As someone who has lived here 11 months, I can certainly give a full review. I pay $2,620 (not including parking, trash fee, pet fee, & utilities) for a 1 bedroom with about 825 sq ft on the 17th floor. I would recommend touring this place at night on a weekend before signing a lease b/c of items listed below. Itâs also important to know that a ton of people in the building have complained about all these issues to management & they do not care. Management is also poor about communicating w/residents, especially when cars are stolen.
Noise: The loudest building in the city! You will notice my pic of the Exxon across the street. There is 52 cars & 41 motorcycles there & this is typical of a weekend night & even some weekdays. They rev their engines & blare music all night. Even living on the 17th floor it is so loud that I hardly sleep. If you move here, you will not sleep unless you rent a unit facing the pool/interstate. As this will never stop. Most of the residents have called the police department & they constantly say they they cannot do anything about it. Also, there is construction on several high rises all night M-Sat. The only day the contractors take off is Sundays. They jackhammer, blast, run the cranes, etc literally all hours.
Air BnBâs: When we all moved in we were told by management that there would absolutely be no short term rentals. We also signed a statement as part of our lease that we would not rent out our units or we would be evicted. That is one of the reasons I choose this property, b/c I cannot stand living somewhere that allows it. We were definitely lied to b/c there is Air BnB guests here every single weekend. Bachelorette parties & management allows them to use all of the guest amenities. So now our pool is mostly filled w/people who do not live here. They even trash the place & management doesnât care. My 2nd pic shows a group checking in.
Guest parking: One of the main reasons I choose 1200 b/c I was told there is unlimited free guest parking. Lauren (previous manager) even told me if I run out of passes, just fob my guest out. So that worked great until a month ago when they decided to remove our guest parking. If your guest stays more than an hour then they have to pay $20/day to park here. So if you ever want to have a friend at the pool or have a significant other visit, it will be a costly relationship. We have no idea why they did this, other than them being money hungry b/c we generally have 50+ open spaces.
Parking garage: You have to pay $100/vehicle per month. That is no problem b/c other properties downtown charge the same fee. What is a problem is that we have had at least 3-4 incidents where cars have been stolen out of the garage & ton broken into. Management refuses to get cameras on each level & only has the one when you enter/exit. Their solution was to hire a parking management co to boot residents cars if they have their sticker in the wrong place, do not have a sticker at all, or if theyâre parked in a marked space.
Amenities: The rooftop lounge is beautiful, as is the 8th floor lounge. The pool is nice as well. Theyâre limiting each resident to only 2 pool guests but have been generous to not be too strict unless there is no chairs left. If the Air bnbs werenât a problem, there would be plenty of chairs for guests. Gym is nice w/typical equipment. It does have a few Pelotons & an outside grass area for yoga. The one issue I have with the amenities is that they now rent the rooftop to outside guests for $250. The amenities are supposed to be for residents!
Units: The units have light color pallets & most have large windows, which I love. Built in wine rack, wood floors, large closets & hall trees for coats, etc.
Concierge: The staff at the front desk is friendly & always attentive. Theyâre actually places here by a 3rd party, so theyâre not UDR/1200 employees.
Whole Foods: I will say, I have gotten spoiled having WF downstairs & a Publix w/in 1/2 mile. I do love the convenience.

   Read moreI just completed a 15-month lease at 1200 Broadway. First, the pros: Living above Whole Foods is great. My unit (1 bedroom) was spacious, and I really liked the layout. I much preferred the gas cooktop. Staff were typically responsive to maintenance issues, although there were perhaps too many of these. Once an Uber to the airport was going to be about $50 and instead the concierge drove me there herself.
Next, the cons: As other reviewers have noted, the noise is simply unbearable. I have lived in large urban centers for a substantial portion of my life and have never experienced anything so horrendous. You expect background street noise and, in a growing city, noise from construction. However, commercial construction (ongoing at 1221 Broadway and now at 12th and Grundy to the north), as well as periodic utility and road construction, including detonations, jackhammering, etc., take place overnight and on weekends. The Exxon/7-11 across the street is a meet-up for motorcycle groups, typically on Friday and Saturday nights, that rev their engines until around midnight or later. The 7-11 has taken to blasting opera music outside 24 hours a day, 7 days a week, to discourage loitering (I complained to 7-11 corporate and the City of Nashville). Add to that the McDonaldâs where people blast music out of the cars past midnight. I âluckilyâ had a spacious interior walk-in closet so that I could take the cushions off my couch and sleep on the closet floor in relative quiet. Yes, $2700/month to sleep on the closet floor. The leasing staff reading this review will tell you that the exterior noise is out of their control, and of course theyâre right. But I was told when looking at the building that it was built with noise-control in mind, with modern construction methods, and this clearly was not true. The windows do not deaden the exterior noise at all; Iâve been in a building with triple-paned windows, and they work well. Maintenance issues are far too common. When we moved in, the kitchen sink leaked, and the A/C condenser failed (in late June). Clearly nothing was tested prior to our taking possession of a new unit. The carpets were supposedly cleaned but were full of construction dust and stained by adhesives; management had them steam-cleaned at their expense. Every time I would make an inquiry to the leasing office or schedule a service through the concierge desk (for example, reserving freight elevator), I was first âinstructedâ that I could do that on the resident app. I already knew that. If I wanted to use an app, I would. But I didnât want to. I wanted to talk to people and have them do their jobs. The apartments are billed as âluxury,â but the cabinets are cheap and poorly installed. In our unit, the countertops had large chips and the appliances already had large scratches and dents. Being nickel-and-dimed. Want secure storage for your bike? $15/month. At one point I considered transferring my lease to a different unit (Stockholm syndrome?) and was told there would be a $1000 feeâŚto continue my lease in a different unit. People do not consistently leash their dog. There was dog pee in the elevators almost daily. In addition, dog owners who took their dog outside on Broadway allowed their dog to pee on the post right outside the front entrance, and the pee would collect in sidewalk cracks and bake and dry in the sun, forming almost a paste of dog pee that people would track into the entrance. The average tenant was just not my crowd. Even before vaccination became available, many people did not wear masks in the elevators and other common areas. I like to relax by and take a few laps in the pool. Instead, you have crowds of people, each with their own music speakers, wading in the pool and drinking hard seltzer.
I do not own a car so cannot comment on the parking or security issues that others have reported. Bottom line, if you love noise and have money to burn, 1200 Broadway is...
   Read moreI moved into 1200 Broadway at the start of the pandemic and wonât be renewing my lease; let me tell you why:
Security: The parking garage is NOT safe. Since I have lived here, 3 cars have been stolen and multiple broken into. The management team sends out emails âremindingâ residents to lock their doors and take valuables. Still, these emails are very much about pointing fingers at the resident and not the lack of security. They have limited cameraâs in the garage and refuse to fob the elevator banks. The building is close to major highways, and it only takes seconds for the perpetrators to be gone. I no longer feel safe walking through the garage (regardless of the time of day), and Iâve lived in some of the most dangerous countries and cities. We pay an extra $100+ a month for this garage; they could use some of that money to pay for better security.
Airbnb: I was told 100% that the building would not allow any AIRBNB guests. This was false advertising. Corporate UDR rents space to KASA, which in turn lists it on Airbnb. These guests often come just for a long weekend to party and use our amenity spaces. We are only allowed one pool guest, while 6 people can occupy an Airbnb 1 bedroom and use up all the chairs if hanging by the pool. They are loud, messy, and obnoxious. This will soon turn into party central and not the luxury building it was initially marketed.
Concierge / Management Team: When I first moved in, we had an incredible team and then was followed by Dayton, who was terrific. He went out of his way to help residents and get to know each one of us. Most of the management team also lived on the property, so they were keen to keep it lux. Since the management team changed, Dayton left; they honestly donât care. They either ignore resident requests or blame everything on corporate. They have outsourced the concierge services, and the new front desk lead, Logan, is unhelpful and just rude. I expect more from a building where each resident pays upwards of 2k per monthâthe highest rent in all of Nashville.
Bugs: When I first moved in, most of the building was dealing with a Gnat infestation. For 6 months, I had to have pest control weekly. They refused to compensate the residents for this. Again paying over $2500 a month, I donât expect to have swarms of gnats coming out of my drains.
There are better (cheaper) options downtown. If you want a lux community where the management cares about the residents, stay away from 1200...
