AVOID AT ALL COSTS!!!!!!!!!! Moving to The Delaneaux was the worst decision I’ve ever made when it comes to housing. I relocated across state lines under the assumption that I was moving into a ready, livable apartment. What I walked into was a unit with water damage, possible mold, and structural issues—all of which were never properly disclosed before I signed the lease. Thankfully, it rained so I could also note that it has water intrusion because the kitchen was almost flooded when I returned home from getting dinner my first night in the apartment. They told me the door “needed repairs”—but didn’t disclose that the entire balcony door was compromised, letting in water during rainstorms. This is New Orleans during hurricane season—how is a flooding kitchen not considered a serious safety hazard? Even worse, they refused to let me see the unit by video before I moved in, citing that it “wasn’t ready.” Of course it wasn’t—because it was completely uninhabitable. I was never informed that staying in the model unit was an option until AFTER I had moved everything into my car, alone, to escape the mess they leased me. And another one of their solutions? Soaker pads. They handed me soaker pads to manage the water coming in. That is not a repair. That is not acceptable. That is pure negligence. I was given the option for myself and my belongings to stay there for a whole month until another unit became available -- which there's no guarantee would have been any better. There's also issues with other units having the same problem which is why I learned my unit had not been fixed before I moved in because clearly I wasn't high enough on the list of severity for them. There's a "list" of other units with balcony door issues, and even one unit (currently on the website available to lease btw) that has termites. On top of all that, I was charged for rent for a unit I couldn’t safely live in. I did not even want to move until July so this seems to be a money grab to meet their bottom line. Their staff deflected blame by saying I knew it "needed repair," but I thought all of this would have been fixed BEFORE I moved in. Their communication was misleading at best and deceptive at worst. The Delaneaux may look nice online and on the tour, but don’t be fooled. They knowingly rented out a hazardous, unrepaired unit, and offered zero transparency or meaningful accountability. If you're considering moving here—run. This place will cost you time, money, mental health, and safety. I’m leaving and never looking back. You should think twice before signing anything with them.

I wouldn’t recommend living here. I used to love it here, but over the past few months it has been an endless episodes of headaches. Sorry for the long message, but I would like the heads up.

I reached out to management regarding mold in the apartment. It took them 4 months to send someone to do the bare minimum (spray some liquid over it). I had to personally buy my own items to control the mold myself. The pool noise is unacceptable. I understand residents want to be loud/host their own events, etc. However, there’s days where it’s a total frat/rave party outside. The walls are thin so if you live close to the pool, the noise is so loud that the walls vibrate. I would say about 90% of the people do not even live here. My multiple complaints have been totally ignored by both management and the courtesy officer. I have tried reaching out to the courtesy officer multiple times as well about the noise and 3/4 times I was ignored without even a call back. The one time I reached out, he pretty much said he couldn’t do anything about it. He pretty much said this is expected on a Saturday. I wish I was exaggerating about the noise, but it’s safe to say if the walls vibrate than the noise is out of hand. I have lived here for over a month and it’s progressively getting worse. The crowds have every disregard in the world. I don’t blame them since they don’t even live here. These guest smoke and have their dogs in the pool. The parties thrown are unacceptable and huge. The pools are overcrowded by one single resident’s guests. This means the paying residents who actually live here cannot even enjoy the the pool nor other amenities. My fob did not work and I tried reaching out to the office on a Saturday without any success. This means I had no way to enter or leave my apartment all weekend since I had no working fob to enter the building. The office failed to even acknowledge my request. I considered this an emergency. In the case of an emergency or if I had to go to work, I would definitely be in a pickle. I guess, I would be stuck outside and I wouldn’t even be able to go to my own home. Rents are high for the amount of space. The mail room where packages are delivered is a hot mess. In several occasions, my packages were stolen. I reached out to management without any resolution. I stopped buying online. You’ll have kids knock on the door and run. It’s such a shame, this place is out of control. I wish things were different but it seems management is unwillingly to change things around. They will attract the wrong crowds. It’s seems like the actual paying residents are not a priority. These crazy rave parties will continue at the expense of the actual paying residents who live here and who are interested in keeping this...

I’ve lived at the Delaneaux property in New Orleans for over a year now .Initially I signed on with the previous management company and have been here through the takeover of the new management company. So this review is about the NEW management.

Since the takeover, the overall service and experience has been plummeting. Aside from the location I can’t think of another positive.

⁃There are no employees who work over the weekend or holidays. This has led to many issues. The trash room is a complete disaster - while the employee who cleans the room is a hard worker, there is no staff over the weekend to keep up with trash collections. ⁃2 of the 4 treadmills are consistently broken in the gym and there are rarely wipes present to clear off the machines (the dust is atrocious on the treadmills that work) ⁃ The coffee machine in the lobby is a great touch, the problem is it rarely works ⁃ The side door was broken for 8 months and would not close. ⁃ The stairwells are covered in dust and the last one I was in had a bunch of spider webs ⁃ The gate leaving the garage is frequently broken which means either both gates are left open (not very secure) or worse yet, it’s closed halfway to where you can’t exit out of it and have to go open the entrance gate to use instead ⁃ I’ve heard of 4 separate occasions residents have gotten stuck in the elevators. ⁃ There have been multiple reports of mold in the building already and you can see that walking the halls. ⁃ The office is not open weekends, not a big deal other than I can’t get my packages delivered on Saturday or Sunday now which causes extreme inconvenience. Trash is not cleaned over the weekend, any maintenance issues that occur over the weekend are not handled til a weekday. ⁃ The previous company hosted resident gatherings fairly frequently prior to the takeover and that hasn’t happened since ⁃ Employees are rude and inconsiderate (outside of the maintenance guys, they’re great!). ⁃ Trash cans by the pools will be overflowing by the end of the weekend ⁃ Propane at the grills outside is frequently out

All in all it’s very evident that there is nobody here that cares at all about the experience of the paying customers.

I say all this again because the location is great and this was once a wonderful place to live and has since gone down hill. We pay way to high of a price for basic issues to not be addressed. This property gets one star only because the...
