🚨🚨🚨 Their 30-year tax credit is ending January 1, 2026 they won't be offering Federal Housing, and they haven't disclosed it to residents!!!!! They are also concealing this fact by NOT disclosing it when you inquire about renting. Greystar staff and the owners, TRDwind HEB, LLC/Tradewind Residential, are as dirty as they come. Know your rights, like me, and get out of your lease if you're still living here. If you're looking to rent here, DON'T DO IT!!! 🚨🚨🚨 HORRIBLE x INFINITY!!!!! For your sanity, safety, and financial piece of mind, stay FAR away from this God-awful relic of a building. Greystar Management (an oxymoron) is equally as bad as the building’s failing infrastructure. Your utilities will be 3x what they write on your lease, in addition to nickel and diming you with other fees. There is a revolving door on tenants and the office staff. How people stay there for years is beyond me. If you have a disability, hear what I'm about to tell you, the ELEVATORS BREAK DOWN ALL THE TIME!!!! They are old and need replacement, but the slumlord owners won't spend the money. They are operating elevators in May of 2025 that have not been inspected. The one that's in service is dangerous and violates more laws than I can count. If I can save one person from the horror of my last six months as a resident, then I've done my job. I beg of you, do NOT move here. The ONLY elevator that services the parking and bulk trash hasn't worked in months, which is serious ADA and Section 504 violation. If you're disabled, you are screwed and they couldn't care less. And to the BOT response that's incoming where it'll say how sorry they are, ignore it. It's not from a real person. It's artificial intelligence. Oh, and the windows in the entire building are painted shut! This is a code compliance violation, yet it's just business as usual at Historic Electric Building. Check out the video where it took 2 big guys 90 minutes to open six windows. They only sent these two guys after the building was ticketed. They ignored the warning, and then when they took a financial hit, they responded as though my apartment was on fire, which they tried to enter with NO notice. My dog stopped them. Do Not Move Here!!! Yes, they take vouchers (for now), but don't be fooled by the pretty veneer. What's underneath will feed on your soul and make you wish you had listened to this review. Don't be fooled by the positive reviews here. The office staff is instructed to BULLY the new tenant by demanding they give a 5-star review before signing the new lease. This happened to me with Danielle. I told her this was unethical and I wouldn't do it. Her response was, "Well we just have to sit here until you do". So I filled it out, and told her I was deleting it the second I walked out, which I did. This kind of treatment should have been a red flag. Oh, and she was a no-show for my first appointment in the building. Then she messed up my HAP contract. This was the fabulous property manager they brought in to "fix things", her exact words to me. She was the best they could find, apparently, and that was scraping the bottom of the barrel. Read between the lines with the reviews. If they were any good, they would be consistent across the board. They're most definitely not. Listen to what I'm telling you, please. If I could leave NO STARS I WOULD!!! Horrible place to live! I stayed here a year. For the first 8 months I had NO HOT water or NO water at all. We had several residence meetings off property to try and figure out ways for residents to get things fixed or get out of leases without penalties. The year that I was there we went through a total of at least 10 managers. None of them could believe all that we were enduring . Roaches,Elevators never worked all at once if at all. Several nights I had to walk up 12 flights of stairs. I’ve even watch a disabled resident crawl up from the garage in the basement up to the first floor to use an elevator that could get him to his floor. My windows were painted shut after 6 months of being there. Including the fire escape. They promised me that they were going to have them reopened but NEVER did. I was scared of being trapped in my apartment in case of a fire. I woke up to water gushing down my walls and that was never fixed from inside my apartment as well. They would randomly charge for utilities they weren’t even able to explain what they were for. I’ve been gone now 3 months and they have yet to return my calls for my deposit. I spoke to the manager now Danielle and she said she would return my call that she was on the phone and she Never did.. Left several messages with NO RESPONSE.I would like to know how I will be receiving my deposit. I’m sure they will try everything not to return although my apartment was left spotless. I could go on for days on here but I just don’t have that much time! STAY AWAY FROM THIS PLACE! You will regret it! They don’t care about their residents. Ps. I had homeless people staying above me at one point and all kinds of people staying across the hall from me in one of the units that were being leased out as a air B & B. HORRIBLE and NOT SAFE!

This place is a dump. They try to cover up the fact that it's outdated, falling apart, and all-around unkempt by calling the building "historic." The hall floors don't match - half is fake wood, and the other half looks like nursing home tile. You have the option for lovely views, but you cannot see out the windows due to the grime caked on them. Another thing to watch out for is insects - especially roaches and wasps. The day I moved in, there were roaches in my dishwasher and bedroom. 4 months later, I still see roaches all over the place. While they have tried to treat them, it hasn't been effective. I think the building has an issue. It's to the point where roaches are getting into my food. Don't live here. There are nicer places to live downtown, I promise.

This place is a dump. They try to cover up the fact that it's outdated, falling apart, and all-around unkempt by calling the building "historic." This place should be CONDEMNED. I took a tour today and was absolutely APPALLED. Where to begin?? To start, the parking garage which looks like an underground sewage where the Teenage Mutant Ninja Turtles would reside is atrocious. Extremely tight, nasty and dark. It would be bad enough even if it was free but it’s not. $135 bucks a month to park.

Next, the stairwell to the main floor looks like somewhere where drug addicts and homeless people would hangout. Not woman friendly to say the least.

As far as the elevators, just read the past reviews. I felt sketch just taking them to do my tour.

Now the apartment itself. It’s coming up on a 100 years old but why does it look like a thousand years old? The walls and windows had countless layers of paint on them with so many patches and ā€œrepairsā€ coming through there was not a straight, flat surface in sight. The whole place smelled like mold and was DIRTY beyond belief. You could not even see out of the windows and the blinds and floor were covered in dirt. The windows did open but had NO screens. This was on the 9th floor. Seems like that should be an issue.

When I asked about the utilities I got a long story that by the end of it I had no clue how I would be charged or how much. I did hear the word ā€œthird partyā€ several times which definately threw up some red flags. You can also hear about that in past reviews.

Once we finished touring the apartment we headed back down to the offices when we encountered two people moving in that obviously indulged in the ā€œpartyā€ life to be polite. Not folks I would want to be my neighbors for sure.

All this is coming from a 41 year old single man so I cannot even imagine a woman or children feeling safe in this environment. Also looks as though they allow federal housing folks mixed in with paying tenants which does NOT mend well.

I will say my guide Rory was nice and answered all my questions to the best of his ability. I don’t blame him.

Overall this place was APPALLING at best. The city of Fort Worth should shut this place down IMMEDIATELY. It is beyond hazardous and there is no way that it meets all the building codes and standards. NO WAY.

We had several residence meetings off property to try and figure out ways for residents to get things fixed or get out of leases without penalties. The year that I was there we went through a total of at least 10 managers. None of them could believe all that we were enduring . Roaches,Elevators never worked all at once if at all. Several nights I had to walk up 12 flights of stairs. I’ve even watch a disabled resident crawl up from the garage in the basement up to the first floor to use an elevator that could get him to his floor. My windows were painted shut after 6 months of being there. Including the fire escape. They promised me that they were going to have them reopened but NEVER did. I was scared of being trapped in my apartment in case of a fire. I woke up to water gushing down my walls and that was never fixed from inside my apartment as well. They would randomly charge for utilities they weren’t even able to explain what they were for. I’ve been gone now 3 months and they have yet to return my calls for my deposit. I spoke to the manager now Danielle and she said she would return my call that she was on the phone and she Never did.. Left several messages with NO RESPONSE.I would like to know how I will be receiving my deposit. I’m sure they will try everything not to return although my apartment was left spotless. I could go on for days on here but I just don’t have that much time! STAY AWAY FROM THIS PLACE! You will regret it! They don’t care about their residents. Ps. I had homeless people staying above me at one point and all kinds of people staying across the hall from me in one of the units that were being leased out as a air B & B. HORRIBLE...
