Some of the five-star reviews seem to come from people whoāve only toured the building, not actually lived in it. This review reflects the experience of someone who spent a few years here and saw how things really operate over time.
When we first moved in, everything felt great. The management team was kind, helpful, and genuinely seemed to care about the residents. Unfortunately, once the building was sold and new management took over, things quickly went downhill.
The new leasing office is focused on squeezing every possible fee out of residents. If you leave trash outside because it doesnāt fit down the chute, theyāll fine you. Thereās a strict limit on visitors, only one guest per resident at a time in the common areas. Theyāll even try to charge you if a visiting guestās pet stays overnight. If you drop your weights at the gym, theyāll threaten to fine you for that too, even though the walls are thin and gym noise is common in nearby units. My advice: avoid renting any unit near the gym, whether itās above, below, or next to it.
Although the building is marketed as high-end, the appliances and finishes donāt hold up. Many are cheap and start to chip or break with regular use. I put in several requests to fix damaged finishes; the last one was completely ignored.
Despite paying for monthly pest control, silverfish and other bugs were a regular issue.
Safety was also a concern. Shortly after moving in, I saw a tenant run out of their unit yelling for help. Police responded twice that weekend. The tenant was removed, but it was unsettling. There was also a case where a dog attacked and killed a smaller dog, and management said there was nothing they could do about it.
Although short-term rentals arenāt officially allowed, several residents seem to run Airbnbs. Because of that, unfamiliar faces are common in the building.
At one point, a man pretending to be a personal trainer was using the gym to approach tenants. He claimed to live in the East building but had simply learned the code. It turned out he was homeless and had been sleeping in different parts of the property.
Most residents were respectful, you could usually leave something in a common area and it wouldnāt be touched, but a few of my things did go missing, including a mug and my laptop charger.
Parking was also frustrating. The gate often malfunctioned, causing delays. Depending on your unit, your parking may be in a different building, and since thereās no assigned parking, itās first come, first served. During peak times, finding a spot could take a while.
Even with a no-smoking policy, the smell of weed was often present in hallways and elevators.
Lately, management has put a lot of effort into community events, but most are poorly attended. Iād much rather see that money go toward building improvements or reduced fees than events no one really participates in.
The location is convenient, but even on higher floors, outside noise was still noticeable.
One of the kindest front desk employees was let go after a single complaint about being on her phone, which felt unfair considering most of the front desk staff use their phones often.
The custodial team was the one consistently positive part of living here. The man and woman who clean the building are friendly, hardworking, and always made residents feel welcome.
This building started out with promise, but by the time I moved out, it had become a frustrating and disappointing place to live. I wouldnāt...
Ā Ā Ā Read moreAfter touring various Wynwood properties, I felt confident and impressed enough with 29Wyn that I signed a lease without seeing it in person. The leasing staff, especially Sofia, was friendly, helping me to feel comfortable in signing my lease sight-unseen (I moved from Texas, so in-person tours were difficult to schedule). Move-in, managed by Alex, was smooth, uneventful, and about as easy as it could be. My favorite part of the apartment are the floor-to-ceiling windows in the master bedroom, and despite an external cosmetic issue with one window, Gina and her team quickly fixed it within a few weeks, surprising me as I expected a much lengthier process. Overall, my experience at 29Wyn has been fantastic, and I highly recommend it in for those moving to Wynwood.
Follow-up Review (May 2024): It's difficult to find an authentic, friendly, and helpful concierge team in an apartment community, especially in a new building, but the team from 5th Avenue (Dedra and Mansur) at 29Wyn truly stands out. Just yesterday, as I came through the front door with my arms full of bags, the concierge immediately offered assistance by going out of their way to locate a cart I could use. Although I initially declined, thinking I could manage, they made it so easy to accept help that I didn't have to struggle with the bags. They are consistently helpful, friendly, and professional. Kudos to the 5th Avenue team for finding such kind individuals to fill this important role.
Follow-up Review (November, 2024): I recently relocated for work, which meant leaving 29Wyn and Miami. The move-out process was seamless, thanks to the support from Thomas in the front office and Gina, who was always helpful with the transition timeline and any questions I had. The entire experience, including the final maintenance walk-through, exceeded my expectations.
My last few months at 29Wyn were very memorable. The Apartment Life team, led by Joan and Gio, organized numerous community events such as movie and yoga nights, a pool party, and a fun Halloween gathering. They've really engaged the community and created many lasting friendships among neighbors. Their efforts to foster a sense of community in such a short amount of time were remarkable. I only wish I could return for the upcoming...
Ā Ā Ā Read moreUnlike many of the reviews here, I actually lived in this building for a whole year. I didnt just tour it.
Location: 4.8/5 wynwood is a huge neighborhood and there're so many bars and restaurants around. You're also on the edge to Midtown and it takes 10 mins to walk there and tons of stuff there too. After Coconut Grove, this is the best location in Miami. It's much better than Brickell in just about every aspect. Safety is fine during the day and even at night. However, I would avoid walking around past 2:30AM but that could be said about all of Miami or most of America to be honest.
Staff: 5/5 this is where this building really shines. The people that work here are ON TOP of their game. I've lived in many buildings around the country and this is my first building where the staff (maintenance, cleaning, leasing) were next level professional and effective. Maintenance requests, questions to leasing office, and building cleaning are highly above average.
Apartment units: 4/5 they're nice but that's also expected bc the building isnt cheap. The flooring is alright. They couldve gone with higher quality flooring. Some of the showers had an issue where it'd be easy to puddle up a bit after taking a shower. Not a huge deal but you are a spotless bathroom freak, you'd have to mop up after every shower... or just wait until water evaporates. They were working on repairing this by the time I left. It could be fixed by now.
Amenities: 4.5/5 really clean and nice. The rooftop pool is sweet because it has a great view and gets tons of sun light as there arent any buildings blocking the sun. Friends that I took up there were always impressed. The coworking space is fantastic and large. It's very well designed for those who are working from home. I think a phone booth for quiet calls would be icing on the cake and maybe a prepaid printer. For the price level, it's missing a sauna or group building activities to make it shine over...
