expeditiously and that you are happy with the resolve opposed to just satisfied. If someone gives me a hard time unnecessarily, I'm calling Alanna and when she says "I got it," that's what she means and it's handled. If I could give her a nickname it would be Quiet Storm. She's a gentle leader. A quality rarely acquired but keenly desired.

Ashley- she listens to understand your needs beyond was you say instead of listening to respond. She will use the "show versus tell" model of learning to assist you in navigating the apps and the Pegasus way of doing things. Ashley is also a Boss Chick and will thoroughly look into things to get the job done right the first time. Ashley also holds people accountable when they fall short which I appreciate. She knows Pegasus inside and out. She is the go-to person and can act on behalf of the GM when he's not present. I also remembered her from another property years ago and she stood out to me then as someone knowledgeable who's a necessary asset to the team!

Mike and Josh from The Service Team are efficient, professional, knowledgeable and responsive. They also educate you in the process of evaluating or fixing something. They also keep their word. If they say they are on their way up to fix something, they really come that day. Mike went above and beyond to fix the water issue so ya girl didn't have to take lukewarm showers anymore! WINNING!

Leo-Thee General Manager Extraordinaire (say it with a French accent because it sounds better) I like his style. While he is the Boss, he leads in the background empowering the staff to make decisions and communicate with him as needed for support. He is fair and impartial which I can always appreciate. I also appreciate that I asked him to do a walk-thru of my unit with me before I was fully moved in and he stopped what he was doing to come with someone from the maintenance team. Leo was able to get the team to do some paint touch-ups that were missed and cleaning within 3 days. This is what I like. Make things happen. Leo is a Boss who makes moves in silence.

Last but certainly not least, Taurell. He was the first member of the staff that I communicated with as I wavered between 2 different units on 2 different floors that were different models. A sista was torn! It was like Pringles vs Doritos when you are starving! He exuded patience while I took my time deciding which unit and price point I ultimately wanted. He wasn't "salesy" trying to rush me into a decision. He allowed me the 1-2 weeks to come back and look again and do my own process of elimination. He facilitated thee entire set-up process and was available to answer questions from beginning to end. I appreciated him giving me a warm introduction. Did I also mention that the property is quiet?...

My honest and in-depth review of the Pegasus

the Pros • Rooftop pool/gym/hangout/BBQ area was one of the best features of Pegasus. • All the concierge and leasing agents were extremely helpful throughout our stay anytime we needed help (big ups to Amal, Avery, & Alex. I apologize for missing some other names!) • Can’t forget the maintenance guys either, they were always quick and extremely helpful! • The apartments are small (that’s just DTLA) but they are nice and set up well (minus the all-in-one washer/Dryer). The AC worked great for somebody that likes to keep it cold in their apartment. • Mixer events! I have never stayed anywhere that did this, but these were great, and we did make a few friends that have moved on from the Pegasus that we are still in touch with. Anybody that is not from LA knows how hard it is to make friends and having them in the same apartment as you make it easier to hang out! • These guys are pet friendly and extremely welcoming of them. I have found this to not to be common in places that even claim to be pet friendly. • Freight elevator is a godsend for moving in/out. This is not common but an amazing feature of this place.

The Cons • To start, I had scheduled an apartment walk and show up to see we are double booked (oldest trick in the book to put the sales pressure on). Well it worked because we were blinded by that glorious rooftop pool. We jumped into our apartment before taking a minute to consider other factors. (see below) • I will accept partial responsibility for this, but we were never clued in that the apartment we were moving into would have the new metro construction going on around the clock for the next year or so. would have been nice to get a heads up to potentially consider another area of the building. • The lighting in these apartments is pathetic even by California apartment standards. 2 terribly dim lights in the kitchen and dining room using some goofy bulb that can’t be swapped out with something better. Normally I wouldn’t write this item down but for an apartment that costs 2500+ dollars for a 1 bedroom I felt it belonged here. • The all-in-one washers and dryers got to go. They cannot keep up with people that go to work/gym/outs demand. 1 load can take up to 3 hours from beginning to end and your clothes will still wind up wrinkled. They have on site laundry, but this rant is long enough without diving into that mess. Again, probably not worthy of putting on a con list but I will refer you to my last statement regarding apartment cost. • Our neighbors F@*!&#g sucked. This isn’t necessarily the Pegasus’ fault but after a 9+ months of off and on battle over banging a subwoofer loud enough so you cant even carry a conversation in your apartment without hearing (thun,thun,thun) rattle through your head, I can’t help but wish they would have done more with them. (I may be asking a bit much here, but it was the #1 reason we decided to leave).

I am still in the process of dealing with this item, but the deposit charges process has been a mess so-far. A week after my departure I was hit with nearly 900$ in “damages”. I am fully aware that I am not perfect and that there would be deductions, but this has felt excessive. The biggest mistake being that I requested an initial inspection to fix potential “damages”. The inspection was performed but I never received a follow up on these items. This has left me blindsided. I will update this review depending on the outcome. Take pictures, save your emails, and make copies of all paperwork you submit and receive. I am usually on these items but moving is stressful and when you have one day to move out and into a new spot its easy to miss those last critical steps. DO NOT wind up in the same position as me!

Overall, we liked our stay at the Pegasus Apartments. It’s unfortunate that our neighbors and this deposit dispute have left a sour taste in our mouth, but we did enjoy our time here before that started up. We liked living in downtown and would consider living there again in the future with a...

I just recently moved out of Pegasus after 3 years here. First year I lived in a studio apartment for less than the full year as I had loud neighbors who would fight and play music all day and night. If your neighbor has a bass speaker, it will vibrate your whole apartment especially a studio apartment. I addressed it with management and they talked to the neighbors, they’d stop and then start a few days later because people have free will and will do as they please.

This affected my sleep schedule so my only solution was to move. I relocated to a one bedroom at Pegasus one floor up. I had to pay a large transfer fee ($1000k) when doing this. I also had to pay for repainting fees ($100) although I never hung a single thing on the walls of that studio and was there for less than the full lease year. After the second year, my rent increased $200 on the one bed. I did not stick around for a 4th year amongst these reasons.

With the street facing apt comes lots of noise. Sirens, fights, police, car racing etc. but Pegasus is located in a safer part of dtla, financial district, unlike fashion district, skid row, arts district etc.

Roaches. At the studio I only had one German cockroach come out of the kitchen sink. When I moved into the one bed, I killed 1-2 German roaches a month while picking up dead ones. Driving myself crazy cleaning, having service team recaulk. The building is large and old, there’s giant American roaches in the parking garage in the basement too. Orkin does come to service every Tuesday to upkeep.

Elevators. For a large building with 13 floors and ~30 apartments on each floor, only 1-2 elevators work. They have been working on adding more working elevators but it’s a longterm project. Creepy men in the elevators as well if you are female. Food delivery drivers are not allowed up on the elevator (safety protocol) so expect to take multiple trips on the elevator to claim your food from the lobby. And if you’re a girl wear a hoodie or come in contact with creepy men on the elevator trips.

There’s a laundry room on 3rd floor that I used frequently since the 2 and 1 washer dryer in my apartment took, not an exaggeration, 4 hours for a micro load of clothes since it’s 2 in 1, hot steam dried. Thankful for that laundry room on 3rd floor but again this includes more elevator trips carrying a heavy laundry basket. Not a great experience. Sometimes people will leave their wet clothes in the washer all day so there will be no available washers to use. Washer and dryers break down and the washing machines are serviced by a company outside of Pegasus so this can take a few days to fix as they have to send someone over.

Mailroom is safe and secure, the concierge do a good job of accounting for packages and locking them up, never had an issue like I’ve read on other apartment sites.

Parking. When I first moved here there was not enough spaces for everyone so I used an app called Spot Hero to find a nearby garage. Parking is compact as it’s downtown, they’re trying to fit as many cars as they can within the structure. I ended up scraping my car on the poles in the basement so be cautious if you have a larger vehicle. Leaky pipes drip goo on your car in the basement as well, these are harder to fix as the high ceilings and amount of pipes.

Cleaning. I moved here 3 years ago during covid and after 3 years the cleaning has greatly gone down. The elevators used to be mopped every morning and night. No longer. Everyone here has a dog too so there’s usually dog urine in the elevator. That will get cleaned eventually but the floor is just always gross. There’s trash left in front of the door of the trash chute and lately people move out and leave their belongings behind in the hallways. The carpets in the hallways are old and smell too.

The pool was nice and a main reason why I stayed, all the amenities on the roof are the best part of this place. But sometimes people bring their dogs up there to go to the bathroom, don’t pick up after them or let the pee linger and it ruins...
