I lived here for two years, from 2021 to 2023, and I wouldn't recommend my friends to move here.
Noise Problems (I lived on the 5th floor and face the south & west side) • There is traffic noise everyday afternoon during rush hours. (It is near the Lincoln Tunnel, and the intersection downstairs is jammed with rage drivers that will honk and yell nonstop until late at night. Saturday night is the worst that traffic noise will keep on until 1 - 2 am)
• After rush hour traffic noise, you will hear UPS delivery trucks running all night because there's the UPS building with all the delivery trucks operating all night.
• Noise from loud neighbors. The walls are so thin, and you can hear conversations and noise from next door or upstairs. There's a period every year, Construction Noise by Con Edison or road repair on the weekend late at night...
• There was so much noise coming from different places, and we had to buy earplugs to sleep in...
Building & Management • It takes so much time for the handyman to repair things; there's only one handyman for the entire building. After sending the repair request, I had to wait a week to get my oven fixed.
• I also experienced a hot water shutdown during wintertime.
• The interior is built with poor-quality materials. The ceiling had a leak problem from the rain once, and I found a big crack on the side of my kitchen window...
• Doormen are nice and friendly, but they can't help much with residents' complaints...
Location • The location is ok; there are a lot of restaurants, bars, and grocery stores. There's a newly opened Target on 44th st which was nice.
• Too far from the train station, traffic is always terrible for Uber or taxis during the afternoon.
Rent • It is overpriced for the service, location, sqaurefeet Oskar offers compared to other luxury buildings nearby (there are so many better ones around... )
• The building also increased by around 60% in the rent after my two-year lease... (I can't believe this is even legal. Read your contract carefully before signing...)
Overall, please do enough research before moving into any building... The noise is my biggest problem living here, and the management can't even help much. Won't recommend anyone...

--Hot water fails, and always in the dead of winter of course. Offering gym showers down the block at Sky, what a joke.
--Poor quality fixtures and appliances which constantly break down. Called maintenance (good guy) but kept breaking several times after repeated repairs; gave up in the end and lived with it.
--Concierge and Management do nothing to sanction neighbors who smoke and sing karaoke at 1am despite multiple complaints. Walls are paper thin and I can hear phone conversations.
--Concierge guys are nice enough but desk is frequently unmanned and I would get deliveries or visitors at knocking at my door, unannounced. Had two packages go missing, and outgoing pickups stay piled in the packing room for days without going anywhere.
--Substandard yet fee charging amenities; shuttle service not to be relied on, the so-called "business center" is non-existent, club lounge is not temperature controlled with cheap furniture, security door at the back doesn't work, no shade or umbrellas on roof deck, I could go on..
--Traffic extremely noisy even at high floors.
--Building does not participate in any NYC recycle programs; no eCycle or reFashion bins.
--Most importantly, INCOMPETENT management who do nothing when you raise any of these issues.
--This is not a luxury building. It's an Airbnb for visitors who want to stay close to Times Square and don't have to live with...

Any 5 star review is most likely fake, and while I am typically not one to take the time to write reviews, the management company, Columbus Property Management located at 3 Columbus Circle, 26th Floor New York, NY 10019 needs some sort of accountability behind the way they operate. On top of all the other valid complaints about not having gas and hot water, I have been living in a unit that has had water leaking inside the unit from poor construction that has caused BLACK MOLD to become rampant across my living room, dining hallway, and portions of the kitchen as you can see from the photos below. As much as I hate to rag on this building and the management company, I feel like I have no other choice but to let the world know what kind of management company others would be experiencing because like other reviews have stated, what they offer as compensation is egregious for the amount of money we are paying to be here and does not make up for the faults that the residents are experiencing.
