My daughter leased a unit here during the summer of 2024 for her internship where I was the guarantor. We paid on time, did not create any trouble, kept the place clean, and did not damage the property. Upon move out, we get a bill for "damages" to the property, except that it was not even the unit she lived in. It was another unit and we had photo evidence to back it up. Management even admitted to the mistake, but apparently is still not willing to correct it. 3 months after moving out, with attempts to resolve this amicably, we are still getting harassing and threatening emails to pay the bill for some other unit's damages. It is disheartening to see from the reviews here that this is the norm and not the exception. My next move is to report to the Georgia Dept of Real Estate or some kind of housing authority in Georgia. Just a warning to be careful what you get into with this management. I'll probably get some canned response like "Sorry to hear...we are looking into it...appreciate the patience and feedback...yada yada yada." I don't even like writing these reviews without giving them a chance to resolve it. It looks like they have not and will not.
To their response of "We assure you that we take matters like these very seriously and will thoroughly investigate this issue to resolve it as quickly as possible." This is absolutely NOT true. I have given them 3 months to resolve this. There is nothing left to investigate. They already know and admitted that it was their mistake, but still have not resolved it "as quickly as possible". It is a simple fix. Take the charges off and stop sending collection demand letters. This is all a facade to cover up incompetent management. Messages to their corporate headquarters (Core Spaces) also go unanswered, so my concerns are certainly falling on deaf ears.
November 2024 Update....unbelievable! Despite all the reviews, messages, and emails, they still have not resolved this, and refuse to. Got another collection notice (the 4th one!) today. They attempt to respond (even through these reviews), but they WILL NOT do anything. Everything goes unanswered and unresolved. You will be frustrated dealing with them. I talked to someone at the Hub today about it and they said that they will not help me despite the responses on these reviews that they will help resolve.
May 2025 Update...we are still getting harassing calls now from collection agencies and our credit scores have been effected. They obviously did not take care of this issue despite saying that they would. It has been close to a year and no resolution! Their response to my call to them was basically, this is not our problem anymore and you need to sort it out with the collection agency. REALLY!? I've got to fix the mess you have created and that you reported?
June 2025 Update...both my and my daughters credit scores declined as a result of their mistakes and their refusal to resolve this. We are having to take legal action as well as filing disputes with the credit bureaus. Be warned if this is the result you would like to have for just subleasing a space here for the summer. This has escalated to attorneys having to fix their incompetent...
Read moreTL;DR: The Hub is a pretty solid place to live. While it has room for improvement, mostly in the area of maintenance, it is a great bang for your buck as far as student housing in Midtown goes. Solid building, solid management, and I think it will improve over time.
The Building: Pros: The fact that the building is brand new is a big plus. The images of the property, even the computer-generated ones, are accurate. Also, the property's proximity to 1. Publix (expensive but convenient) 2. a MARTA station and 3. Georgia Tech (if a GT student) are huge pros. The amenities (gym, pool, roof patio) are great as well.
Cons: Some of the initial components of the building did not work well (e.g., garage door that didn't work, clogged trash system); however, the startup issues of the Hub continue to decrease in frequency, so I do not expect any one-time issues that happened in the first couple months to reoccur. At this point, the majority of damages are not from the building failing, but from its residents not taking care of their space. Also, whoever designed the building to have a coffee shop but not a front desk made a mistake.
The Management: Pros: The management, as it currently stands, is pretty solid. Since being hired, Matt helped me finally get a working garage fob and has been working to set up recycling for the building; he seems to really care about improving the Hub for its residents. The management seems to have locked in a solid core team, so I would think it will improve over time as people gain more experience.
Cons: Shortly after the initial building move-in, when some of the growing pains began to set in (such as the trash system clogging), email responses from the management were slow. I imagine that this was caused by the fact that the office was still hiring people while simultaneously dealing with these issues.
The Facilities: Pros: While the security of the building did initially suck (as other reviews mention) it has measurably been improved. The trash pickup system is usually pretty solid, although every once in a while my trash is not picked up. I have not had an issue with the package delivery service. The internet, water, and HVAC, but for rare outages, are good.
Cons: The fob scanners in the elevators still need to be activated. Maintenance wait times are often long (to lessen the impact of this, it would be nice to have some sort of system to give a resident an estimation of how long it may be until they receive maintenance help when they...
Read moreliving here was fine, but there were issues that were never fixed the entire time i lived here and management didn’t seem to care. the most glaring issue is that the front door was broken and unlocked for 75% of my time here. i mean from jan-july the door wouldn’t latch and was practically wide open for anyone to walk in. sure, there’s security but they don’t really care and what happens when they step away? bundle that in with the elevators having access control disabled the entire year(after them telling us during move in and in the spring that it would be turned on) if you got access to the building you could go wherever you wanted. the garage door constantly got stuck partially open too. luckily there weren’t any break-ins as far as i know. if you asked the staff about stuff they would always say, “we have someone coming to fix _ soon.” gym equipment such as the cables became broken after people abused it and matthew told me from april on that someone was coming “next week” to fix it. guess what was never fixed…
move in was extremely smooth and easy, nicer than any other apartment i lived at. they even unloaded your car and carted your stuff up to your room. amenities were nice overall, but already showing signs of wear and tear after a year. don’t feel like the building is going to hold up that well in a few years given how cheaply built it seems (construction completed insanely fast). my room was nice, though small and expensive. i feel like some of the choices they made when designing this building were odd… not having a heated dry dishwasher is just stupid. insanely thin walls, i could hear every single word my neighbor was saying.
staff was pleasant to interact with but i feel like half the time they didn’t know what was going on so they just gave you a BS answer. maintenance was fast and responsive.
luckily i didn’t get charged any move out fees but i know others were hit with down right ridiculous cleaning and damaging fees. feels...
