I lived here from July 2023 to February 2025.
High points: Active and Attentive Security: Doors in lobby are locked at all times, all stair doors are locked so no one can enter your floor without a fob. After hours security guard monitors main entrance to building every night and will not let anyone (even delivery people) in without intercom code. They will also learn resident faces and help you in late at night through delivery people which is a nice touch. I also noticed them doing checks of corridor floors and parking garages. The garage is also extremely safe, residents park on high floors so car break ins are non-existent.
Amazing Office Staff: Building manager and leasing agents have been at building 10+ years and really care about the building and their residents. The building manager and one of the leasing agents live in the building and are very attentive to elevators going down or anything else that happens after hours. Bria and Thomas went above and beyond for me on a weekly basis and were attentive to any requests that they could help with.
Wow factor on a budget: I lived on the 24th and then the 31st floor, prices of Republic Tower are very appealing compared to other apartments in the area. They also just finished repainting all the corridor and main areas of the building when I moved out. The units are almost completely silent to neighbors given the construction of the building. There are only 12 units per floor which makes for a high end living experience for multi family. Both of the units I lived in were near pristine for the age of the unit and had no maintenance issues. The views are amazing and if you get a unit on a high enough floor the sounds of downtown are not bad either. Lower floors (below the 20th floor) you will hear street noise. Maintenance requests were completed within a couple days and the maintenance people were great.
The neighbors: For the most part the other tenants in the building are amazing. I met and talked to multiple people in the elevator who had lived in the building 8-12 years. I always had great conversations with really interesting people in the elevators. There is a good mix of young and old demographics which make the building feel like a true neighborhood.
Low Point: Unfortunately Gables withheld over 50% of my security deposit after a 12 month lease. This is likely more of a revenue problem from Gables though and not a reflection of the building or staff. Just be ready to lose some of your security deposit when you move out.
Guest parking is a hassle, the building only allows guests to park after hours and on the weekend for free, better than some buildings downtown who do not offer guest parking but after a few months it gets old. (There are 3 guest passes for the building you can reserve for guests to park during business hours).
Amenities are dated, the pool deck is okay but is a little dingy, I never went on the amenity floor or gym, both need to be renovated. For the price of the unit it is what it is. Same thing goes for the lobby furniture and office area, new furniture would go a long way down there.
Overall I loved my time in this building, the people who live here are special. The building is historic so elevators will go out, it’s just part of living in an old building. I never had to take the stairs - one elevator was working at all times.This is a rare property for Dallas, if you want living that feels like a major city - NYC or Chicago, move here. Read moreThis place looks great inside. I love our layout and the location we are in. Great view from our unit. That's where my pros stop. We were lucky to see our unit before move in date and noticed some issues with the unit that needed be taken care of before we moved in. Issues like backed up toilets and a couple cleaning concerns. Nothing was done before we moved in so we had too deal with a sub in the toilet for the whole first day.
Also, some sort of fungus was in the drain of the sink. Cabinet shelves are unusable because the wood where the pins go in to hold the shelves up are destroyed. They offered to drill screws in it to help a little but they will not replace the cabinets. Paint is chipped pretty bad. Shower door can't close because it was bent some how. Chips on the tile flooring and wood flooring. Toilet seats weren't replaced before move in, so yeah they were pretty nasty. The unit basically just went through a 10 minute cleaning before we moved in and had to wait a long time to get it done after we moved in. Dish washer was dirty. All together a really bad up keep of the unit. The only things handled since we moved in mid August so far was toilet plumbing, and cleaning (sort of), most of it had to be done by us.
The key reason for the problems, I believe comes from the lack of communication. The main girl in the office, I feel, does not try to inform the individuals she needs to inform in order to get the job done. She has an attitude at times and it seems she just want to get you out of the office as quickly as possible. When we were viewing before our move in, she rushed us through the property. Just sucks with people like that, knowing you normally will deal with her, but everyone else in the office is great. They always do their best to take care of you.
Make sure you have a vehicle that had great turn radius. The garage navigation is tight, and I have a truck. You will always find a space when you do make up.
There are key fobs to access the building and to use the elevators. There are cameras everywhere, so we feel pretty safe. Security is at the front desk after business hours monitoring cameras, so you will always have someone around if there is any problem. One reviewer says there is bad security but we haven't been here long enough to notice.

Read moreI lived at this apartment for 2 years but I have complaints. Maintenance dented my personal washer and dryer a year ago when they were fixing a leak in someone else’s apartment and had to come through my wash room to fix it. It never was addressed. I went through 3 refrigerators in 2 years because they either leaked or couldn’t keep my food cold. The manager said I shouldn’t put too much food in my fridge as an answer to them being cheap. I never did get reimbursed the 500 I spent at Costco for the food that was wasted due to the fridge issues. When I moved I had to stay on top of sister girl (manager) not Thomas for my 60 day notice ao I could get my deposit and to not be charged additional days which I still was. The manager seemed to have a lot of snooping to do when I was moving that seemed odd. A month later and they don’t want to give me my 1500 deposit back and in fact they believe I owe them an additional 2000 for the floor. I left the apartment in great condition and I don’t allow shoes past my front door yet I was charged for a floor replacement. They stated that there were odors and extra cleaning they had to do also. Funny thing is that I’m a clean person and I came to clean the apt for 3 days after I already moved so I could get my deposit back with no issues and they still came up inaccurate data. When u leave they will make up things that are not true to keep your deposit. If u dispute it they won’t ask you for any proof but will come back a week later still asking for the same money without a proper investigation. The manager is a liar (not Thomas). Apartments are good to stay at besides the elevators always down. The manager is not to be trusted and here are some pictures of how I left the apartment and my dented washer. Good luck with the grift but i wont be back and I definitely won’t have my deposit taken and pay an additional 2000 dollars for someone’s greed and a lying manager. Additionally the odor left was the odor of Clorox and pine sol. Before cleaning the apartment my house smelled like wood scent febreeze plugins since I love that smell.
