Absolutely the worst stay I’ve ever had — avoid at all costs. From the moment we arrived, I had a bad feeling. The room was cramped, located in a basement, and I was immediately concerned about air quality and safety. Still, I gave it a chance because of the glowing reviews. Big mistake. The day we arrived was extremely hot (over 40°C/100°F). When I turned on the A/C that night, the nightmare truly began. The unit made constant, loud, grating noises every 90 seconds — a mechanical, jarring sound that made sleep impossible. I turned the A/C off, but the noise continued, as if something behind the walls or ceiling was malfunctioning. We called for help, but no one is actually on site — this is more like an Airbnb than a hotel. Eventually, someone showed up, watched the A/C for 30 minutes, apologized, and then cut the power. He promised they’d fix it the next day. They didn’t. Instead, they tried to troubleshoot the A/C remotely, which of course achieved nothing. The heat was unbearable, and the noise never stopped. I asked for a room change — I even saw another room listed online — but was told none were available. Oddly enough, the parking lot was half empty. It felt like they simply didn’t care or assumed I wouldn’t push back. I regret being polite. They also promised earplugs, then never brought them. Even the smallest gesture was too much effort. Now it’s 2 AM, I still can’t sleep, and I’m writing this review in frustration. There is reason why this property usually has capacity while others do not. It's small, shabby, no sink in bathroom, and most importantly, it does not really care you. they just pretend so. You should make your own choice to live here or not. But this place is nothing close to a 4.8 star. Don't be fooled like I was.
Update: They are still not really apologizing and trying to distort the facts. I clearly said that they were unwilling to change our room on the SECOND day, and there were clearly other rooms available. They simply refused to give us a different room, I uploaded the text message records as proof. STOP TELLING LIES. This review is posted now because the internet was bad and I was being too nice to wait for an apologize, and now they twist that silence to attack me. Now everyone sees the true color. Read moreWe booked this place without doing much research just hoping it would be close enough to the park and we seriously lucked out! Imagine my thrill realizing we’re just a short walk to the park, and an even shorter walk to a shuttle that would take us straight there.
I thought it looked so cute in photos and booked #7 which was phenomenally comfortable. The location seriously can’t be beat, directly across from a grocery store and just a short walk to all the restaurants and shops. Take advantage of the $5 breakfast vouchers for Oscars, the food is great and it’s a fantastic deal.
Since we had such a loosely put together plan to visit the park, Joe had asked what we generally wanted to do. He talked us out of our plan and into his and I am so grateful that he did. We put the Narrows back on the schedule and found our way to Observation Point despite thinking it was inaccessible due to closures all thanks to his recommendation. On the last day we were going to do a few easier hikes and Mark caught us on the way out to say he heard a rush of cars and that we should check out Grafton and Lava Point until the crowd dies down. We went to the park anyways and immediately turned around because he was right and the shuttle line was wrapped around to the entrance! Taking his suggestions, we had a much better day than standing in lines.
It shouldn’t be surprising that they’re experts, but honestly if they make a suggestion you will absolutely be better off listening. I think their advice is the biggest perk of staying here and that’s saying a lot since the property is so great. We stayed in the Garden Cabin room 7 which is nestled at the back of the property's stunning garden. We were able to enjoy our privacy and views of the scenic mountains that surround Springdale. Our room was cozy and comfortable, perfect for our southern Utah get away! From the decor, to the comfort of the bed, it couldn’t be more perfect! The garden area, with a water foundation, gorgeous flowers, and plenty of outdoor furniture made for a relaxing environment after spending the day in the park.
When we arrived, we were greeted by the owners, Mark and Joe. They were so lovely! They not only helped us in planning our trip and hikes, but also recommended places to visit in Springdale, including great photo ops! Mark and Joe are amazing hosts and were available to us when needed! They really went the extra mile to ensure that we were enjoying our time in Zion!
The location was great. The bed and breakfast is located right on Main Street; it is close to lots of great eateries and little shops in walking distance. Getting into Zion National Park was a breeze. There is a free shuttle that will take you into the park and to any trailhead you wish- the stop is right across the street from Under the Eaves. So convenient not to have to worry about parking in the park and made for a stress free trip!
We highly recommend Under the Eaves! This is a gem of an accommodation in such a beautiful location! We cannot wait...
