If I could give this place negative reviews, I would.
I’ve lived at this apartment for almost two years. We recently had to go through an eviction process pertaining to one of our service animals (that was dismissed at court) for something that was no legal jurisdiction of this apartment complex.
They have wasted countless hours, dollars and time of mine throughout this entire process that could have been completely avoided. The property manager, Dylan, is completely unhelpful and unprofessional. He did not advocate for us as tenants at all when we have had not one late rent payment, not one complaint or have not violated the lease at all. We had 20 pages of evidence walking into court working in our favor. We tried to communicate with Dylan to avoid the entire situation and he was absolutely no help. So for us to waste time going to court for the entire case to get dismissed was very frustrating.
We received 6 notices on our door (manager wasn’t even professional enough to give us the courtesy of knocking on our door and having a conversation with us, or sending an email with the notices. If someone had taken the notices off our door without us knowing, we would have never known about them) in a span of 7 weeks. We have 2 service animals and were very clearly targeted due to not having to pay pet rent. The amount of stress, anxiety and duress this entire situation has cause is unfathomable. I also personally know at least 3 other previous residents/ current residents that have had to go to court regarding their pet and their case to get dismissed at court. 80 OTC claims to be “pet friendly” but they are anything but that.
The only helpful person that works in the office is the leasing agent, Luke. He is always very friendly, kind and has no issues answering any and all questions related to anything. His tour of this building and his kindness were the reason we decided to apply for our unit two years ago in the first place. I’ve lived here since summer of 2023 and they are now on their 3rd property manager.
This place is also used as some sort of Airbnb or something, so you can expect random people in the building usually on weekends. Packages are all over the place and it takes at least 20 minutes to find any package you may have received. For how much rent is, I would expect management to go and organize the mail room everyday. There’s no security for the building so we’ve also had random people sleeping in the lobby for hours - the police were even called for this. At least one of the elevators is out of service every week and you’ll be forced to wait up to 15 minutes for the other one to come.
If you are looking for a place to live where you get a different notice on your door almost every week, get constantly harassed by management, management not being professional and being discriminated against for having service animals, then this is the place for you! They also pay people to write fake 5 star reviews for them.

Read more80 on the Commons is an incredible living experience! It was always my dream to live downtown for a year, and I chose 80otc as my home. The staff were friendly and helpful (particularly Ryan and Katie), the views are spectacular (see attached photo, taken from my unit's balcony!), maintenance was very responsive (but hardly ever needed), the other tenants were friendly, and the location is absolutely unbeatable.
Location: I would walk part of the Scioto Mile almost every day, and Mikey's, Dirty Franks, and 16-bit (all minutes away by foot) were a regular part of my lifestyle. Cosi was less than a 15 minute walk, and Kroger was less than a 20 minute walk. On a more adventurous trek I could make it to the North Market, Columbus Convention Center, and the Arena District. Most of the great Columbus theaters (Palace, Ohio, Southern) are in striking distance. Heck, if I were a pitcher, I could have hit the Ohio Theater with a baseball from my balcony. If it hadn't been cancelled, I would have been able to see Red, White, & Boom from my balcony as well. It truly was a sad year for Covid because there's probably no better spot in Columbus to enjoy city life.
Energy costs: I was shocked by how low the utility bills were every month. I'm somebody who likes it very cool during the summer, and my energy bill went up maybe $20 during the hottest months. In the winter, I was pretty much able to keep my heat off, and the ambient temperature of the building kept my place plenty warm.
Staff: Katie, Ryan, and their maintenance staff were absolutely amazing! I can't really say enough great things about them - they really made my stay at 80otc memorable. They always greeted me on the way out or in from my walks, immediately helped me with concerns that I had, and were gracious and flexible with my lease. The one time I had a maintenance issue (literally one time), they responded almost instantly and solved the problem for me.
Cons: I do agree with some of the other posters here, the half-open footbridge was a minor annoyance. The staff is well aware of it and mentioned that they are exploring options. Really though, I ended up not caring as much as I thought I would. The reality is that many other apartments in the area don't even have a half covered footbridge to get to the nearest parking spaces, so it's still a net plus (over having to cross a road). Also, expect a little latency on the elevators, and factor in a little extra time during move-in and move-out. Not a big deal, but I wouldn't have said "no" to an extra...
Read moreWe truly enjoyed our time living at 80 on the Commons and dearly miss our apartment there. The units are modern with expansive views of the Columbus skyline. We hardly ever heard our neighbors as the building has immensely sound construction. I do want to share a few cons to the complex for your consideration, although I’d still recommend living here once staffing settles. Trevor, the property manager, joined 80 at a very tumultuous time with little to no staffing and many, many backed up maintenace requests and angry residents (myself included). One might call it an impossible task. Trevor was excellent to work with, responsive, and caring as he worked to resolve issues we ran into. Staffing was a huge issue during the end of our time at 80 – for both leasing and maintenace. This was not the case during the majority of our lease but definitely impacted our maintenace experience during the last few months of our lease. I hope Coastal Ridge can resolve this as it severely impacted our resident experience. Coastal has offices (maybe HQ?) in the 80 on the commons building, and this still did not seem to influence their desire to step in and help Trevor who was essentially forced to be the property manager, leasing staff, asst property manager, and maintenace team. Do what you want with that information about Coastal Ridge as a property management company. You share parking with the businesses in the building, so if you leave and return within the work day, expect to park very far away from the sky bridge entrance. The sky bridge itself promises to keep residents dry during rain, but, in all honesty, it does the exact opposite. Expect to walk through large puddles and be hammered with rain when walking on the sky bridge. Reserved Parking passes through the Commons garage are also cheaper than the 80 on the commons reserved parking. Residents during our time with 80 were immensely inconsiderate and left their pet’s poop and pee everywhere inside and outside of the building. Expect to see pee in the hallways and/or elevators at least a few times a week. Residents refuse to clean up their pet’s defecations, unfortunately. While there is a common area cleaning staff, you can expect that pee or poop to sit for sometimes hours at a time.
