I believe the owners/staff here are trying, but the fundamental construction of this refurbished motel and the demographics attracted by the low prices makes this a very rough stay.
My son and I made an impromptu mid-week trip to Newport and there weren't many options of places to stay, so I took a chance on this hotel.
Checking in was friendly and straightforward. The room was clean and you could tell the new owners have tried to spiff the place up. The bed was overly soft, but I suppose some people prefer that. The in-wall HVAC looked beat-up but functioned, and kept the room a comfortable temperature.
Despite its location, there is more or less a cliff and a wall of connected private property along the beach so it doesn't really have any direct beach access. You need to walk a few blocks to get down to access Nye Beach (a reasonably nice beach).
The hotel took a real downturn after sundown.
Because of the relatively low prices as compared with other hotels near the beach, this hotel attracts families (which is great), but also apparent tweakers and people who are hard-living (not so great). The parking lot and all sidewalks reeked of smoke morning and night, and there always seemed to be 3-4 diesel trucks rumbling in the parking lot, occasionally revving their engines for absolutely no reason. One guy parked his truck with the windows down and classic rock playing full-blast– apparently so that he could continue to hear Eddie Money all the way on the third floor as he ran to get something from his room. There were people coming and going at all hours. Even though the hotel supposedly asks guests to start “quiet time” at 10pm, things didn’t start to settle down until much later.
The biggest problem with this hotel– which clearly used to be a budget motel that they are trying to refurbish/refinish– is the construction. The actual bones of the building. This is unfortunately something the new owners and staff will likely never be able to do much about. All night, I could hear every toilet flush, every closing of a door, and absolutely every single footstep the guests above us made until 2am when they apparently went to sleep. It’s difficult to describe just how loud it was. The sharp creaking of wood, under every footstep. The loud thud of a toilet seat right before a rush of water right over your heard. Imagine listening to this for more than half of the night, and running on nearly no sleep the next day when you’re with your family on vacation.
The one thing the staff could do that they didn’t– and the reason my review is so low– is that they could at least be candid and transparent with their guests. I used to stay at the downtown Hilton in Eugene on business about once a year and they knew they had a train/railroad problem because of their location. At the front counter, they had a plaque with a picture and explanation that a train would come through in the middle of the night most nights baring its horn and so they offered all guests foam ear plugs. Given that there was simply nothing the hotel could do, this was a very nice gesture and caused me to come back a few years in a row.

   Read moreCockroaches In The Bed. Ants. Hot tub was slimy and unusable. This was one of the worst experiences I have had. While the staff was lovely and trying her best to accommodate, she can't work miracles. Oyo is refusing the refund my stay. Their customer service is non-existent.
The first day we arrived and the room was very cute. We did not stay long, we dropped off our bags and left to go do stuff. We returned late and went to the hot tub briefly. Hot tub was murky and had floaties but we made the best of it, enjoyed and went to bed. The indoor pool was too cold to use. We woke the next morning and found sugar ants on our floor. We decided it was just a few ants and to just deal with it. I had brought my own lysol wipea so we just cleaned up the ants (there was no food in the room at this time.) We left for the day and returned late again, went to the hot tub again. It was at this point my husband, who is a hot tub and pool technician, went to check the filter. Why is this hot tub so gross? The filter compartment was impossible to open (not locked just jammed) implying that the hot tub was not being maintained in any way. It was well after dark when we returned to our room and went to sleep.
Again we woke up to ants, we decided our stay was almost over and to just deal with it. We left and returned late again, did not use the hot tub, went directly to bed. Got up the final day of our stay early to hit the last few of our stops, came back very and went directly to bed.
When we woke to check out of our rook was when I found the cockroach on my pillow. I screamed and jumped out of bed. At this point I discovered the family of cockroaches that were living behind the headboard. I caught one of the cockroaches in a plastic bottle to show the staff. We quickly began to pack. It was during this packing we saw how bad the ant problem really was. They had moved into my duffel bag. When I lifted my bag it was covered in ants and the floor was black. The inside of my bag was full of ants. They had moved their eggs into my clothing and were building their home in my things.
Staff apologised and told me I would be approved for a refund via Oyo. Oyo is only offering me a refund of 140 dollars. When we unpacked our car when we got home we found cockroaches in my trunk.
I have been unable to reach Oyo customer service. Their automated system states it cannot find my information and disconnects.

The biggest issue is that there is absolutely NO soundproofing between rooms. If youre not on the top floor you'll hear the people above you. You'll hear the people beside you. It's like they forgot that insulation exists.
Youll be woken up by someone snoring a room over, foot steps at any hour, tvs, coughing, talking, sex.. you name it, and you'll feel like you're in the same room as these other guests.
Managament clearly knows this is an issue. As I was trying to cancel the remaining days of my stay, which they refused a refund, the onsite manager had to call the remote managment company stating "yea, they want to cancel like the other guest. They say they can hear the guests above them"
Additionally, there are large gaps under the front doors which allow you to hear everything happening outside. Seagulls, other guests, cars. It honestly sounds like your door is always wide open.
Aside from that, the rooms are pretty gross. The floor was filthy, there was dust under furniture, and all over the headboard of the bed. The curtains had holes, the walls had stains, the windows were filthy.
I check for bedbugs where ever I go. No signs here. However, in my first room I had a white mattress without a bedbug prevention bag around it. But in the room I was moved to it was a black boxspring/mattress (so no way of seeing bedbug markings) and the mattress was in a RIPPED and STAINED bedbug prevention bag.
The black boxspring and mattress, coupled with the bedbug barrier in only one of two rooms was suspicious. Was there an infestation im this room? Were they hiding it with the black mattress? Why is prevention not consistent in all rooms?
The room was extremely expensive for the quality. $200+ per night.. where as, the chain hotels in town - that I can assure have better housekeeping and noise prevention - are 25-30% cheaper on average. But.. theyre not right on the beach. AND NEITHER IS THIS PLACE. That was a selling point. But youre actually a block away. With no beach access for about 6 blocks, and you cant even see the beach from the top floor. So whats the point?
Btw, the breakfast and pool/spa are a joke. Its nice its included, but you probably dont want to eat or use either.
So, go somewhere else. Spend your money - and probably pay less - for a clean and QUIET nights sleep. Or pay more if you have to, because its just not worth it...
