I’m so happy to finally have a chance to write a complete review about this absolutely horrible, irresponsible, college dorm that I had the awful experience of living in… from my new beautiful and excellently maintainers apartment run by a management team who cares about its residents!
Oh and side note to the girl “from Chicago” - I’m born and bred Chicago, CITY style, lived abroad in Europe as well as in Sweet Home Chicago for 10 years after I was away at college and have still never had such an excruciatingly awful living experience. And I had a GREAT time in all those places.
First and foremost, the people who are giving 5 stars have been talked into it by management or they’re being “paid” in some way to act as an influencer. No one in their right mind looking to rent a safe and respected home would EVER live at Niido.
In fact, every time a negative review was posted after the property was taken over by a failed “entrepreneur” was then followed up by a Phone call asking with a sad voice to take the review down… Or in the case that the reviews got a very extensive as time went on and people were threatened with both legal action from management as well as told they are lease would not be able to be renewed if they chose to continue living in the building. As if anyone would ever choose to live in that complete dumpster fire and continue paying rent!!!
This is a place to LIVE if you’re part time and have zero standards and expectations for reliability or service.. or safety, cleanliness or staff who cares about you. Those giving 5 stars are renting out their sh*thole apartments on Airbnb and giving the company the profit, therefore being awarded towel sets and gift cards.
It was the best place to live (OLMSTED) before Niido took it over. It’s also the ugliest building in Nashville. The party planner and the other 7 ppl who work for the company live in Miami.
Things to expect:
It’s nice to see the college kids loving the dorm that is Niido and the perks they get from typing that as a review but if you’re over loud partying neighbors and puke in your stairwell, then this place isn’t for you. Also.. Google Niido’s articles on places called Skift and The Tennessean. Or ask anyone who looks respectable and employed and lives in Nashville, they’ll fill you in. My 1st visit to the Niido property, i was sold. I became completely infatuated with the appearance & the unique electronic entry. I really thought it was a beautiful, convenient, & safe place to live but i was completely WRONG.
A few days ago my vehicle was STOLEN from behind the Residence Gate. A place you would assume is the safest, being it requires remote entry. WRONG. The robbers managed to enter successfully. After calling the police, i contacted he property’s staff to inform them on the matter & asking them to review the footage of the night of the crime, because vehicular theft took place in their garage! I was told, when or “IF” they find anything on the footage i would be contacted. I was informed the garage has blind spots, & depending on the location of park, there could be NO footage AT ALL! I’m in the process of waiting for a detective assignment to my case since it is New. Once a detective is assigned he will contact management for the footage. I Pray when he does, Niido has Valuable footage to surrender! The fact they may not have footage at all is extremely Disappointing & frightening! It’s scary knowing crime can take place there & not be recorded! They should inform residence of these blind areas!
I explained to the property’s manager, upon police discovery of the vehicle , they found many DANGEROUS items such as Guns, ammunition & Bullet proof vest! These findings frightened me! There have been times i randomly visit my car at night either to leave or simply to get things from inside. Thankfully, i didn't that night! If i would have found the criminals in the act i could have possibly been harmed, or DEAD! Not only would that have been extremely dangerous for me, but for anyone who would have been there at that time! NOT SAFE! I also told management my business cellphone was stolen from the vehicle. I concluded this when i woke up the next morning noticing alerts from my banks that various large transactions were made in my sleep from the device! I alerted the property’s manager.
This was the breaking point for me. Having my phone means they now have access to A LOT of personal information. The criminals successfully robbed me. They now can view me as a easy target to return to. It will be simple, now they know the look of my vehicle, income, & place of living! I told the manager i would like to terminate my lease Effective immediately because the property has demonstrated a hazard of safety! She was very unhelpful, sarcastic, & rude! As if stating, “my car was stolen from the property, guns were involved, & i could of DIED had no importance at all”.
I offered to show the police reports. Her response was “if you feel unsafe at the property, call the police” ... which is very infuriating, after going through a traumatic situation like this, you would hope for empathy instead of sarcasm. I feel it's unsafe for me to live there. Defiantly until i know the details surrounding the incident. I don't know if i was followed, targeted, or randomly selected. Only thing i know at the moment is a gate does not stop these criminals! My personal information is compromised, so it will NOT be smart to return to the property, considering the fact criminals can easily enter & comeback! It’s in my best interest to LEAVE or converse with someone who can help as far as accommodating my safety.
So far only ONE suspect has been arrested. Police believe there were possibly multiple involved. i am very traumatized by the fact the rest of them are still out there & have a chance of returning! When “my life is in danger” is the subject matter, i am completely saddened how the “wait & see if something happens” approach is being used.
As of now, i am avoiding visiting the property without security. Of course , i do not plan on living with security... I hope no one is put in a situation where they have to do that. I only wish the property would stop avoiding my safety...
Read moreGUESTS: (5 Star Guest Experience) This is an incredible building, with outstanding amenities to enjoy throughout the building; from its amazing courtyard with swimming pool, gym with climbing wall, rooftop lounge, and really cool lobby. Burnham is also the best location you will find in Nashville, just three blocks from the music scene on Broadway, and walkable to most every Nashville attraction.
INVESTORS BEWARE: (2 Star Resident Experience) Major Management/Maintenance Issues: It has become near impossible to make money at Burnham. I have had one of the top viewed apartments here for the past 2.5 years,(According to Pricelabs and Airbnb) and was very happy for the first year, outside of a number of building management issues.(Some of which have been improved) When my lease renewed, It doubled in price, making it one of the most expensive rental rates in all of Nashville for a comparable apartment (1bed/1bath). Burnham has an amazing business model, allowing Airbnb, which attracted a number of us in the beginning, but with the quick surge in short term popularity in Nashville, management chose to take advantage of investors by gouging outrageous rates (Currently $3500 per month for a one bed, and $6,000+ for a 2 bed). In addition, Burnham takes a 25% cut of your gross income on Airbnb. Initially, I chose to renew, as my build out was paid off, and my room was doing well. My estimates based on our very experienced host with a high success rate was that I should make $500-$1000 per month (nothing exciting, but better than nothing), but the current downturn in the market has reverse that projection, currently losing thousands in the winter months, while breaking even so far this year, and projected to make only $1000 per month the next few months before the season slows again. Here are some real numbers for your consideration (Don’t trust numbers from leasing office) My 1 bed 1 bath unit has only grossed $28,348 Jan 1-Jul 24 Monthly rent $3569, Internet $75, Utilities $100, Cleaning fees $960, for a total hard cost of $4.704 per month.That means this unit has to bring in $5,880 just to break even if you manage the listing fully on your own, plus 10-20% management fees if you have someone manage.
So far my unit has grossed only $4,049 per month, yearly average, after the Burnhams commission, leaving this listing at a roughly $1000 loss month after month on this lease.
I agree with previous reviews that as a business model, charging excessive rent is highly ineffective because it promotes high turnover of residents/hosts and eventually leads to turnover of staff. Many people cannot afford to continue a one year lease, and residents are moving out week after week. That would be my first red flag when shopping for an investment property.
I am leaving this raw review simply to give you the hard facts that I would like to have going in. There are still some hosts who turn a small profit, and obviously they have found a way to take it worth it for now. But if rates do not drop drastically, I would steer clear if you are hoping to turn a profit.
