Incompetent and Unprofessional - A Nightmare Experience with Pine Financial
I applied for a mortgage with Pine Financial on May 27, and initially, everything seemed promising. I was assigned a mortgage specialist and completed all the application requirements in just a few days. By June 7, everything was ready. However, things quickly took a turn for the worse.
Week after week, there were no updates other than the online status showing "Application Currently in Review." I reached out to my assigned agent, Seth Doia, to ask about the status. He claimed there was a missing document, which I had already uploaded. He promised to review my application and keep me posted, but then he went silent, providing no real updates.
By June 24, frustrated with the lack of progress and communication, I contacted Seth again. I expressed that the process was taking too long and suggested canceling the application due to their incompetence. He ignored my message. I called their support number 10 times, but no one ever answered. I emailed them to complain and request cancellation, but they ignored that too.
Desperate, I reached out to my initial representative, and during our conversation (which I recorded), he confirmed that everything I mentioned was true. To top it off, one of their incompetent members canceled my application without even notifying me!
I have never encountered a financial institution as dumb and incompetent as Pine Financial. Their lack of communication, professionalism, and basic competence is appalling. If you value your time and sanity, avoid Pine Financial at all costs.
Pine Financial and Seth Doia have proven themselves to be nothing but a nightmare to deal with. Save yourself the frustration and find a more reliable institution to handle your mortgage needs.
Also, Pine doesn't have the lowest rate as well, so do your own search properly.
** All my conservation with them...

From the outset, Kyle proved to be an outstanding mortgage broker, bringing over a decade of industry expertise to the table. Having dealt with various big banks since the 1990s for our home mortgages, my wife and I decided to venture outside the traditional avenues and this time choose Pine + Wealthsimple for our latest mortgage needs as a family. The decision couldn’t have been better.
The transition to Pine Mortgage + Wealthsimple was seamless and utterly stress-free (best online experience ever - Big Banks need take note!!). Kyle secured the most competitive rate for us (let’s just say it was 2% below everyone else - insane), standing out from what we've seen in the past. The entire Pine team, was a pleasure to work with. Kyle’s swift responses and endless patience throughout the process, making everything feel straightforward and uncomplicated.
I think what really sets Pine apart is their aggressive approach to their offers, ensuring that their clients get the best possible deals with Wealthsimple. Everyone went above and beyond to secure the best interest rate for our mortgage. Pine Mortgage has been great. PS: I think Pine Mortgage & Wealthsimple are about to take on th ebig banks in Canada (read an articel in Globe & Mail), and I would highly recommend them to anyone looking for a new mortgage. They are top rate lenders for sure; and they're game-changers in the mortgage industry for an entire online ease of application. Thank you, Kyle and the whole Pine + Wealthsimple team for such a...
Read moreUpdate: Over the past week, Nicholas Rocha (customer care rep) reached out to apologize for the lapse in timely service and pledged that things would proceed differently. He has been great. Kate was then in touch with me and has not only provided timely service and knowledgeable advice, but also a fast pre-approval with a great mortgage rate and a signing bonus. We are in the process of making a final decision, but there has been a notable improvement in service. I will update this review again with my experience after closing and during the mortgage term, if we choose to proceed with Pine.
Previous Review: Pros: Low rates especially with the Wealthsimple partnership (but not necessarily the lowest)
Cons: Astonishing lack of customer service. Initially I started with Samuel Grar, who was knowledgeable but he moved to another role. Then I was transferred to Seth Deroia, and asked to be transferred to someone else because he wasn't aware of the answers to some basic questions and was unclear in responses. I was then transferred to Kate Flanagan - she started out great, but since my documents have been uploaded, she has not responded to follow-up emails or my text message in over a week.
In sum, a mortgage provider should have excellent customer service and be timely, knowledgeable, and responsive when customers have questions. Unfortunately Pine's customer service thus far, before even signing any documents, does not give me confidence in their ability to provide adequate service...
