Like many others my first impression wasn't a good one. I waited 10 minutes before being acknowledged. Took another 30 minutes to be told I should come back another day because the one leasing agent on a Saturday was busy. However, I waited. Fast forward, I filled out an application, was approved and was told I would receive a welcome packet. Never happened and every time I would call no one seemed to have my "folder." I escalated the issue to be told by management the leasing agent that handled my application was no longer with Skyhouse and they weren't aware of my approval. Well I forwarded all the emails from the leasing agent and after back and forward with the manager she honored the approval. Needless to say I never received an apology. If I hadn't already given notice on my current apartment and Skyhouse wasn't within walking distance to my job I would of said forget it. Parking can be a headache. I brought a new car and came home after the office was closed. I asked the concierge where should I park until I get a new decal (concierge don't have decals not even temporary ones). Parked exactly where they told me to and got booted. The concierge didn't want to accept responsibility for her mistake. That turned into a heated argument, eventually 2 hours later management had the boot removed but not before telling me I should not have parked where their staff instructed me to. Again no apology. We all know how expensive rent is here. Imagine paying this high rent and have to deal with constant noise from the neighbor above you. It literally sounds like a pack of elephants running at all hours. I have asked for the issue to be addressed numerous times and as I write this review I'm listening to the pounding from my very inconsiderate neighbor. Every now and again the building and the water smells like sewer, not sure what's that about. Fortunately it was never a time when I had guest over, not something one should have to worry about in the first place. The pool area looks nice but no matter how hot it is the pool is always freezing cold. The sky deck has nice views but some of the furniture is worn and in need of replacement and cleaning. There's an area rug in the lobby filled with stains, like replace it or have it cleaned. Not a good first impression for guests. The gym is nice and never too crowded. The cabinets in the apartments are cheap and bow easily. The ice maker on the refrigerators spit ice out all over the floor (yes I've asked other residents and they experience the same thing). This area of Midtown is ok not the best not the worst. If I had to do it again I would consider apartments on W Peachtree or prior to 10th Street. I do not recommend living here as the management are rude, act as if they are doing you a favor by doing their job and speak only to certain residents. I just received a ridiculous list of "move out charges" so this was my final straw for a review. Any positive review on this page is fake. I literally never met a single resident that liked living at the building.
The construction was an absolute nightmare. Incredibly loud every day Monday-Saturday and also ruined the view from my apartment. Granted, none of that is in the control of Skyhouse.
However, this place literally made me hate living in Atlanta. There are actual criminals living in this building and are all around. I never felt safe here. One time my friends and I walked into the lobby to see a man assaulting a woman in the corner, and attempted to attack us as we got on the elevator. Additionally, a woman was robbed at gunpoint in the parking garage which is full of homeless people and loitering criminals. The parking garage gate was stuck open for about two months with no communication from management. And yes you have to pay to park there. Also, the construction workers take up reserved spots on a daily basis. I was quite literally scared to leave my apartment at night or even during the day for that matter. The front desk "concierge" staff is contracted out to the lowest bidder. The guy that was there for the last few months literally wouldn't even speak to you even if you said hello. Welcome home I guess! Getting a package was like asking them to move a mountain. And good luck finding it! Because there's 3 different rooms it could be in.
Maintenance was a joke. Credit to Taylor, who tried his best. Requests that I submitted ON MOVE IN DAY were not attended to for THREE MONTHS. Some were never addressed. My floor had issues and needed to be fixed and the people who fixed it made it even worse than it was before (and now they're charging ME for it).
The key fobs are somehow terrible. You would think fobs are pretty straightforward, but they consistently would not scan, would not work, or the gates would just be straight up unlocked. Rooftop amenities are in poor condition, nothing works, and the view from the pool is now gone. Also, if you live in the floors under the rooftop gym, expect to hear people slamming weights down shaking through the floors/walls at all hours of the day/night.
The rent is the cheapest in the high rise market in the area for a reason. Pay more for a real high rise experience. This place was a glorified slum full of scary people. Management office will not respond to you or answer the phone. They typically take 2 hour lunch breaks. I've been a resident for over five years, and since Equity Properties took over from RAM, the quality of living here has deteriorated significantly.
Safety Concerns: Shootings and Gun Violence: There have been incidents of residents involved in shootouts in the parking lot, and individuals openly carrying guns with extended clips in their backpacks and pockets. Security Failures: The garage gate has been broken for five months, and the door entryway to the garage has been in disrepair for over a year. The elevators are frequently out of service, which is especially problematic for residents who rely on them due to disabilities.
Local Crime: The QT on 6th Street and Peachtree, within walking distance, recently closed due to safety concerns, citing issues with local homeless individuals and thefts—a problem that affects this property as well.
Management Neglect:
Unresponsive Management: The property manager is rarely available and seems to avoid resident concerns by staying locked in her office. The Equity app, which previously allowed residents to voice complaints, has been updated to hide these issues from potential new tenants. Ignored Maintenance Issues: The trash compactor was broken for nearly six months, leaving the building with a persistent odor. The package room and areas near the middle elevator have become storage for old refrigerators and washing machines, making them resemble a dumpster site.
Living Conditions: Noise Pollution: The adjacent construction site is extremely noisy, operating from 6 AM to 7 PM, Monday through Saturday, making it impossible to work from home. Additionally, homeless individuals frequently sleep in the parking garages and along 6th Street, contributing to noise and security concerns during the night. Hidden Costs: While the base rent might seem competitive, be aware that additional fees for water, sewage, pest control, trash, parking, and common area electricity can increase your rent by over $300 per month. Rent increases have been steep, with my own rent rising by over $250 in the first year under Equity and nearly $300 the following year. Georgia's lack of rent control allows Equity to take advantage of residents with significant price hikes.
