WARNING: ILLEGAL DEPOSIT DEDUCTIONS & GROSSLY INCOMPETENT MANAGEMENT A serious warning to anyone considering renting at G12 Apartments: DO NOT RENT HERE. My experience has been an absolute nightmare, specifically regarding their unlawful handling of my $2,360 security deposit. I officially moved out in December 2024. At that time, the manager, Summer, explicitly promised me over the phone that my full deposit of $2,360 would be refunded. What followed was a masterclass in mismanagement, chaos, and a complete disregard for tenant rights. Under California law, a landlord has 21 days to return a security deposit or provide an itemized statement of deductions. G12 completely ignored this legal requirement. I had to wait for nearly SEVEN MONTHS, after countless unanswered emails and calls, to finally receive a check in mid-June 2024. The check was for a pathetic $230-something, over $2,100 less than what was promised and legally owed to me. Since I pointed out this massive discrepancy, every single one of my emails has been met with complete silence. Management has resorted to ghosting me entirely, refusing to address their error. This isn't a simple mistake; it's a sign of systemic failure, a lack of integrity, and what I can only describe as bad faith withholding of my funds. This incompetence is not new—I experienced frequent incorrect billing issues throughout my tenancy. The actions of G12 have not only caused me significant financial loss but also immense stress. Their illegal withholding of my deposit, endless delays, and refusal to communicate are unacceptable and predatory. For your own financial security and peace of mind, I urge you to STAY FAR AWAY FROM G12 APARTMENTS. Don't be fooled by the building's appearance; the management is fundamentally broken and operates without integrity.

I cannot emphasize enough how awful this building is. There's roaches on all the lower floors, near the trash chutes and garage. The elevators are constantly breaking. Leaving no access to the garage and only one working elevator for hundreds of tenants. Water leaks and floor strips that haven't been fixed for months. My packages have been opened/gone through in the "secure" package room that only staff has access to. They spam your email with a daily reminder not to park in the retail lot but cannot be bothered to respond to emails or messages. You'd be getting much more for your money right across the way at E on Grand. I am counting down the days until I can move. The ONLY good thing about this building is the night time security team.

While, I did enjoy living here and have few complaints one major issue i’ve had is lack of responsiveness from the offices. They said i had a balance upon moving out which i found strange because i did get a portion of my deposit back, then to later say it was their mistake but never cleared it and reported it to collections. Obviously, it’s effected my credit and no matter how many times I call or email, they do not get back to me nor clear the balance so it can be removed from collections. It’s extremely frustrating to deal with this over a year after i’ve moved out and the lack of response is ridiculous. So while you may enjoy living here for a while, you may have more annoying issues upon actually moving out.

⚠️ PUBLIC SAFETY WARNING — DO NOT MOVE INTO G12 DOWNTOWN LOS ANGELES ⚠️

This is a formal public statement documenting the serious crimes, safety hazards, and gross negligence at this property. I have filed MULTIPLE POLICE REPORTS for theft, trespassing, assault, and other incidents. Management, security, and ownership have engaged in conduct that can be considered NEGLIGENCE, RECKLESS ENDANGERMENT, TRESPASSING, THEFT, and AIDING AND ABETTING CRIMINAL ACTIVITY. Living here has left us scared for our safety, our property, and our health.

SECURITY COLLUSION & CRIMINAL FACILITATION

The building’s security guards have been caught SMOKING WEED on duty, abandoning the front desk, and SLEEPING instead of monitoring the building. They are COLLUDING AND CONSPIRING with outside individuals to BREAK INTO RESIDENTS’ VEHICLES, vandalize them, and STEAL property. I personally saw a stranger — clearly not a resident — hanging out with security, commenting “Nice car” about my vehicle. The next day, that car was broken into. There are NO CAMERAS anywhere, only an “hourly patrol” where guards take photos of “key points,” which is useless for preventing or solving crimes.

FAILURE TO PROTECT & RECKLESS ENDANGERMENT

During our move-out, a man broke into our rented cargo van, rifled through our belongings, and attempted to HOTWIRE another car. MAINTENANCE AND SECURITY STOOD BY WATCHING as this happened and did nothing — no intervention, no police call. When we confronted the man, he PHYSICALLY ATTACKED US, and staff still did nothing. We were terrified for our safety. When I tried to file an official report, I was told they couldn’t because “management isn’t here on Sundays.”

MULTIPLE THEFTS & DOCUMENTED POLICE REPORTS

I have lost thousands of dollars in stolen packages — including DESIGNER HANDBAGS, clothing, electronics, and UGG boots. My car was vandalized and robbed. My apartment has been unlawfully entered without notice, my belongings disturbed, and my house key stolen. Management denied entering until I filed a POLICE REPORT for TRESPASSING and THEFT, after which they suddenly “found” my key — PROVING they lied.

UNLAWFUL ENTRY & TRESPASSING BY MANAGEMENT

Management has entered my unit in violation of California Civil Code § 1954. These unauthorized entries were followed by missing property, damaged belongings, and deliberate cover-ups. This behavior constitutes TRESPASSING, THEFT, and UNLAWFUL ENTRY by those entrusted to safeguard tenants.

NEGLIGENCE & HEALTH CODE VIOLATIONS

My dishwasher and garbage disposal exploded, spewing RAW SEWAGE WATER from all seven floors above into my kitchen. It destroyed rugs, furniture, and personal items. Maintenance took OVER A WEEK to respond, forcing me to clean a BIOHAZARD myself. When they arrived, they failed to clean it properly, left belongings wet and damaged, and claimed it “wasn’t sewage.” Plumbing backups are frequent, sending contaminated water into lower units, and management tells residents to “just wait” even when the water is unsafe.

FILTH, UNSANITARY CONDITIONS & HABITABILITY BREACHES

Outdoor seating is covered in DOG URINE, trash sits in hallways and elevators for days, the exterior is marked with GRAFFITI and human waste. Amenities like the pool and rooftop are closed for months at a time for “construction” yet remain half-finished and unusable. The rooftop furniture is broken, urine-soaked, and reeks of waste. Under prior management, cleaning was regular — now it is nonexistent.

FIRE SAFETY VIOLATIONS & PUBLIC SAFETY RISKS

I have called the police and fire department multiple times for FIRES started just outside the building. Security ignores them entirely, leaving residents at risk. I have personally had to step in because staff refused to act. This is a blatant breach of their legal obligation to maintain safe premises and a direct threat to human life.

Living at G12 in downtown Los Angeles has been the most unsafe and horrifying experience I have ever had in a residential building. What residents are subjected to here goes far beyond “bad management” — this is systematic NEGLIGENCE, COLLUSION, and outright RECKLESS ENDANGERMENT. I have personally filed multiple POLICE REPORTS because of what happens inside this property, and the pattern of behavior shows this building is a legal liability and a public hazard.

SECURITY AIDING CRIME The so-called “security” here is nothing more than a liability. They are regularly absent from the front desk, caught SMOKING WEED, or literally SLEEPING in the clubhouse. Instead of protecting residents, they are COLLUDING AND CONSPIRING with outside individuals. I personally witnessed a man — not a resident — socializing with guards, commenting “nice car” about my vehicle. The next day that same car was broken into. This is not a coincidence, it is active participation in criminal behavior.

PHYSICAL ASSAULT AND FAILURE TO INTERVENE During our move-out process, a man broke into our cargo van, attempted to HOTWIRE a nearby car, and physically ATTACKED us when we confronted him. Security and maintenance were right there, WATCHING, and did absolutely nothing. No intervention, no call to police, no accountability. I have never felt more unsafe in my life inside a residential building.

UNLAWFUL ENTRY AND TRESPASSING BY MANAGEMENT Management has repeatedly entered my unit without proper notice, in violation of California Civil Code §1954. This destroyed my rugs, furniture, and personal property. Maintenance refused to respond for over a week, leaving me to clean up BIOHAZARD contamination myself. When they finally arrived, they trashed my apartment, left items soaked in sewage, and then tried to argue it “wasn’t sewage water.” That is negligence at the highest level.

FILTH AND DECAY The building itself has deteriorated into filth and ruin. Dog urine stains cover the outdoor furniture and patios, trash lingers in hallways and elevators for days, graffiti covers the exterior, and homeless individuals sleep outside unchecked. The pool and rooftop are frequently closed for endless “construction,” while broken umbrellas, dirty furniture, and urine odors make the common areas unusable. Under the previous management, cleaning was consistent. Under the new regime, it is non-existent.

ONGOING SAFETY THREATS There have been fires started outside the building by homeless individuals. I personally have had to call the fire department because security ignored them. Packages worth thousands of dollars have been stolen. Cars are vandalized and robbed regularly. Residents are left unprotected while management makes excuses and security turns a blind eye.

FINAL WORD This building is not just mismanaged — it is a DANGEROUS and UNLAWFUL environment. The property manager Summer charged me a $25 trash fee for leaving my trash outside. She stated she went through my trash to identify me (red flag). Summer has stated that shes left numerous voice messages about my trash being an issue when today was the first day I received a voice message from her. I asked when the previous voice messages were left to ensure i dont miss communication from the property and she couldnt name a single date or time when she left a voice message, which is interesting considering shes claiming shes called numerous voice messages.

I went to her office to see if I can make sure she had my updated phone number as I was concerned that i missed her numerous voice messages. Instead of remaining professional she continued to interrupt me and spoke to me condescendingly asking why would you leave the trash there and do you think i like having to dig through peoples trash. Does this sound like professionalism to you when a resident asks, "When did you leave me a voice messages."

I was surprised at how unprofessional she was carrying herself through this conversation considering shes managing a property.... In addition, I did not receive prior notice about a fee rolling forward about the trash being left out so I emailed her asking to forward when this notice was sent to residents. I am still waiting. Overall, the conversation with the property manager Summer was unproductive as she continued to speak over me and avoid answering my clarifying question about when she left voice messages about my trash. I had to end the conversation by pointing out that she was speaking over me and I was only in her office to make sure she had an updated phone number and asked when she left these numerous voice messages. I've called Waterton and left them a detailed voice message in regards to Summer and followed up via email and have not received a response yet.

In addition, in a separate incident - I was charged for renters insurance when I had renters insurance. I was told to submit my updated renters insurance to receive the reimbursement and when I followed up about a month later they stated to wait so I followed up again and they let me know that they received an old renters insurance from me. I couldnt believe it took over 2 months just to check on it to say they didnt get it. I was provided a link to upload directly instead of having to wait another 2 months for it to be reviewed and verified. Warning - You def have to be on top of everything here. You have to keep a paper trail of everything here and not delete a single voice message bc they (summer) will claim that she has left numerous messages but can't share a single date or time. The conversation ended by her calling me by the wrong name. I had to correct her and remind her of my name. I was in communication with her all day about the trash and renters insurance incident. I introduced myself as I walked into her office.

If waterton does not want to have a conversation with Summer about the importance of remembering a resident's name while shes actively having a conversation with them... then they're screwed lol I can't believe the incompetence she had and the unprofessionalism she displayed as well as the trust that Waterton has instilled in Summer to manage an entire property when she cant even recall a person's name mid conversation when shes been talking to them via...
