While on a day trip to breck during a festival my fiancé and I stumbled across a breck grand lodge (peak 8) raffle and giveaway. The associate was very nice after asking us if we owned a home and how much we make as n income. He agreed to give us 150$ prepaid Visa card to take a short 90 minute tour of the grand lodge on peak 8. We both knew exactly what we were in for but agreed to do the tour and scoop up the 150$ card as well as a possible time share ownership ! Once there we filed out a small survey and quickly got introduced to the sales guy about a timeshare , his name was phil Jackson. He immediately started boasting about himself and his owned timeshares , vacation pictures etc. as he showed us the rooms / suits we could partially own. Once the tour was competed we hurried to his cubicle to talk numbers. What he wanted us to get was the cheapest 30k master suite room which worked out to 435$ a month and 900$ a year tax and maintenance fee with 5k deposit down. I though this was a little steep and declined the offer after about 30 mins of explaining to him I'm trying to buy a home and have children in the very near future. I stated the fact that that amount every month could be the cost of having a child etc .. he stated a child cost more than that and regardless if you have a child you will find a way to buy things. Okay , I thought , that was a little out of line for him to say but I still declined the offer. He said okay no problem you just need to sign this paper work excluding you from any benefits ( lots of perks) if you purchase a timeshare at a later date , so we signed and he said I will be right back. Comes back with the same unit for 17k !!! 240 a month with tax and maintence 600 yearly with a 3000$ down payment. I really start thinking about signing and purchasing the timeshare but again bring up the fact I'm buying a house soon and don't want this on my record for the lenders to see as well as the extra timeshare expense on top of the mortgage. He then says " if you can't afford this timeshar then you have no buisness buying a house!""" Haha ! I couldn't believe he said that. So I declined and he said " okay I just have a guy that will come talk to you then You can go" he walks off , no hand shake ,no eye contact , nothing ! The other guys walks in and offers us a package stay at the hotel for 995$ that would also keep us eliglablefor the timeshare purchase and all the benefits. I quickly decline and he as welll does the same thing walks away with no eye contact or thank you. All and all it was a very weird experience. I felt scrustinized for looking Like a middle class citezen. All of the employees gave dirty looks etc... I would definitely came back to the resort and stayed with out buying a timeshare but the rude salespeople there have made my decision for me. I will completely stay away from the grand lodge and I recommend everyone to not buy a timeshare there. It's a rip off! You can get better deals on Priceline !!!!!...
Read moreWe did the stay and tour from December 21-23, 2018. Originally we were scheduled to stay at the Breck Inn but a few days before our stay we received an offer to “upgrade” and move to Beaver Run Resort. I’m not sure what the accommodations were like at Breck Inn but Beaver Run was pretty rundown. The hallways were narrow and dingy, not very inviting at all. The room itself was alright, however there were multiple incidences where the building’s smoke alarm went off at night and not once did hotel staff contact guests or announce that it was a false alert. The overall stay was mediocre at best.
Now to the tour and outcome. The person that scheduled it and the confirmations all stated it would be 90 minutes, that’s a huge lie. The tour itself was over 90 minutes and then the aggressive, pressurized sales made our total time there closer to 4.5 hours that my husband and I wound up being there for. We were there for so long that lunch had passed and I was starving. Our tour guide, Glenda Luck, used food as an incentive to stay longer even though I stated that I didn’t think it was a good financial decision for our family at the time. I don’t disagree with what they’re selling, and it makes sense for our family since we do travel often annually. The overall sales tactics were extremely aggressive and disrespectful to our time.
After being there for hours, being mentally exhausted and just wanting it to be over with; we finally agreed to purchase. As it was explained to us, it’s an ownership of the property. To me that translates to you can do as you wish with that ownership. In fact, as Glenda repeatedly stated, this was a major difference between what they’re selling and a traditional timeshare. A month later, we’ve had multiple things come up that neccissitate we get rid of unnecessary expenses. This ownership is an obvious, easy one especially since we aren’t even able to use it until spring/fall of next year. Even if our personal situation wasn’t the case , as it was repeatedly stated to us, we should be able to sell our ownership. That’s not the case though as we discovered today. My husband was bounced between 3 different people only to be informed that the only way we could sell the property or relinquish our investment into it would be to pay off the loan. I’m unaware of any kind of loan or contract agreement, that would stand in a court setting, that violates consumer rights as terribly as this. I will be contacting the state attorney general, BBB and an attorney to review the legality of what I see as extortion or the destruction of my credit. I will not pay for something I no longer want and have expressed my desire to sell. This company’ sales tactics and now refusal to allow us to sell the property are extremely predatory and I’m guessing not...

On my birthday May 6th, after we enjoyed our first breakfast in Colorado, Beau approached us and after a short friendly conversation asked us if we were interested in a free giveaway. The hut he resides in gives the false appearance of a welcome center or information booth for Breck so we were not aware at the time this was simply a slimy sales tactic.
Once inside the hut it’s clear now this is a sales thing and he starts giving us his pitch and mentions several times that it’s no pressure and he appreciates us giving him our time. Neither of us mind listening but each tell him we’re not really interested but we’ll listen to his spiel. About 20 minutes in he’s talking about this time share, or “fractional ownership” thing but I realized there was a miscommunication about our “annual” income ( he may want to consider ways people might have access to money outside of their annual income) and his tune suddenly changes. He starts raising his voice and saying that we wasted his time and how dare we lie to his face and we should be ashamed and how we scammed him out of a silly beanie from the “free giveaway”.
Basically let us know that since he believed our income was now different we were less than him and the air he breathed. I let him know he had no right to speak to us this way also let him know we didn’t need or want his beanie and gave it back to him and we left his hut to avoid any further escalation from him. He then proceeded to follow us out and shouts down the street after us saying more rude and unnecessary things. This is well after we are out of his little hut.
Beau was EXTREMELY unprofessional and we honestly avoided Main Street and most of Breck for the majority of our trip to avoid provoking his erratic behavior and didn’t even want to post anything until we left town out of fear of retaliation in the off chance we saw him again.
