I never write reviews but wanted to make a point to write one based on our recent stay. Our family (2 adults & 3 kids) stayed at All Season Suites for 4 nights. When looking for affordable lodging in the area to accommodate a family, finding a safe, affordable, clean, and apartment like hotel can be challenging. Our budget did not support a cabin or chalet rental but having a kitchen, living space, bathroom, and bedroom were essential for the success of our trip with young kids.
I came across this hotel online and overall the reviews seemed positive. Of course the few negative reviews caused hesitation and caution to book but ultimately we decided to move forward and take the chance.
When arriving to the hotel, the exterior is worn and in need of a refresh, specifically the landscaping and paint. In addition, there are some things in need of repair such as the parking lot, sidewalks/steps (crumbly in spots), missing shutters, and the pool area could use some concrete/plaster maintenance. Definitely not a deal breaker by any means but a positive first impression only sets the stage for a good experience.
The interior, specifically the common areas (lobby, breakfast area, lobby restrooms, and the hallways were all very clean. The décor seemed outdated in areas but maintained. With that being said, the fitness room and water fountain were out of order which left me wondering why. The welcome paperwork stated there was a vending machine available which we learned was no longer offered and the ice machine was out of ice. We were on the second floor and the hallways were significantly warmer than the room.
The breakfast offering was consistent all 4 days we were there. They had eggs, biscuits, gravy, and sausage. They also had various donuts, muffins, and waffles. Drink options were also various with milk, juices, and coffee. It was nice being able to walk our family down the hallway to a warm breakfast each day.
Our room was updated (besides the kitchen) and very clean. The beds were comfortable and there were plenty of blankets, pillows, and towels. The kitchen was adequate with a two burner cooktop, microwave, sink, full size refrigerator, and dish washer. Though outdated, having the kitchen was a huge plus and it served our needs well. The kitchen was stocked with dishes, utensils, and pots/pans.
The bathroom was nice and we did not experience water temperature issues as stated in other reviews. Overall the room itself was nice and the AC worked very well. We actually had to turn it down multiple times because it got too cold for us (it was 85 degrees or more outside).
The staff we encountered were very friendly, professional, and accommodating. Throughout our stay we saw multiple employees caring for the interior of the hotel such as cleaning and breakfast preparation and maintenance. There are a lot of free brochures and pamphlets in the lobby of things to do in the area.
The location was odd at first but the longer we stayed the more we liked it. It's right off the main strip in Pigeon Forge which creates some privacy but still has a sidewalk all the way to the main drag if you wanted to walk.
Overall All Season Suites worked well for our family of 5. We had a two queen suite (& pull out sofa) and that was very sufficient. I would recommend to a family looking for budget friendly lodging with more apartment like accommodations besides that of a typical hotel. I would think you are coming here to experience the surrounding areas (Pigeon Forge & Gatlinburg) and not the hotel itself. If you can look past a worn exterior, this is a solid option in the heart of Pigeon Forge.
When we return to the area, we will most likely not stay here mainly because we'd rather pay more to stay in Gatlinburg to avoid the traffic and cost of paying for...

The rooms are large and (when we stayed there) the staff was friendly. However, I have had an awful time trying to book the hotel for this summer (2016). Last summer my boyfriend and I were 18 and made sure to check with hotels and ask what their check-in age was. Obviously the All Season Suites was 18. When I called about half an hour ago and asked the lady if the check-in age was still 18 she was very rude. She told me that if I wasn't 21 I couldn't check-in and when I told her that we would be 19 and that we had stayed there last summer she didn't know what to say. She told me that she would have to check and make sure because she thought the check-in age had always been 21. I proceeded to ask about booking a room for our selected dates and the price she gave me for the room we wanted was the weekend price. I had called several hotels the day before (including them) to ask about prices, so I knew what the room cost should be. When I told her that it should be $20 less on the weeknights according to what I had been told the day before she quickly said that I had been told wrong. I personally feel that after she learned my age she assumed that I was stupid and that she could get away with charging me a higher price. I will call back tomorrow and see if I can speak to someone else or a manager. I realize that I am young, but I'm not stupid and I refuse to pay $80 more for my total stay simply...
Read morePros: Close to local attractions. Spacious rooms. Polite staff. Non-smoking establishment. ( Even though there was some random person who still smoked outside while we there). Kitchenette, full size fridge and a 2 burner stove,a few plates, mugs, utensils. There are a few non-stick pans and a spatula and a pasta serving spoon, and a strainer. Microwave, and a toaster. Automatic lights in the rooms. Decent breakfast. Clean. Nice floors in the rooms. Swimming pool. Plenty of luggage trollies.
Cons: Beds need to be updated. The regular beds were SUPER firm. Not very comfortable for us. The couch bed mattress needs to be updated also. The springs were poking the kids. If you're a lotion kind of person, that is not currently available here. Bar soap and shampoo. The lighting (in the hallways) was very dim and eerie. Hopefully they can update the lighting to a more welcoming, inviting lighting. If you're a person who likes to open the window a little bit for fresh air in the room, there is no leeway at all. The windows are screwed shut. They do need some proper dish towels and rags for the kitchen. They use the white bathroom style towels and cloths. I felt uncomfortable using them in the kitchen. The light to turn left from the hotel, if you're going to Dollywood, seems excessively long on the red. So be warned, if you need to make an alternate path to get to places on time.
I felt it was a little overpriced for what it was. You're definitely paying for the closeness to the local attractions. Hopefully they will at least update the beds...
