If you are any type of professional that has a full time job, do yourself a favor and don’t even bother with considering this place.
I have lived here for two years and I was tricked into paying luxury building prices for what is essentially a dorm.
I don’t know who vets the applications here, but if you want to be surrounded by drunk college students who do nothing but violate the noise policy every...single...night, then this is the perfect place for you!
Here’s what I’ve experienced while living here: The college students constantly have at least 7-10 guests on the rooftop with them, taking up all available seating. It’s sad when residents can’t even enjoy the rooftop they pay for, but these college kids who don’t pay a dime to be here can.
My college neighbors start playing their music between the hours of 12am - 4am every night, regardless if it’s a weekend or weekday. Every night, I call management and every night, management calls my neighbors to turn off their music. You would think after a month straight of this, either my neighbors would learn, or management would be a little more heavy handed with them. Nope. I have to be woken up by their obnoxious music, reach for my phone, and call. Every single time.
Despite there being multiple options for you to throw away recycling or trash on the roof, I have seen college kids opt to throw things off the rooftop instead. Mind you, the rooftop is at least 36 floors up and below is a sidewalk that has a ton of foot traffic. One girl dumped a huge cooler of ice water off the roof and got really mad when security called her out. I believe her exact response was “IT’S JUST WATER!”.
My neighbors decided 1am on a Wednesday was the PERFECT time to start drilling on the wall that connects their apartment to my bedroom. That was fun.
I don’t mind when you throw parties, everyone does. But the college students have their parties spill into the hallways. No idea why, maybe it reminds them of the dorm??!! One of my adult neighbors stepped into the hallway recently to yell at them to take the party outside or get the hell inside the apartment.
Honestly, if it weren’t for the tenants, I would try and stay in this building forever. The front desk people are some of the best you’ll ever meet, the location is fantastic, the amenities are great, and the apartment is a really good size.
Unfortunately, it is overrun with college kids and that just doesn’t match my lifestyle anymore. Also, sleep. Don’t risk being placed in an apartment next to college students. It’s not worth the...
Read moreI typically avoid online reviews but felt like this one was necessary to be written. I lived in this building for 11 months and couldn’t stand it another day in this frat house. I will say not everything about this building is terrible. The doormen and maintenance folks are awesome. Everyone you interact with day-to-day is generally very friendly and helpful. That’s about it however.
This building is filled with a bunch of brats. The median age of a resident is probably 20. I am 33 and quickly felt old. These entitled children constantly litter the halls and generally lack manners. Washers and dryers are constantly filled because these kids leave their laundry all day. We were situated directly next to Pace University students that probably could not legally drink, yet partied multiple days a week throughout the night. As you could imagine the walls are paper-thin and the ventilation systems are directly connected with your neighbors. Meaning when they yell, it’s audible. When they smoke, it’s potent.
The building’s best feature is its lack of response with noise complaints. The front desk will call the unit and if the call is ignored, that’s it!! Multiple times when I’ve called back a second time to complain again, the response was “no one picked up”. This might be difficult to comprehend, but when 18-year olds are partying do you think they’re going to answer their apartment phone?!?! If you call and complain a second time they might go knock on their door, but as soon as security leaves, the noise will come back. I was told from Rockrose my only recourse in this situation is for us to call the cops. I don’t know, maybe just enforce quiet hours and don't rent to college kids? I’m not particularly fond of putting the cops on speed dial because our unit is situated next to three college kids stuffed in a one-bedroom apartment as Rockrose pads their wallets with anyone that will pay them. Next life when I want to start a band, 200 Water St. is where I’ll be applying.
After three months of calls to the front desk, interactions with management, and multiple formal noise complaints, NOTHING changed. Point taken that Rockrose only cares about money and not their tenants’ wellbeing. The icing on the cake is when we tried to break our lease, they would not make an exception with the lease break fee so our only fee free option was to find a transfer.
TLDR – avoid Rockrose unless you are 20 and want to party all...
Read moreI've lived at 200 Water Street for 13 years. The entire staff is one of the main reasons I've stayed so long. I haven't had many issues over the years, but when they do inevitably pop up, they're taken care of. The response time to maintenance requests is nearly immediate. Adrian, the resident manager, is on top of anything else that I might have questions or concerns about. The doormen are incredible. The amount of work that everyone did to keep the building clean and secure during Hurricane Sandy is something I'll never forget (I've lived here a long time).
The gym is perfect for a building this size. It's never too packed and has enough equipment for everything I need. The roof deck is gorgeous and has one of the best views of Manhattan. The lounge is a quiet place to get work done. The laundry room is big enough that I never have to wait for a machine.
