First and foremost, I want to make it clear that the units themselves and the staff are the best parts of TheRandi. The building itself is built with high quality materials and supplied with modern appliances, which is a major benefit. The staff has always been responsive and friendly, which is the primary reason I am not providing less than a 2 star review. In addition, the community is generally friendly. That said, those things do not make up for the following issues:
The building itself is situated poorly next door to the east of a major tourist spot - the artsy/graffiti'd rear-alley parking lot of Gallenson's gun shop. There is regular foot traffic there most times of the day, including when the store is closed. Recently, skateboarders have loved using it to drink alcohol and cause a raucous in the middle of the night. They bring megaphones and draw crowds there, just 10 feet from the building resulting in loud disruptions even past the 10:00pm quiet time dictated by the city government. If Gallenson's eventually gates off that parking lot after hours, this issue may be resolved. See photos.
Directly to the south of the building, there is a major construction site making headway on a new apartment complex. It has only recently begun in the past few months, and there is constant noise coming from it starting as early as 6:00am most days of the week. You will not be provided with the luxury of sleeping in or even remotely enjoying your peace for as long as that construction is happening, so my recommendation is not to even consider living here until after the construction has completed, likely at the end of Lately, the construction has been so bad that it shook my unit to the point that a glass cup fell off the counter and shattered. TheRandi contains an unusual number of dogs for how few units it has. It might be considered a benefit to have a pet-friendly community here, but keep in mind that dogs are constantly barking and howling throughout the day while their owners are away, only adding to the constant noise-related irritations of living here. This is only perpetuated by the construction, which is probably responsible for several of the pet noises.
TheRandi is located across the street to the south of several bars which you can always expect noise from into the wee hours of the night on the weekends. See photos.
In the 6 months l've lived here, tenants of this building have destroyed the only garage door at the entrance/exit of the building two different times. The first time, the garage door was not replaced for months, so the small private parking garage was exposed to the high foot traffic of the city, posing possible security issues. The second time, I discovered the garage mangled and destroyed again early on a weekday, which prevented me from getting my car out of the garage to go to work, which cost me business, which in turn, cost me income. As nice of a building as this is, it is unfortunate that I cannot recommend anyone to move in here. The construction to the south, the tourism to the west, and the bars to the north makes it near-impossible to enjoy any modicum of peace at any time of day, any day of the week. In addition, you run an extremely high risk of living near a unit with misbehaved dogs that bark and howl all day.
Please consider these things before moving in. You have been warned. While one or two of these things would not irritate me, the fact that these nuisances have become a pattern around this community is disturbing. You can expect disruptions at any time, any day of the week. I would recommend at least waiting to move in until after the construction to the south has completed at the end of 2026-ish. To reiterate, my issues are less with TheRandi’s community, and more to do with its poor location. You will always have annoying neighbors/animals to deal with wherever you live, so I’m trying to be reasonable in that regard. Read moreLeonardo is the leasing manager at this apartment complex and he's honestly such a wonderful person. I've had many strange requests throughout my time staying here--and even before I moved in!--and he's always been willing to bend over backwards to accommodate my requests. He's extremely friendly and all-around someone I know I can go to if I ever have questions or requests.
Since the building itself is new, it has some quirks about it that haven't been ironed out (which has nothing to do with the staff here, just inconvenient when they occur). The parking garage elevator isn't functional sometimes and has needed someone to come out to fix it quite a few times since I've been here. When these parking garage elevators are down, any cars within that bay is completely inaccessible until it's fixed which usually takes a few hours. The first time this happened, residents were offered reimbursements for any Lyft rides that needed to be taken due to this inconvenience and I really appreciated the level of care that management had given to the residents.
Another building quirk is that a fire alarm went off throughout the building but when I evacuated, some residents were still inside because not all of the apartments had received the alarm. Speaking with other residents, they've also told me that these fire alarms will sometimes go off seemingly without cause.
Lastly, more often than not, the trash chutes are inoperable so residents often leave their trash in the trash chute room which gets to be a problem until someone comes in to clear the room.

Being in property management myself, I’m a tough sell sometimes-but I was lucky enough to get an evening tour from Lilly(the Manager) and can honestly say it has some of the best vibes I’ve seen in a building downtown. The views from each unit I toured and the rooftop area lit up with downtown energy and beautiful lights-Bar X and the hustle and bustle, and the giant Wells Fargo building on the other side beaming-I truly couldn’t get over the location. It’s a smaller building, so don’t go expecting resort style amenities and cry over it when there’s no giant gym-just know that smaller buildings equal=less neighbors, more efficient floor plan spacing, and more intimate sized events. Plus you’re in an A+ location, you’ll find whatever you need a short distance away. The parking garage is great too-I read the reviews that it breaks a lot, but I promise you-I personally have never managed a property in 10 years where the garage DIDNT break in some way, and will guarantee it is human error/carelessness 99% of the time.
The deals right now being offered are INSANE-if I wasn’t in my current lease until next summer I would snatch up the one I viewed that is hanging over those beautiful downtown lights and be set. Even if your lease isn’t up until March-8 WEEKS FREE!!
