I am in the process of buying a condo in the 44 Peachtree Place building. I previously lived in the Twelve downtown which was a great place, but I wasn't crazy about the location. In comparison, I really like the Plaza. Without even leaving the property you have a Publix, Sushi, Vietnamese, Pita Shop, Marlow's Tavern, a dry cleaner, dental office, and several other shops, plus your a block from a MARTA train. The location can't be beat and the amenities are very nice. BEWARE though of parking!!!! As one other gentleman said, you step off the curb, you will be booted IMMEDIATELY. I mean this literally, you will get booted in minutes of walking off the property. They got me this past week. I was going to eat at the Pho rest in the building and parked in the visitors area since I have not closed on my place yet. Instead of going straight to the Pho Rest, I wanted to walk around a bit to get a sense of the neighborhood. i found out they have a live person watching everyone on a camera who comes into the garage. As soon as you walk off property, they call a person and you are booted within minutes. When I called them to complain that I was booted even though I could prove I had eaten at the rest (had receipts AND leftovers), AND I was moving into the building, they didn't care. They told me exactly where I had walked to until I walked out of their camera view. I had gone up the street and around the block to the Pho restaurant. I explained this to them on the phone and they could careless. The company booting you is not part of the Plaza Condo buildings. Their contracted by the owner or managing company of the parking garage. There are clear signs saying not to leave the propeprty, so I broke the rule. But I was really surprised they were such jerks about it. They were rude and the guy I spoke with said either you pay or you stay booted. I called the number they list on the signs coming into the garage to file a complaint and try to get a refund. The whole process is done through the mail and is cumbersome so I just dropped it. My time is more important to me than the $ 75. Just be careful, they follow the parking regulations strictly! Read moreI would NOT recommend buying or renting a condo at Plaza Midtown in either building (north or east tower). The walls are paper thin and at this price tag, this is absurd. You can hear your every word your neighbors say through the bedroom walls even at a normal volume! Sound insulation between floors is poor as well. While you can’t hear voices, you can hear footsteps from above and every time your neighbor drops a chair or other object it will sound really loud in your unit. This is because Plaza midtown COA doesn’t require owners to put IIC rated sound proofing underlayment before installing floors. They just let owners nail the wood directly into the concrete which makes your ceiling like. their drum. Meanwhile, other condos in midtown like Metropolis and 1010 require owners to install IIC 65 or higher soundproofing underlayment before installing floors. Construction sounds are also easily transmitted between floors and that experience is maddening to the say the least. Management can be quite unresponsive and some of the concierge staff aren’t very helpful. In addition the parking garage gates take a while to fix and managements solution is have a security guard at the gate but most times they aren’t even there. Right now the exit gate in the parking garage is a security issue because the door is missing and anyone from the street can walk in. I’d recommend searching for better managed and better built...
