Hidden gem, worth the price.

The Good: Extremely good location. Lots of shopping, entertainment options in the area, could not be any closer to the subway. The Club is one of the best perks of living here. It is priced around the same as other gyms in the area, but this is connected to your building by an underground tunnel (so no need to commute in the rain or snow) and has probably one of the best indoor pools in the city. Front desk are the friendliest, most helpful people we have ever met. They are constantly dealing with deliveries, but still make time for a friendly chat and answer all your questions or concerns. 1JP has year-round central Air Conditioning. Regular concerts and resident events (meet and greet, movie nights, comedy club, etc). Management is flexible in addressing your concerns and accommodating your needs (although it may take some time and back-and-forth). The Park area is great for walking your pets without having to worry about street traffic. The dog park is well-maintained and washed daily. Each building has a dedicated package room with reasonable opening times. Although we had some missing packages over the years, they all turned up eventually after a couple of days (sometimes they are just mislabeled or sent to the wrong building). In unit washer and dryer (although they are not very efficient). Gas stove (it is a bit risky choise for a high-rise, but definitely great for cooking). New construction: never had issues with bugs, mice, etc. getting into our unit. Maintenance is very responsive and friendly. They have been able to address all of our concerns over the years. Sometimes it took longer than expected, but many times it has been quite the opposite. I do not recall any power outages, perhaps the building has a good generator.

The Bad: We had some issues over the past years, but they all have been addressed.

The Ugly: The building sometimes closes the Park in case of extreme weather or snow. This is actually a quite bad practice, as it forces people to take their dogs on the street, which is more dangerous than staying in the Park (e.g. sliding cars, crazy/aggressive people, etc.). This policy should be revised, as it may open up the building to liability. In my opinion, allowing residents in the Park explicitly at their own risk would make more sense than forcing people to the street. Alternatively, a dedicated indoor emergency pet relief area would solve this. 2JP and 3JP do not have central AC and the window unit is inside the unit, which may be noisier than 1JP. Depending on the building and unit location, street and traffic noise can be distracting at times. 1JP has very good noise isolation, being next to the train is surprisingly quiet when comparing open to closed windows. The gravel in the Park could use a deep cleaning and replacing. It was replaced every year, but we noticed that it has not been done for a while.

The residents: Most of the residents are very kind, friendly with professional backgrounds and build a sense of community in the building. I noticed that some residents have regular game nights in the common areas, which always cheers me up. The building is non-smoking, yet we had repeat offenders smoking in their units or in the Park area. If you are unable to give up tobacco, please, either smoke in the front of the building or try alternatives, such as "snuff". There have been incidents with aggressive dogs in the past and sometimes tenants (or outsiders) let their dog off-leash in the Park area. Please use the designated dog park for off-leash activities and do not let your furry friend on the grass. Nobody wants to sit in their little surprise during a movie night by accident...Also, some dogs are shy and do not want to get approached by strangers, so please be mindful and keep them on a leash at all times while in common areas.

Overall, I highly recommend living in this hidden gem, as the location, service, and value for your money are much better than any of the options we found...

We selected this building for several key reasons: the proximity to a subway station, the tranquil 1.6 acre park with amenities we would use, the location to midtown Manhattan and the surrounding still-developing area, and the gorgeous unit itself. With in-suite washer/dryer, the absence of exposed ventilation, hardwood floors, thoughtful layout, spacious kitchen, floor-to-ceiling windows, and that panoramic corner unit view over Queens, our unit ticked all the boxes. Outside our unit, the well-appointed shared spaces and the staff made our stay feel like a resort!

When there were issues, repairs were easy to request via the portal and the on-site repair crews responded to requests quickly. We had some unfortunate incidents that were handled well and professionally taken care of, and had peace of mind knowing our living standards would be maintained. While it's great to have a package room that will receive packages on our behalf, there were times when the experience wasn't as smooth as we hoped with long wait lines and delayed or misplaced packages, and the package room itself isn't crafted to the same level as the rest of the building, but we never lost a package and it was definitely convenient to drop off returns directly downstairs. We were always notified of expected outages and front desk were a great first point of contact for anything unexpected. They were always helpful and friendly, providing us not just with information and answers to our questions, but also a sense of security and a friendly face to welcome us home. It's not unusual to take a few moments to say hi and catch up with them!

While we didn't use the facilities as much simply because of our type of lifestyle, we can appreciate the level of service and quality of the on-site amenities offered at The Club which we would tour our visiting guests around. We did make very good use of the shared grills, and were able to take in some of the events organized by the team which really elevated the exeprience with social gatherings and outdoor concerts. Shared spaces were well maintained, with a private manicured greenspace that can be used for picnics or sun lounging or for children to explore, and it was nice to spend time in the building's many wifi abundant pocket areas throughout the day working remotely or just chilling in as our extended living room. The rooftop lounges were another great highlight that enhanced the experience with overarching views of Queens, Brooklyn, and Manhattan.

With 7 subway lines within a few blocks and the E, F, and R trains literally steps away, we enjoy amazing convenience every day. Food trucks are parked directly outside the doors or down the street, and the variety of cuisine choices within walking distance of Jackson Park is phenomenal. Did you know that there are 7 bubble tea establishments within a 10 minute walking distance from Jackson Park? A variety of grocery shopping options are available in the area from H-mart, Food Bazaar, City Acres, Costco, Food Cellar, and other boutique shops that are close by for those of us without a vehicle.

Overall, we thoroughly enjoyed our stay and the experience it afforded us. The minor inconveniences were overshadowed by the overall positive experience of the many facets the building provided us, whether quiet moments during our daily lives, hopping out quickly to catch a ride into the city or searching around locally for a quick bite, receiving our latest online acquisitions from the security of our own home, or taking in a concert after a bbq party with friends, we savoured every moment at Jackson Park. At the end of the day, when we just wanted to come home and relax after a long day at work or a full day of exploring, Jackson Park was exactly the sanctuary we were...

If you love online shopping, DON'T LIVE HERE. WORST PACKAGE ROOM EVER. Staff are horrible. Most of the staff are on temporary contract --- therefore staff change on a frequent bases and they don't care about their job at all. I lost my rug once and they kept redirecting me to contact management, front desk and the staff at the package room back and forth -- no one was able to solve the problem or even attempting help me find my package. How did they lose a such huge package??? While there were some better experience picking up package for 50% of the time, the other half experience was absolutely nightmares. Every time I went down to the package room when I was notified about the delivery by the shipping company, they'd tell me wait for the email about the package. And I waited for the email, and went down AGAIN one or two days later. THEY'D TELL YOU "I CAN'T FIND YOUR PACKAGE. COME BACK LATER NEXT!" Management are beyond difficult to reach. Every time me trying to get my package is like a gamble -- it's always 50/50 -- you never know if you can get your package --- RIDICULOUS.

Another thing to be cautious about renting at this place is that you never know if you will get neighbors who smoke (cigarettes or weed). This is non-smoking building, but you may still live in the horror of smelling weed of smoke at night. It might be easier to identify the unit and for the management to intervene when it's your neighbor on the same floor. It is extremely difficult to pinpoint the unit when the smoke is coming from the ventilation system in the kitchen and the bathroom. Unfortunately, no one would help. They also probably couldn't. Just be prepared if you decide to live in the building.

Other than that, the location is awesome. There are line EMR directly downstairs, making it super convenient to go to Manhattan. Queen Plaza station is usually much less crowded during rush hours compared to Queensboro. City Acre is my fav grocery store nearby bc of its convenience and the variety of...
