Apartment Review in Downtown Salt Lake City

We've lived here for just over 2 years now. We typically move every time a lease ends, just to change up the scenery, and typically most apartments haven't been worth staying in. The Charles is the first building in downtown SLC that we felt offered more. At least for a little while That said, here are the big pros/cons imo: Location- for better or worse, depending on the day: being in the mix next to the Delta Center and the shared courtyard with Le Meridien/Element/STK has its charm and feels like we're in a much larger city every time we step out our front door. You end up with a lot of nonsense among the high energy. Sharing a garage with one entrance/exit with all of those locations is a nightmare. Garbage everywhere, damage to our vehicles, regular break ins, and no accountability or recourse for a lack of security/cleaning crew. Plan on getting stuck behind someone for 15-20 minutes every other morning because someone doesn’t want to pay for their $2/hr parking fee. If you work within a 20 minute commute, you’re better off renting a scooter. Especially if there’s a game/concert/convention in town The building itself is fine. It used to be maintained on a regular basis in the first year of being open, but has made a serious decline. Stained carpets and dinged up walls in the hallways. Garbage cans in the common areas overflowing with trash daily, despite being promised an increase in cleaning crews from 3 days per week to 5 (insane that this is essentially a hotel with only 3-5 days worth of cleaning). Cardboard and food containers piled up in the trash chute closets. Broken glass, beer cans, cigarettes/joints all over the pool and hot tub. And dog poop in every square inch of grass outside (that's a tenant problem I guess, but a reflection of who your neighbors will be) The unit itself has been nice! Thoughtful amounts of storage and closet space. The exposed concrete walls and ceilings are a cool aesthetic, and help to drown out noise from your neighbors. We were the first people to move into our unit, which meant we had tons of dust and mess left behind from construction. For nearly $4k per month, I'd expect the place to be spotless on turnover. We also have lived through the building's opening pains. All the corners cut during construction have resulted in several nasty leaks that have resulted in puddles, warped baseboards and mold. Again, not the kind of thing that should happen in a unit this expensive. The biggest problem of all, the Airbnb units. There are a TON of undisclosed corporate units that are reserved exclusively for Airbnb. Last I checked, I counted over 15 units listed in our building. Some aren't authorized and we've noticed management start to post notices on the doors. But essentially, the building is a full time hotel with a very part time cleaning crew and a maintenance team that shouldn't have to keep up with the demand that comes with the constant coming and going of the kind of people that rent an Airbnb with a rooftop pool next to an arena (it's a staycation party den) We don't know who lives here, who is staying here, who wandered in drunkenly off the street after drinks at STK. packages have been stolen. People have wandered into our apartments night when our door isn't locked. And the place is just constantly trashed. I've talked with a handful of my neighbors and we all agree. The only thing killing this property is the Airbnb units. It's the main catalyst for us moving on now that we're up for renewal again. Management have denied all requests to disclose how many Airbnb units remain, how they intend to solve the security issues, or how they can justify an increase in rent when they don’t provide what our old rate was supposed to include. If you’re cool with paying $2-6k per month to live in a motel 6, this is the place. We’ll be moving on to one of many newer buildings that offer basic amenities like secured entrances and garbage removal.

I didn't had to interact with the management much but they have been helpful in the limited dealings. I had little issue while living here other than a noisy neighbor and I had to go down to security person a few times for him to tell the neighbor to stop party after 10pm in accordance to city code. There is a $150 media package that is mandatory as well as a bunch of common area utilities, which adds to the rent (it is disclosed upfront). After I moved out, I received a surprise bill of deep cleaning and painting for normal wear and tear. I have stayed with Greystar-managed properties before but was never charged for such a fee as I always keep the unit in good condition. The renting experience had a good start but a stinking finish for me, which is unfortunate. Given this is a very new building on market in 2023 and few residents have moved out, I’d think that my review can serve as a useful caution to future residents Attaching some photos that the management considered as cleaning issue. I feel the move out is judged by hotel housekeeping standard rather than normal apartment move out standard By the way, Greystar has worked with Airbnb at the Charles and on the same floor there is at least 1 unit used for Airbnb as I always encountered confused people with suitcase who are definitely not moving in as new tenant, which is just unsafe

WOW. So I used to work for SkyWest (great airline, I miss my SkyBesties) and I was put up into the Hyatt House for training last summer. I watched it being built. I told myself “damn, that’s going to be one beautiful property”. One year later here I am walking down the street looking for apartments and there is TONS. All between the same price range so I’m waking listening to “Cruel Summer” by Taylor Swift done looking at apartments.

I was at the stop light infront infront of the Delta Arena, looking up & I said to myself “damn they finished it!! OH ITS AN APARTMENT COMPLEX?!” SAY LESS ON MY WAY.

Walked in was greeted in the sweetest way. I got to tour the place and WOW INSTANT YES. I wanted to feel safe, get my moneys worth, be at a good location, clean complex, BEAUTIFUL GYM AND POOL. On top of that the studio is beautiful and it’s big for a studio and WOW THE 10 FOOT CEILING/WINDOW YES MAM!!!

You know I’ll be getting a 10 good Christmas tree LOL so everyone can see duhhh

Instant yes. I was super happy. I was so excited to call my mom because I looked at 10 apartments I wasn’t wowed until The Charles. For and extra $100 I feel proud to where I moved in, the staff is amazing, I love the extra security and for me it’s the little things.

ALSO can’t forget the AMAZING views. Literally 360 of SLC it’s amazing wow.

I can’t wait to have ALL my besties over. You know what they say? Haters going to hate so we shake it off (Taylor Swift)

I’m so very thankful to live in this beautiful apartment complex and super thankful for my job that I can afford it and live my best life one selfie at a time.

Super close to the gateway, the delta arena, the city creek mall is literally 10 min walk, Planet Fitness, SLC CrossFit & Torrent Cycle is a 30 min walk as well as the grocery store. Amazing places to eat and shop all walking distance don’t even need your car!

Also the TRAIN!!! No one talks about it enough, literally next street over and takes you WHEREVER. Airport is 15-20 min away on the train or 12 min drive.

COME ON OVER WE CAN BE BESTIES.
