BEWARE!!! We spent 8 nights in one of their condos. While it was charming, there were some unacceptable issues. We, nor VRBO, could reach the host until the end of the 2nd full day of the stay. Housekeeping wasn't up to par. The dust ruffle in one of the bedrooms had been tucked under the mattress. (see photo) We would have thought nothing about it, but unfortunately it was the hint of things to come. A dirty towel was hung on the towel rack in master bathroom. Stain came out after we washed it. Very nice washer/dryer combo! Dried food was on the flatware; dried food was on skillets in the cabinets. (Maybe their housekeeping service did not do this. A previous guest could have loaded the dishwasher with food on the dishes and it stuck there. But someone put those dirty utensils and pans back in the cabinet.) Quality control was lacking because nobody caught the items between guests. And nobody noticed the way the bed was made either. The first huge issue for us was TVs that wouldn't work. On the 3rd evening of our stay, we finally reached the owner by email. Neither our phone calls from the weekend or VRBO could reach KSMC. Maintenance was finally sent and got the TVs working. It lasted one day. We do have smart TVs at home, but took notes on how to get past the menu (pictured), yet the TVs refused to work after turning them off that evening. So, these football fans watched games on an iPad. The second huge issue was the matress in the master bedroom. It is way past it's useable lifespan. It had no support, which caused horrible back aches. It was the second worst mattress we've ever slept on. Once we reached the owner, he had maintence bring a foam pad. THAT WAS LIKE SPITTING ON A FIRE AND EXPECTING IT TO WORK. He placed the foam pad on top of a foam pad that was already there. There is still no support in the mattress. AND IT SQUEEKS with every move! (Turn on your sound and listen to brief video attached to this review.) KSMC's solution was for us to move into the smaller, secondary bedroom that overlooked the back of a store. This? Instead of the view of the rippling brook that we saw from the master bedroom? They considered that a solution??? After 2 nights with that horrid mattress and no working TV, we told VRBO we wanted a refund from Kirkland's for the rest of our stay so we could move to a hotel. Kirkland's ignored that request.

This review is absolutely contrary to the positive reviews of this home that influenced me to choose this property in the first place. We first requested help with ants in the kitchen and unstable dining room chairs that needed repair (we offered to fix). When maintenance arrived, they quickly addressed the issues and when examining where the ants were, the maintenance person noticed a cockroach (I am not familiar as I’ve never had them in my home). He killed it and sprayed. We found another roach after maintenance left and killed it. An exterminator visited while we were out yet the receipt only noted “ants”. Upon reflection, we realized yet another roach was seen on the counter when we checked-in but we didn’t realize what it was then. Later, when packing to leave we found 2 more roaches in the pantry. These were of varying sizes and reflect multiple generations. We decided to throw out all of our food that had been in the pantry to avoid risk of this infestation being carried to our home. I requested a partial refund for this disgusting experience. I was offered $200 for the cost of the food we threw out (apparently that is the only compensable issue in the eyes of the host…) I was then offered $300-something. We paid over $775 per night all-in and I finally landed on a request of $500 refund (not even the true cost of one night’s stay). With that, I offered to not leave this review and am now being ignored and zero refund has been processed for this roach infested experience. My primary message to the host was that this infestation had to be addressed before the next party checked in. We stayed July 30-Aug 2 2025.

We stayed in a small but quant house with the descriptive title “Walk 2 Downtown Gatlinburg/Waterfront/Hot Tub”. The hose was the perfect size for 2 although it accommodates 4. The house was very clean, modern, and came with everything needed to enjoy your stay. Although in town, the sound of the creek drowned out any noise. The communication with the host was exceptional and they strive to make sure your stay is enjoyable. Highly recommended and I will stay here again.

We stayed in a small but quant house with the descriptive title “Walk 2 Downtown Gatlinburg/Waterfront/Hot Tub”. The hose was the perfect size for 2 although it accommodates 4. The house was very clean, modern, and came with everything needed to enjoy your stay. Although in town, the sound of the creek drowned out any noise. The communication with the host was exceptional and they strive to make sure your stay is enjoyable. Highly recommended and I will stay here again.

Wonderful! We stayed in a newer cabin located beside a rushing creek on Roaring Fork Road. This was a weekend getaway for just my husband and me. The cabin was clean and cozy! The bed was so comfortable. It has a full bathroom attached to the bedroom, plus a half bath off the kitchen. The bathrooms were roomy and water pressure was perfect. The kitchen had everything we needed. There is a lovely hot tub overlooking the river, but we didn't use it. We did sit on the balcony and have coffee while listening to the sounds of the rushing water. We will most definitely stay here again! Two things for visitors to be aware of that could cause concern. One, it is not safely in walking distance to downtown Gatlinburg. There are no sidewalks on this little road. But this means it's tucked away from the madness, so we didn't mind! Secondly, the access to the bedroom and full bath is via a spiral staircase. Some may find it too difficult to manage. It's VERY stable though! Communication with management was easy and prompt. The security code worked right away and we felt safe. Parking was simple too! Thank you so much for a much needed relaxing weekend! I'm already trying to decide when...
