While I did not rate this hotel 5 stars, I would still recommend it to someone looking for a good place to stay. There were just a couple of minor things with our experience that kept me from that 5th star.

We paid a little more for a king bed with mountain view and I would say it was worth it. (1), the room has a "private balcony" view of the mountains and it was majestic to look at right after waking up and right before going to bed. I say "private balcony" because it's your own balcony that no other room has access to, but it looks back over the parking lot at the mountains, so everyone in the parking lot can see you, which didn't bother us. (2) the bed was comfortable, the shower was nice, the AC had no issues and we got the temperature down to 66 for a great night of sleep, and there was sufficient space for 2 checked suitcases and a pack-n-play for our 7 month old.

I would also suggest this hotel because of it's great location and easy access to everything. It was a 10-15 minute drive to most of the major trails to hike, 10 minutes to uptown Sedona, and 15 minutes to the wineries not located in Cottonwood. And right next to plenty of restaurants, a grocery store, and of course coffee.

The hotel has a pool but it was closed for repairs while we were there; however, you could use the pool at their sister hotel (Arroyo Pinion Hotel) that was a 3 minute walk away. they have a breakfast included that had an average offering of muffins, eggs, bagels, and pancakes.

So why not 5 stars. (1) we called ahead to confirm they had a crib or pack-n-play available before booking, we called two days in advance to double check they did, and upon arrival the person at the desk was unsure if they did. While they ultimately found one, it was a little dusty and had a cobweb or two on it. We wiped it off and it worked, but it just created a stressful check in process. (2) the check in process is.... strange. There is a virtual kiosk that someone located elsewhere looks you up to confirm you. They were unable to identify our location so the person sitting at the desk (while this was going on) ultimately had to check us in. (3) we asked for a late check out to allow for our baby's late morning nap. We were granted an extra hour but were told no later than that. Since there were other rooms that needed cleaning before ours, it would've been nice for them to accommodate us and allow her to nap, and then clean ours last.

We would have no issues staying here again and would recommend it to...

Update, The management team responded to my review as seen below. While they are saying all the right things, and I will certainly assume good intent, the types of things I am noting in my review have been mentioned time and time again in other reviews for YEARS. How seriously are they really taking it if customers have been calling out the decaying stairs for years and their own employees go up and down them multiple times a day? Just go back and take a look....

This was the worst hotel I've stayed in in quite a while. We were in a suite with a sleeper bed. The sleeper was predictably horrible. We didn't have any extra blankets or pillows so we had to ask for some and they only had one extra pillow in the whole hotel. The internet did not work at all. The nice lady at the desk said that the whole town was full of people and that was why the internet didn't work. She blamed the cable company. Uh huh... We were on the first floor and could hear the footsteps of the people above us clearly. I even got to hear someone throwing up as if they were in my own bathroom. There are concrete stairs going to the second floors and they are crumbling away and are extremely dangerous. I was able to get a big chunk to fall away simply by touching it with my foot. There is a separate building not connected to the main hotel area where our room was. The only way to get there without going onto the main road is to drive, literally, through a drainage ditch which is what they tell you to do. Unfortunately the sides of the ditch are so steep that you are guaranteed to scrape the front and back of your car. The rooms were sparse and not super clean. We found a dirty pair of sox in the cabinet in the bathroom.

VERY comfortable! Quiet surroundings. Easy access to everything. I found the rooms nicely updated with a modern flair. Everything we needed was there! Nice sized TV with full cable, free WiFi, small fridge, Microwave and coffee maker. This is a perfect setup for frugal folks like me (OK - lets face it - I'm cheap!) - we hit the grocery store and could plan simple meals in our room! We had a room with a deck overlooking the pool. The ground were spotless - and I confess - I actually started to look for a piece of trash somewhere - nothing! The staff was very hospitable and friendly. I had a nice talk with the manager - I believe his name was Frank! Very knowledgeable of the hotel industry and was responsible for several Green Tree Hotels! Great Job! The breakfast was excellent! Omelets, (3 types!), sausage, potatoes, french toast, waffles, muffins, fresh fruit, juice, coffee and tea. What more could you ask for. AND they kept the items fully stocked until 9:30 (the end of breakfast service). I have stayed at other hotels who offer breakfast and if you came down close to the end of service you were lucky to get toast as everything else was wiped out! On vacation I like to sleep in a little and it was nice to come in around 9:20 and find everything fully stocked! I was also impressed that they even had a computer and printer in the lobby for guests to check into their airlines and confirm flights. While I thought the rooms were very nice and the bathrooms acceptable I was told that starting in January all of the bathrooms would be getting refurbished. We will definitely be staying at the Green Tree when ever we are in Sedona! The staff at the Sedona Green Tree ROCK!!! Keep up...

A comfortable and handy spot for a night or two. Our room was pretty standard with comfy beds and a small bathroom. We were nice and warm despite the unseasonal snow!
