I have owned a duplex in Nashville for 38 years and have acted as manager and maintenance provider throughout that time. In the last 5-10 years things have changed in the way properties are rented. I have found it increasingly difficult to attract and keep good renters - Craigslist and other methods seem to be ignored by quality tenants and are used by people with marginal credit and integrity. The culmination of this declined occurred with 3 separate renters in 6 months, the last of which was so bad it took a lawyer to evict him and cost me well over $5000. I was referred to Browning-Gordon by a friend who was also overwhelmed by the problems with renters. I talked first with Beverly Browning. She could not have been nicer or more professional. She turned me over to one of her team, Teresa Cole, who now manages my property. I have been completely satisfied with their suggestions for maintenance, the thoroughness of their contracts, the amount of time to find new renters (less than two weeks for BOTH apartments), and especially the fact that the renters they find are of high quality and character. Teresa is wonderful and always on top of things. She is the contact and the renters deal with her exclusively. I retired from my other career as a teacher in May of 2018 and I feel like I have spent the majority of my time managing and worrying about being a landlord - those days are over. The property I rented was of good quality to begin with: interior painted in earth tones (not "landlord white"), wood floors (not ubiquitous "landlord carpeting"), functional appliances, zero pest problems (they send preemptive pest control service periodically), & they've always been friendly and professional to us.
During the time we've lived here, all necessary maintenance to the property (HVAC, exterior, etc) has been performed prior to me requesting it (including a replaced roof). All work order requests I've put in have been handled in a timely, thorough and professional manner. When I speak to the property manager,about a specific issue- I have never had to discuss the same issue or submit a work order more than once.
Teresa Cole is the real deal. Smart, friendly, professional Property Manager. (which can't be an easy line of work) In fact, everybody @ BGC does their job. (Imagine a world where everyone did their job...)
We're on our 12th consecutive One-Year Lease. Our rent has increased a total of $105/month, -despite the Nashville market going up dramatically.
I suppose we're good tenants, (always pay on time, try to take care of the place, communicate with the management company when necessary, etc.). BGC definitely holds up their end of the bargain. No question. As a result, this house is Our Home. (And we rent it! That's exceptional.)
