Update: The cooked trash service is called Valet Living šŸ˜‘. They still pick up when they want just now their attitudes are even worse where they drop and drag trash juice in front of the door over the floors. Again cooked. This is what brings roaches and stuff like what I found before in one the pictures.

Current resident on a 13 month lease and as soon as I could give my 60 days to not renew I did. In facts they got more than a 60 day notice. My unit was jacked on move in those pics are from move in, and I moved here from out of state. Which made the experience even worse because I would call before I left my state and while driving to this one to ensure everything was ready for me to move in, but I couldn’t get a call back from anyone and so when I arrived it was as they were closing which the lady did stay to give me my keys, but she wouldn’t of had to if the communication was there. There was mold in the dishwasher, unit was dusty, the air and water filter was old and unchanged, and they had all the lights on with the AC on, and the windows open on move in. So along with my moving cost and move in cost I had to buy new filters all on day one. They did come to replace the moldy racks in the dishwasher immediately but the whole unit seemed forgotten about. There was a good amount of pigeon poop cause they live on the ledges outside the open windows. Question anybody know what’s in pigeon’s poop? Nothing good to breathe in I can tell you that. No package pick ups unless it’s durning leasing office hours and there’s no concierge. Which several of my packages were stolen one of which was a birthday gift sent by my mom and yes I am still mad about it. The delivery drivers will leave your package outside or wherever if they ever deliver. Now that’s not fully on the leasing office but them not having a better set up to receive packages and for residents to get their packages is. Good luck catching security to open the office think I’ve only seen them once the whole time. The fire alarm has gone off several times without there being a fire, and it would happen at usually like 3-4am. They said they spent money to fix it but it has gone off several more times since then. Btw I’m on the 7th floor and in my unit alone the ceiling in the bedroom looks like it had water fight and lost, and there are rips, markings, and tears. The brick outside wall in the bedroom looks like it was in a drive by. The fake wood floor is coming up throughout the apartment that started on day one. Trash service is cooked they don’t take cardboard and they pick and choose when they want to pick up days and times. They will tear and poke holes in bags, or pick it up in a way so the contents spill and they don’t have to take it, or they will lie and say it wasn’t put out in time. So much to the point I have had to take pictures of my trash that I put out. There’s nothing leasing can do cause it’s not their people that do the pick ups. Now they offered a gift card after almost a year of trash issues. I told them no thank you cause they wanted to send my personal information off to the random company they have picking up trash, so the manager asked if I would take the gift card if they sent it to the leasing office. I said yes that would be fine but I never heard back or received a gift card. Which is fine cause no point in apologizing if the service and inconsistency is going to continue which it has. The internet is fast but has connection issues with connecting and staying connected to devices. So it’s been issue over problem over concern over issue and more problems. Now I will say they will send you an apology email and do what they can but that really does nothing when your spending $1700 a month and they don’t offer all the things that they say they do, and you’re being inconvenienced every other month or so. My time here hasn’t been slum lord experience but it’s definitely not been...

Do not live here unless you want to be nickel and dimed. Or if you want to live in a building as unorganized as a DMV.

This is the RAM Partners first venture into Missouri and I hope they really sit down and think about their strategy just over a year after opening, because this building and how it's ran is comical and embarrassing.

Securing our apartment online in 10/2023 was chaotic at best. We looked at an apartment and ending up being given another one upon moving in without much sunlight (bait & switch). Vampires would have loved our apartment. Overall, the apartment was decent despite a few loose LVP floorboards.

Staff are nice and fairly prompt on maintence requests. We only had to submit requests 5 times during our 13 month lease. 1 of those was to let them know that residents were playing insanely loud music on the TV's in the gym. Speaking of which, tenants in this building do not have respect for one another. The coffee machine is consistently a disaster, especially on Monday mornings. Coffee spills all over and supplies are coonstantly out. The hallways and elevators smell like weed early in the morning. And residents are constantly speeding in the parking garage. Explains why everyone's car is dented, scratched or dinged lmao. Never once figured out how to work the TV's on the property. Guess you have to have Apple TV. Team Android here.

Let's get to the part that isn't talked about...money. Attached is my actual bill that I receive every month and am forced to pay a $7.25 service fee to receive it. Outside of rent, you're forced into paying for VIP trash service. Which is cool but I was constantly receiving notes from the staff about not taking more than 1 bag or a pizza box not being broken down. Mind you, there is a trash and recycle room on every floor. Why do I need to pay $420 a year for trash pickup? $60 a year for pest control. Didn't see anyone in my 13 months spray for pests. But I did see mold in the gym by the elliptical machines so maybe resources should be allocated to that. Sewer and water bills aren't clear on usage. And you pay $100 a month for unassigned parking in a pretty full garage unless you want to park in the lower level. In all honesty, the garage is like bumper cars.

And finally, my last gripe is the move in/move out procedures. In my previous experience when moving into a new building, I am sent an email about location of the loading dock, 2 hours the freight/service elevator will be blocked off for my exclusive use to move (there's 5 elevators in this building) and blocking of a parking spot nearest to the freight elevator to facilitate a quicker move. Did the Victor do any of those things at move in or move out? Nope. Not even a simple automated email to let us know about expectations about key return and security deposit/remaining rent return.

Oh and if you move out on a day that isn't the 1st or the 30th, you will still be required to pay an entire months rent and wait for a refund. Again, in my previous experience, rent is prorated for the days you live in the apartment. Why pay a full month rent if you only stay a week out of a month? Again, the stupidity and rigidness here is frustrating and comical.

I repeat, don't live here. Stay somewhere that is more organized and cares about their residents outside of trying to charge them for every little thing. I would have felt better if they charged an all inclusive monthly rent instead of breaking out all of these stupid little fees.

There’s room for improvement. A lot of these reviews are from people who have only toured this place. As a resident let me tell you these apartments are not worth the money. The amenities and the building itself are beautiful however the pet spa is constantly filthy people do not clean behind themselves or their pets. When i gave my dog a bath I had to personally clean out the tubs EXTENSIVELY which were full of pet hair and Lord knows whatever else. The residents throw loud obnoxious parties in the community room until the late night hours. The floor tiles are coming up in my apartment and although it was addressed the first time there are still tiles coming up and I had to put the maintenance request in twice in order for them to fix it it took them 2 weeks to address it. The dishwasher will not complete a cycle unless it is rigged with a folded up piece of cardboard which is not a long term solution. The contractors screwed the cabinet drawers in too tight so there is broken wood in my cabinets in the bathroom and the kitchen. People are constantly letting their dogs run around with no leash. The staff is okay but again there is room for improvement we applied for these apartments in September no one had called to tell us we had been approved I had to call and ask about the application, on top of that when we toured we viewed one apartment with a certain floor plan we liked we were told that the same floor plan is on different floors we decided to go on a higher floor than the apartment we viewed, when it was time to sign the lease the lease was showing the apartment number we viewed and not the one we applied for, despite the application stating which apartment we wanted and the staff still tried to act as if we made the mistake when it was an error on their end I will say Sade did fix this but when we finally moved in and discovered the the water in the bathrooms was coming out cold & cloudy we were told it’s because we were suppose to be in the apartment we NEVER even chose we only viewed and construction months later at a town hall meeting with Rebecca who was not so professional suggested we as the resident purchase hard water tablets to fix the issue. I suggested maintenance provide so again I had to make it clear we never chose the apartment we viewed we accepted the apartment with the same floor plan on a higher floor. The garage is poorly designed and the exit door is constantly broken leaving us vulnerable to car theft. One day I even had to manually lift the garage door because it would not open despite my garage sticker being in range of the reader. You can tell more money was placed into the building and the amenities than the actual apartments they are cheaply made not to mention they charge more for units with tubs ?? I feel that is shameful because we shouldn’t have to pay more to get a full size bathroom. A full size bathroom consists of a shower tub sink and toilet, we’re paying for two bathrooms but lack a tub in each one. I do like the apartment buildings and will consider moving into another floor plan but in the past 6 months I don’t feel as if I’ve gotten my...
