We booked this nearly a year ago in advance and I wish we stayed somewhere else… we booked a studio with a kitchen, toaster, kettle and other appliances but when we arrived we were put into a tiny small box room with just a bed and an out of date bathroom and it was horrible, we rang reception to complain that we booked a studio apartment and they said ‘our room was under refurbishment’ but we were never advised of this prior to our booking. After a lengthily conversation with reception and them speaking to a manager we were told ‘this was an upgrade’ and because we were unhappy they moved us into another building but you could tell they were visibly not happy we were complaining. First of… if you want a good night sleep this place is NOT for you.. we had the worst creeks in the floor you could imagine… it sounded like the people above us were dancing every minute they were in their room, we had construction work going on outside of our door from early in the morning which we were never told about, the room was on the 3rd floor and it was overwhelmingly hot at all points of the day to the point where we both barely slept and had to have a window open at all points - the room had no air con, just an old fan, the walls are incredibly thin so you can hear everything from everyone else’s room and the doors to each room slamming every time someone goes in or out. The reception staff weren’t helpful at all, they seemed very uninterested when we checked in and not very informative in regards to the rooms, we were expected to know where to go despite them owning a few different buildings around the area and over 30 rooms across 4 floors which were not labelled very well at all. The room itself…. The bed wasn’t very comfy, the pillows were flat and hard to sleep on and the room is COMPLETELY OUT OF DATE, we had broken tiles, carpet which has came up, unfinished jobs all over the room, paint missing, dirt everywhere and it’s obvious some serious money needs to be invested to bring this B&B up to a living standard, our our blind in our room was broken. One thing I can say was good about the room was the continental breakfast they left - it had milk, orange juice, jams, coffee, tea, hot chocolates, cereal and a few other bits which was a nice touch. I would never stay here again based on the facilities, the staff, and the room.

There were so many issues, it’s difficult to capture them all, but here is a short list: 1) The place was filthy. There was dirt and hair in the bed (pictures attached) upon arrival. The bathroom was covered in yellow/orange mold (pictures attached) in the shower and black mold on the ceiling/walls. The baseboards/walls/floors were dirty with paint cracking everywhere (pictures attached). Also worth noting that our room, particularly the bathroom, looked NOTHING like the pictures online. Maybe there are some renovated apartments to play Russian roulette with. 2) The breakfast was a joke. The pictures on the internet led us to believe that we would be getting a hot full English breakfast, but we were presented with a cold plastic bag of bread and EXPIRED yoghurt (pictures attached). 3) Broken equipment. The window did not stay open and we had to wedge a toaster in between just to get some much needed airflow. The place was extremely hot with no AC and even with the window open and a low outside temperature, the place was still uncomfortably hot. The TV was laughably small but that didn’t matter because it didn’t even turn on. Shower went from cold to scalding hot with nothing in between. 4) Mattress or prison cot? The 1 inch mattress rested on thick metal springs. Back pain and no sleep is a guaranteed. 5) Bugs. I counted 6 bugs, mostly spiders and beetles but I’m no biologist. Either way, they were disgusting and not appropriate for a city stay. Probably attracted to the heat and filth. These conditions were completely unacceptable and the internet presentation is alarmingly misleading. Property management declined a full refund. You’ve been warned!

Weird room. Weird design. I had to pull down the blinds over the window and hold the glass door shut to take a poo. The shower has one of those folding doors, but it doesn’t shut. The shower its self was decent though. It got hot quick enough and the water pressure was good. The windows let in a lot of light despite having the blinds down. I can’t tell if the blinds are blackout or not, but they need to be reviewed and potentially replaced. The sound from the road was also quite loud — you could either fit double glazing or add an internal glass panel to reduce the sound. The one saving grace was the breakfast. Great full English. Well cooked. Overall a bit poor on experience. Likely won’t stay here again

Weird room. Weird design. I booked this B&B for my daughter’s 21st birthday after taking her to see Wicked in Victoria. The gentleman who checked us in was very pleasant and helpful, which was a positive start. Unfortunately, the remainder of our stay did not meet expectations.

The first issue was the temperature in the bedrooms, which was excessively hot, regardless of the weather outside. Our room was not in compliance with basic health and safety standards. The bathroom presented a significant trip hazard, with no support bars in the shower for safety, and the marble floor, though aesthetically pleasing, was dangerously slippery. Additionally, the large window in the bedroom opened from the bottom rather than the top, presenting a serious safety risk, particularly with a large drop down to concrete.

The most disruptive issue, however, was the persistent, loud banging noise throughout the night, which affected our ability to sleep. I took videos at various times to document the noise, and it persisted even with the window shut.

We were so exhausted from lack of sleep that we were unable to enjoy breakfast the following morning. Upon checkout, I informed the receptionist of our concerns and showed her the videos of the noise. She was apologetic and mentioned that a refund would be appropriate, but the manager was unavailable at that time. I left my details and was assured that the manager would be in touch. Unfortunately, I have yet to receive any follow-up communication, despite sending a follow-up email.

This experience ultimately detracted from what was meant to be a memorable and special trip, and I am disappointed that the issues were not addressed promptly or effectively.
