The 505 is touted as the epitome of luxury in downtown Nashville and yes, the building is beautiful but are the high rents worth it? In my opinion, no. At first glance it all seems incredible but once you're a resident you realize that things are not as they seem.
The pool is wonderful but you may or may not be able to use it. There are limits to the number of hotel guests, condo owners and apartment residents allowed within the pool gates at any given time. Yes, you could be paying some of the highest prices in the city and still not be able to use the building's amenities.
Parking is another issue. If you pay for parking be prepared that depending on the time of day and whether or not there's an event, you may or may not be able to find parking. Before moving in when I inquired about about whether or not the parking is assigned I was told no, because if someone parks in the wrong space it throws everything else off. The easy solution? Tow the vehicle parked in the incorrect spot.
The office staff seems either inexperienced in running a building of this caliber, spread too thin or perhaps they simply don't care. When I was inquiring on the property they were incredibly responsive but once they knew they had me there was a shift. And heaven forbid someone in the office answers the phone. I had to ask for information multiple times before finally getting a response. I was given incorrect and inaccurate information several times, some of which has had negative financial ramifications. The office staff has also been incredibly condescending and rude at times. It's obvious they're more concerned with meeting their occupancy goals than genuinely helping people find the best home for them.
What are the high points of the building? The dog park is what sold me and honestly, my dog loves it. She loves playing with the other dogs and the dog parents I've met at the park are all fantastic people. The residents as a whole are all wonderful, kind people.
The saving grace of this building is their concierge, maintenance and security staff who are hands-down the best. They're friendly, helpful and killer at their jobs. They go above and beyond to open doors, help carry a piece of furniture, make a restaurant recommendation or stop to ask how your day is going. The water bill recently went up to $400-600 monthly for 2 bedrooms, is $200-400 for studios and 1 bedroom units. This has been the case since January. Tenants can’t get an answer on why this happened, we just are told we have to pay it.
Amenities are nice. Good opportunities to socialize with neighbors. Not many management planned events, which we were told every Wednesday there’d be events to get to know neighbors. Unfortunately there’s often pieces of trash, or ppl spit out chewing gum on the pool deck, which requires you to watch where you’re walking.
Nice appliances except the washer and dryer combo are extremely low end quality, has ruined many pieces of clothing, doesn’t clean clothes well, and are very tiny, so only 3 pieces of clothes fit per load.
The quality of the build is there but the units are so tiny. The bedrooms barely fit a queen and a dresser, forget about comfortably fitting a king bed. Twin or full beds are your best bet for these units. Murphy beds would be ideal.
The elevators are often dirty and stink of wet dog. Lots of huge pets also live here, and they definitely get aggressive on the elevator. The owners of these pets don’t respect the personal space of others. These pets are allowed to invade other tenants personal space.
There are no cameras in the already costly parking garage, so when your car is hit, no one will be held responsible. Hit and runs are common here.
If your unit is near that of a cigarette smoker, this can ruin your patio experience, as smoke will waft onto your patio and into your home if your patio door or windows are open. This building should be smoke free or have designated smoking areas away from those of us who don’t want to inhale second hand smoke.

Read moreLove living here. This building is 10/10. Everything from touring, getting my follow-up questions answered by Zach and Justin with leasing, to applying, signing my documents and moving in has been so easy and the team was very organized and responsive.
The pool is seriously unmatched with anything else I’ve seen downtown (I toured five spots). There’s so much seating and lots of cabanas, and the decor and design is modern/doesn’t feel cheap. It truly really feels like living at a luxury hotel.
The parking garage is under the building, easy to access, and secure from public (but also has public parking connected which is great for guests). Secure elevators in a gated, resident-only part of the garage go right up to any resident floor (again, you need a key card so it’s super secure).
There’s 24/7 concierge and it’s a massive team (some buildings say they have 24/7 desk coverage but only have a two-person team… no bueno, IMO. Gotta ask so you can be confident you’ll always have someone at the door if that’s important to you!). Once I knew I liked this building the most, I sat in the lobby for an hour to get a sense of the concierge services and the current residents and loved all of it. Everyone is friendly, there’s a lot of camaraderie between staff and residents, and there’s lots of dogs. Since I’ve moved in, people say hello in hallways and elevators and are really welcoming.
I also loved that a portion of the floors are for owners only, so it’s not just renters, which makes me feel confident in the care for the building by the staff and community among the residents.
It’s a five min walk to the Ryman, Broadway bars, and all the shops/restaurants on Fifth + Broadway. The concrete ceilings are good looking and also serve as great noise cancelers. Tall ceilings and massive windows. Couldn’t be happier...
