I had hoped to never hear the number 1818 again after moving out of a complete and total nightmare that was 1818 Church Street. It was a lovely apartment in a great building with nice amenities and a staff so bad that you’d regret every minute of your life from the time I moved in. I am writing this today 6 months after leaving to my new place where I’m happy and have had no complaints or concerns. Those issues began as we heard comments from the managers office regularly that just didn’t match reality. Comments about me personally and my friends that came over on a weekend night before we would head out to the bar that was just up the street or the amount of people I had come for Thanksgiving dinner and how that could never happen again. (9 people on a holiday). We literally had an exterior entrance and while not being the quietest people on earth we never had a complaint from our neighbors directly and I literally had three hand written notes from people in the community thanking me for various things and even included a Starbucks card for allowing them to charge their dead cell phone at my place one evening so they could get in the door. I once heard how loud my visitor was and knocked on every door in my wing and above me to find not one person who noticed it or complained. How were these office people so in the know or aware of this or that. I walked out my back door one evening to find a non company camera plugged in waist high pointed directly at my door (the only residential door within its site line) it was moved 5 days later. I had my car detailed and as it was returned I checked to ensure my sticker was in place, thankfully they had not damaged it and I pay monthly for parking so you can image my surprise when my car was towed just that evening and after paying 300 for its return I took photos and videoed the cars window showing that the parking sticker was picked off you could still tell where it was sticky and could visibly see the scrape marks. But they made me pay to get my car back. Who signed the tow order? The property manager. Why did this guy hate me so much? He couldn’t keep any staff member at all either. No one stayed in position at all and literally as I met the other members of the community I heard horror story after horror story about the things that the manager had said or done to them. Cringe worthy literally. We had complete turn over time after time until a new maintenance person came on. As as they did my air conditioning went out in July. It wasn’t repaired until August 28. It was so hot I literally almost died with windows open and doors it was still often 90 degrees I asked for an adjustment of my rent and got nothing. This maintenance lady picked on me and my house guest daily. My friend came to town for a week to visit they complained about them. Another friend napped on my porch on a sunny day after we went to the lake. They complained about her swim suit saying their was another issue with us being too loud. (In the city when every single side of the building had construction noise they are welding, banging metal with rivets and dumping pounds of concrete. It was unbelievable) twice while living here my patio furniture was completely stolen I lost a bike from the porch that was unattended for 15 min and my buddy rode his scooter over to see me and that was stolen too. We heard complaint again from the office about visitors when I went to the gym with a friends comments were made as you left the office about seeing you on the camera and after a cousin went to the pool he was asked to leave and he had just walked outside to have a change of scenery. Read moreI rented an Air B&B in this building for a girls weekend in Nashville, and I would NEVER come back here. The building manager, Catherine, was one of the rudest, most condescending “business managers” I have ever come across, and I was both amazed and appalled at how she spoke to me during our stay, especially while in front of potential renters. She made it very clear that she is not a fan of Air B&B rentals in the building, and made it a point to make us feel unwelcome.
There was a misunderstanding regarding the elevator, that easily could have (and should have) been handled much differently. Catherine was showing the building to potential tenants at the same time my friends and I were getting on the elevator attempting to find the pool level. Unbeknownst to us, there was a separate issue with the elevator from before we got on which made Catherine wait downstairs with the potential tenants for (according to her) 5-10 minutes. When she finally got on the elevator and saw us there, she immediately assumed we were holding it open for an unnecessary amount of time, and before she could even ask us if this was true, started berating us and talking down to us in front of her potential renters. We were confused and did not know why she was blaming us, but we just apologized for any confusion. A short time later, we got a phone call from the host letting us know that she complained, and informing us that we cannot hold the elevator open for any reason. Completely understandable, however , we wanted to clear the air and apologize for any miscommunication. So the next day, we went to the office to speak with Catherine and apologize , and she could not have been more rude and condescending to us. She interrupted us while we were attempting to speak to her, and made it very clear that Air B&Bs are not welcome in that building. She stated that she lost that potential sale due to the elevator confusion , blamed us for the sale loss, and stated that “people like us” cause nothing but problems for the people that live there , and are not welcome in her building. If you have so many problems with people renting Air B&Bs in your building , then you should not allow it. However, if you are going to allow it, then there is absolutely no excuse for the complete lack of professionalism and the way she talked down to guests of her tenants.
After that, she was completely rude to my friends and I for the rest of the trip. On our last day as we were leaving, my friend attempted to ask her a simple question regarding a local restaurant. As my friend was trying to ask her if she could speak with her, she very rudely interrupted her, stuck her hand up and said “any questions you have are not for me, call your host” and walked away before my friend could even get another word out. This interaction actually happened with a client sitting right in front of her. Any sales she may have lost during that time had to be a direct result of her attitude and unprofessionalism, and had nothing to do with us getting off of the elevator. Read moreI was a resident of 1818 Church for almost 2 years, all under the ownership of GVA. I will speak to you honestly about the negative aspects that you should consider before deciding to live here.
The noise: There is an active construction project across the street (40ft) that makes a constant barrage of jack-hammering, drilling, squealing, alarming, etc. In the last 4 months there have been more than 10 occasions that this intense noise has gone for 24hrs in a row with extremely bright spot lights shining through our bedroom windows all night to accompany the deafening noise. No living thing can sleep through this and they do not give any warning. This project is currently scheduled to continue for the next year+.
The staff: They had an amazing Manager (Samantha) and Repair guy (Matt) that they somehow scared away and now they can't keep anyone working in this place for more than a month. Literally, I have seen dozens of leasing agents come and go, you never know who you will be talking to when you need something and they are clearly not invested in your wellbeing as a resident. This should serve as a warning to potential employees as well.
The Rent: This complex is around 10 years old. There are multiple complexes in the area of the same age and many new complexes recently completed. GVA has decided that their rent should be comparable with the NEW apartments, not the apartments of the same age. Therefore, the rents are WAY above the market prices for the size of the units. 1818 Church is NOT a new high end apartment, no matter how much paint you sling or cheap industrial carpet you replace. Proof of this is obvious when you look at the high vacancy rate. The residents are fleeing and I haven’t heard of a single person renewing in the last year. Nobody is renting here because GVA wants $100 for a $10 bill. A tip for you GVA, SOME money incoming is better than a big fat 0 because the units are all vacant!
Fire danger: Saved the best for last. The legally required life saving fire sprinkler system has been broken for 6 months! There are almost daily fault alarms going off, sometimes in the middle of the night. I doubt the system even works at this point and we will probably all die in a fire when the sprinklers fail to go off.
