I would warn against renting here unless you have no other options. There are some positives or pros but the negatives and cons WAY outweigh the positives or pros, in my experience as a resident at Vivo for 15 months. They really DO lure people into signing a 14 month lease but IF you decide to rent I would sign as short a lease as possible honestly it seems like at any given time of the year my apartment was anywhere from 85-98 degrees. I repeatedly expressed concerns as did multiple residents. The best they can do is basically say it’s not their problem. At its worst(like when it was 98 degrees in my apartment mid March 2024) they sent out a letter to residents telling them to crack a window, close the blinds, and get a fan. In no way, shape, or form is that a sufficient enough solution. You have people who have health problems that cannot tolerate that kind of heat(myself included), never mind that it is absolutely miserable. The whole buildings’ temperature at times is unbearable and intolerable. They can give whatever “excuses” they want but at the end of the day there are PLENTY of high rise apartments that don’t force their tenants to live in apartments and buildings with common areas being 85-98 degrees. They are extraordinarily dismissive of residents concerns which is also a repeated pattern. ***yes they have elevators but they are terrifying at times. I will include pictures because I have come home from work to elevator doors having CLEARLY gotten stuck and been pried open. My very legitimate concerns about the safety and the chances of residents getting stuck in an elevator were repeatedly dismissed by the office staff. I was told the elevators were completely safe to use. When they are down for weeks at a time the staff mutters in annoyed tones “the checks were sent, they’ll be fixed.” I have come home from work and seen signs saying that the building is under a fire watch per the Baltimore City Fire Department. Not once did they actually address any safety concerns regarding the safety of the elevators. I've come home from work to find the elevator doors having been pried open and at an angle but sure, tell me again how there are no issues and they're safe. ***in my 15 months at Vivo they have almost completely turned over staff twice. The turnaround for the employees here is crazy and has such resulted in many errors. The office staff is completely unprofessional and rude, I cannot even with the attitude I got when I had to repeatedly ask the able bodied staff to NOT park in the handicap accessible spaces(for which I have a permit, they did NOT). They repeatedly broke Maryland tenant/landlord laws The complex is predatory and use a price fixing software that is under investigation by the government for essentially price gouging the rental market. They used promises of a restaurant/bar, a big coffee bar with a barista, hot tubs, and cold plunges to lure residents in. It’s not illegal but extraordinarily unethical and predatory. They did not give me the 90 days notice they are LEGALLY required to give me for an increase in rent yet still demand you give them 60 days notice to leave after your lease ends. It’s interesting when they don’t have to follow the law but still require residents to. They also took my deposit(and tried to charge me with TWO insufficient notice fees) without providing me a proper invoice which they are legally required to do so now I have to take them to small claims court. They also have some residents that sexually harass female residents. One in particular repeatedly asked me to come up to his apartment to get a massage and when I told him I had a boyfriend his response was, "well your boyfriend doesn't have to know." I told staff this and they did nothing and he repeatedly sexually harrased women there.

Horrible. DO NOT RECOMMEND. Shout out to Daniel and Anthony from maintenance. They try their best. Problems: 1. Heating and AC super unreliable. Does not work half of the time. Asked maintenance do to something, nothing they can do. The heating is super noisy too. Loud water sounds 24/7 2. Super old building. Bad pipes. My ceiling has been leaking so bad. It’s about to explode on me any minute. Maintenance patch one spot only for another bigger spot to emerge. 3. No overhead lights. You have to get your own lamps. 4. Very little storage space, especially the bathroom. Not even a cabinet below the sink. The counter around the sink is so so small 5. No oven, no dishwasher. weak induction stove top that stops working if you use the highest setting for over 10 minutes. I got my stove changed, but the problem stays. It’s due to an electrical issue that’s pretty permanent. Only 2 spots for the pans and very small kitchen and you can’t use it at the same time unless you have tiny baby pans 6. they charge for washer and dryer use. They are not in unit. quite a few machines in the laundry room are broken 7. Traffic is very bad in this area. Sometimes it takes 10 min to go 3 blocks. So be aware if you are bringing a car. 8. It’s a noisy area. You will hear cars honking and sirens 24/7 despite living on a high floor. 9.The thermostat does not work. For two months it was very cold and I didn’t have heat at all. The air comes out cold even though I set the thermostat for heating. Maintenance came but could not fix it. I ended up using two duvet covers and a portable heater. Lots of shivering too. 10. The garage is not great. Dirty, sketchy, They sell out spots for special events (concerts) and it gets very chaotic every time. Often people break the garage door or entry bar, then it won’t get fixed for many days and you would have trouble getting in and out of the garage despite paying $250/month for a spot. Also a car rental business in the garage has dibs on the best parking spots. Vivo puts the tenant last again and again. 11. Elevator is unreliable. Only 2 available for a 27 story building and one of them breaks down every month or so. 12. The AC is NEVER working in the exercise room. So if you like a sunna and heat stroke to follow, go for it PROS: Security guards and Maintainance people are very warm and helpful. The apartment complex used to be a Hotel and they “renovated” it. Although I doubt any serious renovation was done besides surface level touch ups. Definitely did not change the carpet. They reopened it in May 2023.

This was the worst decision I EVER MADEE. I HATE IT HERE SO MUCH. Everyday I come home and pull in and all I can say “I HATE BEING HERE”. I’ve been bamboozled to live here. My apartment was changed like 5 times before I could move here. The second day in I asked how to break my lease I was told I have to pay the FULL 12 months but I literally couldn’t stay another day. I moved in with a rusty rug that left imprints from the last tenants in my apartment. I was told to buy a rug to put over it. FOR THIS TO BE AN OLD HOTEL WHY WOULD YOU KEEP THE CARPET? WHY NOT PUT TILES BECAUSE WATER GETS IN THE CARPET THAT ATTRACT MORE ROACHES THEN IT ALREADY IS!!! Alsooo sooooooooooooo many times my heat was off like I had to buy a space heater like some nights I just wanted to sleep in my car. The people who work here either ignored you or RUDE it make you not even want to talk to them it gives “retaliation”. My emails are either ignored or someone is being rude nobody is professional. Not to long from moving in ROACHESSSS start APPEARING!!!! LIKE ITS INFESTED. This week parking in the garage a BIG RAT WAS RUNNING AROUND. Today the rat is dead in the middle of the orange floor garage. Literally this place makes my anxiety go up I went to my doctor and she see’s what living here is doing to me since I got here. IM SOOOO TIRED OF HAVING TO GO DOWNSTAIRS TO TALK ABOUT AN ISSUE BUT THATS THE ONLY WAY THEY ACTUALLY TRY TO DO SOMETHING. That’s crazy for a person like me who work everyday plus go to school to argue about where I lay my head at. WE ALL(TENANTS) PAY TO LIVE HERE. HOW IS THIS livable??? I UNDERSTAND this is PRIVATELY OWNED but you guys just don’t care about your tenants? Elevators are broke or jumping up and down. I’m literally sick and tired of living here the health department needs to come because how is the lobby pretty but UPSTAIRES is treacherous?? INSTEAD OF TRYING TO DO CUTE LITTLE EVENTS IN THE LOBBY FOR YOUR TENANTS MAYBE FIX THE BUILDING OR HELP WITH REAL PROBLEMS. I’m not even the type of person to do reviews or complain but it’s like after I saw that dead rat today I was over it like I’m scared.

INSTEAD OF TRYING TO DO CUTE LITTLE EVENTS IN THE LOBBY FOR YOUR TENANTS MAYBE FIX THE BUILDING OR HELP WITH REAL PROBLEMS. I’m not even the type of person to do reviews or complain but it’s like after I saw that dead rat today I was over it like I’m scared.

I would warn against renting here unless you have no other options. There are some positives or pros but the negatives and cons WAY outweigh the positives or pros, in my experience as a resident at Vivo for 15 months. They really DO lure people into signing a 14 month lease but IF you decide to rent I would sign as short a lease as possible

honestly it seems like at any given time of the year my apartment was anywhere from 85-98 degrees. I repeatedly expressed concerns as did multiple residents. The best they can do is basically say it’s not their problem. At its worst(like when it was 98 degrees in my apartment mid March 2024) they sent out a letter to residents telling them to crack a window, close the blinds, and get a fan. In no way, shape, or form is that a sufficient enough solution. You have people who have health problems that cannot tolerate that kind of heat(myself included), never mind that it is absolutely miserable. The whole buildings’ temperature at times is unbearable and intolerable. They can give whatever “excuses” they want but at the end of the day there are PLENTY of high rise apartments that don’t force their tenants to live in apartments and buildings with common areas being 85-98 degrees. They are extraordinarily dismissive of residents concerns which is also a repeated pattern.

*yes they have elevators but they are terrifying at times. I will include pictures because I have come home from work to elevator doors having CLEARLY gotten stuck and been pried open. My very legitimate concerns about the safety and the chances of residents getting stuck in an elevator were repeatedly dismissed by the office staff. I was told the elevators were completely safe to use. When they are down for weeks at a time the staff mutters in annoyed tones “the checks were sent, they’ll be fixed.” I have come home from work and seen signs saying that the building is under a fire watch per the Baltimore City Fire Department. Not once did they actually address any safety concerns regarding the safety of the elevators. I've come home from work to find the elevator doors having been pried open and at an angle but sure, tell me again how there are no issues and they're safe.

*in my 15 months at Vivo they have almost completely turned over staff twice. The turnaround for the employees here is crazy and has such resulted in many errors. The office staff is completely unprofessional and rude, I cannot even with the attitude I got when I had to repeatedly ask the able bodied staff to NOT park in the handicap accessible spaces(for which I have a permit, they did NOT). They repeatedly broke Maryland tenant/landlord laws

The complex is predatory and use a price fixing software that is under investigation by the government for essentially price gouging the rental market. They used promises of a restaurant/bar, a big coffee bar with a barista, hot tubs, and cold plunges to lure residents in. It’s not illegal but extraordinarily unethical and predatory. They did not give me the 90 days notice they are LEGALLY required to give me for an increase in rent yet still demand you give them 60 days notice to leave after your lease ends. It’s interesting when they don’t have to follow the law but still require residents to. They also took my deposit(and tried to charge me with TWO insufficient notice fees) without providing me a proper invoice which they are legally required to do so now I have to take them to small claims court.

They also have some residents that sexually harass female residents. One in particular repeatedly asked me to come up to his apartment to get a massage and when I told him I had a boyfriend his response was, "well your boyfriend doesn't have to know." I told staff this and they did nothing and he repeatedly sexually harrased...

Horrible. DO NOT RECOMMEND. Shout out to Daniel and Anthony from maintenance. They try their best. Problems: Heating and AC super unreliable. Does not work half of the time. Asked maintenance do to something, nothing they can do. The heating is super noisy too. Loud water sounds 24/7

Super old building. Bad pipes. My ceiling has been leaking so bad. It’s about to explode on me any minute. Maintenance patch one spot only for another bigger spot to emerge.

No overhead lights. You have to get your own lamps.

Very little storage space, especially the bathroom. Not even a cabinet below the sink. The counter around the sink is so so small

No oven, no dishwasher. weak induction stove top that stops working if you use the highest setting for over 10 minutes. I got my stove changed, but the problem stays. It’s due to an electrical issue that’s pretty permanent. Only 2 spots for the pans and very small kitchen and you can’t use it at the same time unless you have tiny baby pans

they charge for washer and dryer use. They are not in unit. quite a few machines in the laundry room are broken

Traffic is very bad in this area. Sometimes it takes 10 min to go 3 blocks. So be aware if you are bringing a car.

It’s a noisy area. You will hear cars honking and sirens 24/7 despite living on a high floor.

9.The thermostat does not work. For two months it was very cold and I didn’t have heat at all. The air comes out cold even though I set the thermostat for heating. Maintenance came but could not fix it. I ended up using two duvet covers and a portable heater. Lots of shivering too.

The garage is not great. Dirty, sketchy, They sell out spots for special events (concerts) and it gets very chaotic every time. Often people break the garage door or entry bar, then it won’t get fixed for many days and you would have trouble getting in and out of the garage despite paying $250/month for a spot. Also a car rental business in the garage has dibs on the best parking spots. Vivo puts the tenant last again and again.

Elevator is unreliable. Only 2 available for a 27 story building and one of them breaks down every month or so.

The AC is NEVER working in the exercise room. So if you like a sunna and heat stroke to follow, go for it

PROS: Security guards and Maintainance people are very warm and helpful.

The apartment complex used to be a Hotel and they “renovated” it. Although I doubt any serious renovation was done besides surface level touch ups. Definitely did not change the carpet. They reopened it...

This was the worst decision I EVER MADEE. I HATE IT HERE SO MUCH. Everyday I come home and pull in and all I can say “I HATE BEING HERE”. I’ve been bamboozled to live here. My apartment was changed like 5 times before I could move here. The second day in I asked how to break my lease I was told I have to pay the FULL 12 months but I literally couldn’t stay another day. I moved in with a rusty rug that left imprints from the last tenants in my apartment. I was told to buy a rug to put over it. FOR THIS TO BE AN OLD HOTEL WHY WOULD YOU KEEP THE CARPET? WHY NOT PUT TILES BECAUSE WATER GETS IN THE CARPET THAT ATTRACT MORE ROACHES THEN IT ALREADY IS!!! Alsooo sooooooooooooo many times my heat was off like I had to buy a space heater like some nights I just wanted to sleep in my car. The people who work here either ignored you or RUDE it make you not even want to talk to them it gives “retaliation”. My emails are either ignored or someone is being rude nobody is professional. Not to long from moving in ROACHESSSS start APPEARING!!!! LIKE ITS INFESTED. This week parking in the garage a BIG RAT WAS RUNNING AROUND. Today the rat is dead in the middle of the orange floor garage. Literally this place makes my anxiety go up I went to my doctor and she see’s what living here is doing to me since I got here. IM SOOOO TIRED OF HAVING TO GO DOWNSTAIRS TO TALK ABOUT AN ISSUE BUT THATS THE ONLY WAY THEY ACTUALLY TRY TO DO SOMETHING. That’s crazy for a person like me who work everyday plus go to school to argue about where I lay my head at. WE ALL(TENANTS) PAY TO LIVE HERE. HOW IS THIS livable??? I UNDERSTAND this is PRIVATELY OWNED but you guys just don’t care about your tenants? Elevators are broke or jumping up and down. I’m literally sick and tired of living here the health department needs to come because how is the lobby pretty but UPSTAIRES is treacherous??
