Just a heads up…THE POSITIVE REVIEWS ARE FAKE. It’s no coincidence that after one of my neighbors leaves a real and true review a 5 star review from a random that “just moved in” appears. Here is the truth.
management does not take any responsibility for packages. They will be left anywhere and will be stolen. Due to the HOMELESS who OFTEN ROAM THE HALLS. After speaking with management I would like to copy and paste their response here. Keep in mind it took 3 weeks to get a response. They told me that my email was not in the system and that’s why.. funny cuz I’ve been here 4 years. They leave them thrown in the parking garage unlocked and you often find packages rummaged through and partially and fully opened.
management is not in person EVER if you want anything from them you have to email or call. However they do not answer the phone or email you back. The best way to get an answer is to call the sister property 1000 grand.
as stated before it is 100% NOT safe. You will see homeless roaming the halls and every time you try to go in and out of the building there will be people in front begging to be let in.
South Park do not comment under this review asking me to email because I’ve already brought everything listed above to you and there was NO HELP OFFERED. So I will post your response. Here is their dismissive and unhelpful response:
Laura Nissley: I think that there is some confusion about who is responsible for the packages. Our management has no responsibility to manage, maintain, store or receive packages. We also have no obligation to chase after delivery drivers who improperly dump your deliveries throughout the community, though we continue to do this on a daily basis. It in fact IS the delivery drivers employment obligation to deliver the packages to the designated areas (i.e. package lockers) as instructed by the property. The only exception to use of the package lockers is from USPS who should be the only carrier using the mailroom, mailboxes, and parcel boxes. If the package doesn't fit, they should attempt to deliver to the door or hold the package at a facility to be picked up by the resident.
Contrary to your statement, anyone violating our delivery procedures is not following our policy. So no, we are not ok with them not doing what is required of them. As mentioned, we take an active approach the enforcing that they deliver appropriately with our residents best interest in mind, but we are not able to police them at all times.
Therefore, our properties no longer have designated offices with open/walk in office hours. The office at South park is now our Central Leasing Office where our sales team works when not meeting their clients at other locations throughout downtown to tour. You now have a designated Resident Services Manager who is responsible for helping with any of your resident needs. So while how we do business looks a little different, we still have the same team here to assist you. Because each person works in multiple locations, in person meetings are by appointment only and the preference is now to reach us by phone or email. Nearly all matters can be resolved easily that way.

Read more2025 (updated) My last review was specifically for the maintenance staff and I wanted to update my review for my overall rating: (3.4 stars)
First, I want to give credit where credit is due. I think the staff here are great - Ellison, the new manager is friendly and helpful, and the maintenance crew are quick to respond and excellent at their job. The gym is in pretty good shape and has most of what we need for a casual workout. We love our unit and the appliances and build quality are above average despite the building’s age(though the floors are very uneven).
Normally I’d give 4 stars, but the Windsor properties on Olympic all suffer from the same problem - no staff on site. There were more staff when we first moved in 2.5 years ago, but now we never see anyone. I’ve lived at 5 other apartment buildings in LA (all large companies like Windsor) and despite all the pluses above, this still falls below the rest because of this.
In the past 2 years we’ve experienced a myriad of issues that significantly degrade the experience of living here, and which I’ve never experienced at any of the other places I’ve lived: Packages are regularly stolen if left outside a locker overnight, which occurs often because the lockers are on B1 and couriers do not read signs. There is a thief in the building but management have been unable to catch them. Every other apartment I’ve lived at except 1 have had on site staff to help with packages, or else they have had better camera coverage and security There was a sewage leak in the parking lot this weekend and it was left unaddressed because no one reported it to maintenance, and no one responds to emails over the weekend EV chargers are regularly taken by non-EVs and management does not tow them, and does not give security or residents the authority to request a tow from the towing company (I called them and that’s what the towing company told me). My previous apartments were much more strict and I was even towed once for leaving my car in an EV spot after I finished charging. Trash rooms are regularly filled with junk and residents are not held accountable. Supposedly there are fines but the behavior persists. The building has a dolly that can be borrowed from the leasing office, but no one is ever there anymore, so it’s impossible to get. We ended up buying our own.
Overall, I think there are so many good reasons to stay, that residents would likely accept an increase in rent if it meant having staff around 10am-10pm like other buildings, simply because so many problems occur when there is no one (with authority) to supervise the building.
2024 - Maintenance Review The maintenance guy Jafet was our Christmas savior! The drain got clogged as we were preparing food for Christmas, and he came by and was super nice and helped us get the drain sorted. We’re on the 7th floor and he made sure to drain the water to make sure the pipes were clear all the way to the first floor. He also noticed that the P-trap was leaking and got us a replacement (we had broken it trying to fix the clog ourselves). Altogether great experience, and Jafet is really thorough. Read moreStaff is unresponsive and complacent to urgent matters. Staff misspelled my wife’s name and email when entering her information. Not only did this error send her credit report and social security number to a stranger, they have been defensive about the mistake and unresponsive to multiple requests to fix the error so we can sign the lease and receive our keys.
UPDATE 3/13/25: FIRE ALARM FIRE ALARM FIRE ALARM. Every other week a false alarm in the middle of the night. And after every single one, a “safety inspection” with the alarm playing intermittently every morning for 3 to 5 consistent days to follow. This is has become an extremely dangerous building to live in now that the residents do not take the fire alarm seriously.
Also, there are suspicions that some of these positive reviews are fake. I can confirm, the positive review with photos by “Bre” is fake. She was our leasing agent. Come on guys, do better.
UPDATE 8/21/24: Fire alarm has gone off 4 times now within 4 weeks between 2 AM and 4 AM. All false alarms.
UPDATE 8/25/24: Maintenance avoided fixing our EV charger by first accusing us of not paying for the EV parking ($200 a month was paid per our lease) then deflecting the problem to our Tesla charger (works perfectly fine). Finally fixed the outlet after I got a hold of the Area Manager.
UPDATE 8/25/24: Wife got a new car and we need an additional parking space. Can you imagine what happened?Took a deep breath and sent an email to Morgan expecting her to either give me a hard time or just not respond at all. To my surprise, they responded. Don’t know whom, they only have one email for everything and no one signed the message. It took 3 days, but they let me know parking spaces are available. I responded immediately. It’s been 10 days now and no response after sending 2 follow up emails. I have been paying to park in the guest parking garage which has an exit gate that will always take your money, but will only open 1 out of 3 tries. Have now been parking at a paid lot across the street. Finally got a response from 1000 Grand by Windsor; a completely different apartment complex. Responded immediately in relief, but still no parking space. It really shouldn’t be so hard to give these people more money.
UPDATE 8/28/24: Mysterious charge on my rent from ASSURANT, the property’s preferred renters insurance provider for the required renters insurance. After seeing their fee was about 5 times more than my previous provider, I declined and submitted my own policy. I have no idea why there is a charge and as I would email the property management about this mystery, you can assume correctly that I would have a better chance of just paying the charge for the duration of the lease then collecting in small claims court.
