The good - what is outstanding compared to other apartments
-1 star for Pandemic treatment. It was kinda bad, main thing to consider is that they told me multiple times that they will take care of me if i am unable to fly out, which they did not. My flight got canceled and i am unable to leave the country, they allowed me to stay an extra month for same price which looking at the lease it adds up for 13 month lease but that isnt enough. I needed an extra month or 2 but they do not allow leases less than 3 months even at these hard times. Their hotel service (not fully Amli related so does effect the review) was price gouging and receded their offer by raising it by $700 to live there, manager from Kasa did not want to contact me nor do they answer the many calls i did.

Update and star reduction. Management left a VM saying, "thank you for the feedback but you posted misinformation." If this is true, feel free to rebuttal here, but it just tells me they don't take these reviews seriously and there will be no correction to these issues. Iâd like to double down and elaborate on a few other resident reviews regarding the pool closures. This is the second summer in a row where the pool has been closed for the majority of mid-summer heat which is frustrating in itself. This summer, closures began in early June, all of July, and now into August with several weeks still estimated. The primary cause of delays is AMLi themselves. For every pool closure, crews are rarely onsite working on the issue and when they are, there is no supervision ensuring they are productive. When crews are onsite, they are the primary funnel of information for the residents as we receive very little communication from upper management. We, the residents, seem to know the status of the pool days prior to management as evident by AMLi not supervising their contractor and their significant delays in updating residents (if at all). The latest news - the contractor couldn't begin work after several weeks because AMLi had failed to hire someone to FIND the leak (ie, the contractor on site didnât even know where the leak was until weeks after the initial pool closure.
Coming from the construction industry myself, this also likely means that AMLi has been paying a contractor on time-and-materials to sit around and do NOTHING for weeks prior to knowing what they even needed to work on. AMLi is bleeding money into the problem but seems unable to effectively manage the repair and is likely being taken advantage of by their contractor who is milking as much as they can to sit around twiddling their thumbs.
AMLi has not and will not offer any sort of compensation or reduced rent for lost amenities. Management tells residents that âyou arenât charged for amenitiesâ as there is no line item on the monthly bill. But, I pay a premium rent FOR amenities, so I absolutely DO pay for them. For a lower price, I already plan to move to one of the nearby apartment complexes for significantly higher square footage, as good (if not better) views, similar amenities, and the same general location with access to Commons Park, Downtown, the stadiums, and LoHi.
Oh, and working pools.
Another example of poor urgency and management for key maintenance issues is the sewage leak on B2. I reported the sewage leak on B2 THREE times over the course of about a month to various staff and they continued to allow the leak to progress in the garage and into the B2 storage space. The stench down there was hard to miss, so Iâm not sure when the last time AMLi staff went down there, smelled it, and figured âthatâs a completely normal feces smell in our basement that we donât need to worry about.â Youâd THINK that a sewage leak would take precedence over pressure washing the remainder of the garage (prior to the leak being managed, so theyâll have to pressure wash again anyway), but it wasnât. Instead, AMLi forced residents to change parking zones in the garage and park in the feces smelling B2 level while they pressure washed the non-sewage areas of the garage. You canât make this stuff upâŚ
The âWe Are Listeningâ Emails show no examples of âlisteningâ to these recent and past reviews. All they are is copy/paste of community rules such as no door or balcony mats - I understand these are required by the fire department, but I see no reviews here complaining of resident door mats... When is AMLi going to listen to the residents?

   Read moreI have to agree with the review that talked about mismanagement. I toured this apartment complex two days ago, and met with Sydney and Lauren. They were both total sweethearts, and I felt really good about the complex (at this point). I learned that in their application process, they have you connect your bank account to a third party company for income verification. This typically will allow this third party company to have access to your entire account, down to the transactional level. When I told Sydney that I absolutely was not comfortable with that, being a high income earner and someone who invests, she said that was totally fine- that I could email them PDFs of my income verification the same as I have for the past 20 years renting apartments. So, I applied and emailed her what she needed for income verification.
The next morning, a woman named Whitney calls me, from their âapplication teamâ. Whitney was extremely rude and forceful - she told me that under no circumstances would those PDF files be accepted, that everyone had to connect their bank account to this third party company. I told her that under no circumstances would I be doing that and asked to talk to a manager (spoiler- no manager ever contacted me.) I reached back out to leasing, and this time someone named Alan was in the office. Alan was kind and said heâd call Whitney to get it resolved. Then Whitney sent a few more rude emails and at this point I decided this just wasnât worth it. I asked to cancel my application, since you get your application fee back within 24 hours of applying if you cancel. Then Whitney sends me a denial email. It took me sending multiple emails to these different parties to explain that I canceled my application before she decided to deny me (because I refused to give a third party access to my bank account), and then Alan finally contacted me late yesterday saying that I would get the application fee back. I never got any explanation why one day, the leasing office acted like it was absolutely fine for me to prove income with PDF documents and not connect my full bank account, and the next day they said the exact opposite.
For any consumer out there considering renting here- please think very carefully if you are comfortable with a third party company having full access to your bank account. With me being a six figure earner and having investments, this was an immediate no for me as this is not secure, and for them to try and force me to do this was the most unprofessional thing I have seen in 20 years of renting luxury homes. Iâve rented in London, Seattle, Los Angeles, Chicago, and Washington DC and have never seen such a disastrous management company. That Whitney person also should be fired for the way she talks to potential customers - totally unprofessional.
EDIT July 24th 2025: This company openly advertises that if you cancel your application within 24 hours that you get a full refund of the 125 fee. I canceled my application 18 hours after applying and they only refunded me 100 dollars. This is fraud and false advertising. It has taken multiple emails to this company now to even get a response, and the manager simply said that somebody else will be reaching out to me. I have never seen such an unprofessional leasing company in 20 years of renting luxury homes in varying cities. To anyone considering renting here- please be careful.
