If you want to pay top dollar for a luxury experience and be treated as a second class citizen then look no further than PARK 12. I have been a resident here since they opened, there were no amenities until very recently but I knew that going in. In the 10 months Iâve lived here I have been traveling for 3 of those months and I actually had to break my lease because of a career move, I bought myself out of the contract and paid all the fees no questions asked, after all I did sign a contract. I had had some not so nice encounters with the leasing manager Amanda Penir but I have been too busy to care enough to write a review, however this weekend was the last straw. I never used the amenities I pay top dollar to have, so I invited some of my friends to the game room to say my goodbyes, Amanda was on duty that day and she sent the security guard to kick my friends and I out of the game room, we were only eating and talking, a group of 8 people including me. When I went to speak to her she said I would have to rent a space if I wanted to have more than 2 guests in the common areas and that I could rent one of the clubhouses for $150 an hour. I had no idea this was the case, Iâve lived in other high end luxury buildings and never have I had issues as long as you are respectful and clean after yourself. I offered to pay the $150 to which she responded âwell, do you a check on you?â No, Amanda I donât walk around with blank checks on my back pocket. I asked to stay in the game room and pay the $150, I had ordered some food and we were already set up, she said no, that I had to move my things or âyou can take your friends to your apartmentâ, thanks Amanda! I didnât know I had the option of using my apartment. I was so embarrassed I had to ask my friends to leave and on top of it all Amanda sent the security guard to hover around us while we cleaned up, I felt like a criminal, I wasnât doing anything wrong, I was using the amenities I pay for and never get to use. Amandaâs demeanor and attitude leaves a lot to be desired, she was rude to my guests, she was rude to me and I believe she is in the wrong business. When you are in the hospitality/customer service you have to be pleasant, you have to be nice, no matter what. She could have been more understanding and offered me options, there are always exceptions to the rules, I have been in customer service for 18 years, 8 of those I have been in management positions serving to high end luxury clients. I have lived in other luxury buildings in San Diego and New York City and never have I ever been treated like I was treated by Amanda. On another instance I was having trouble with the media room, I couldnât connect my laptop to the TV. I went to the front to ask for help, Amanda didnât even get up from her office, she looked at me and said âjust press the button on the wallâ I know that if anyone else would have been there instead of her they would have walked me to the room and helped me. That same day I asked her about the wifi because apparently COX bough the lines and you can only have wifi in the common areas with your account. I was never told this when I moved so I moved my ATT&T service with me, I asked if I could get temporary access to the building wifi so I could watch GOT in the media room and she said âyou can watch it in your apartmentâ , again, thanks Amanda! I had no idea I could watch TV in my very own home. I am beyond done with this place and so happy to be moving out.    Read moreIf you can avoid living here absolutely do it. Finally got my spouses move out statement after 6 weeks. Tried to call there office 17 times and nobody answers which is common they never answer. Itâs very hard to always get ahold of their office. On top of that cleaning fee and paining fee is outrageous! They also put a $50 late charge fee when they literally took 6 weeks to give the statement LOL. Then after only having to supposedly pay the pro rated rent as you see in the photo yet they still charge for the last portion of the month. So thatâs why I have been trying to call them because that is literally CRAZY.
On top of that good luck getting any maintenance done here they take an eternity to fix anything. AC broke twice and both times a little over a week was taken just for someone to fix it. Additionally you always have unsupervised kids playing in the game room so theyâre always loud and making a mess of things. Once there was a whole party with drinks and all, and thatâs cause they supposedly have security walking around. You randomly will get woken up at night because people decide to yell down a hallway around 2-3am which theyâre probably drunk leaving the bars downtown. And yes there is a lot of homeless a street over. Wasnât much of an issue since everyone minds their business but just know you will see people walking in front of the street when your driving everyday, yelling, sirens and just gathering in huge groups since businesses come out with there tents around their. Lot of people continue to park in the car garage even when they donât have a parking pass. Once again supposedly there is security checking yet youâll always see cars that arenât supposed to be there especially during game time. Which during game time this area sucks but you should know that if you live right next to a stadium. Street closures and one ways now since they set up the cones and people are walking to and from the game. No visitor parking here whatsoever so good luck ever having people over unless you find downtown parking somehow. Electricity is also super expensive here no reason and only have one company to get with. Deposit was also $1500 which is wild, who even allowed that especially in CA. If your military you have to give the 30 day notice even if you have orders the next week and still pay for a month rent which is so dumb. Out of three previous apartments I have gotten for my spouse in a span of two years this is the first place that ever gave us any issues and had us pay the whole 30 days even when orders were cut so late and at that overseas. I signed my lease with Greystar in August 2024, thinking I was moving into a well-managed, quality property. Unfortunately, a few months later the building was sold to MG Properties with no prior notice to residents. We only found out through a paper taped to the front door announcing the transitionâno communication, no transparency.
Shortly after moving in, I discovered several problems in my unit: the ice maker didnât work, the AC filter was causing severe allergies, and multiple power outlets were dead. It took the new management nearly six months to address these basic maintenance issues.
The staff I originally knew and trusted are all gone. In their place is a disorganized and frustrating new management team. My boyfriend and I wanted to transfer to a larger, upgraded unit and were willing to pay the higher rent. But shockingly, they refused to let us even tour a unit unless we paid a $1,500 transfer feeâa ridiculous and exploitative policy. Any attempt to discuss the issue with management went nowhere. In particular, Assistant Manager Brenna Banegas was consistently rude, combative, and unwilling to listen. Every interaction with her felt like dealing with someone who sees residents as a burden rather than a priority.
The current staff is generally unhelpful and unapproachableâwith the exception of Adrian, who is a hardworking, kind, and professional member of the team. Itâs a shame he has to work under such poor leadership.
Other concerns include parking enforcement that unfairly targets long-term residents. A neighbor who has lived here for seven years had his car towed because a tire was touching the line, yet non-residents parking here during Padres games face no consequences. For a property this largeâwith around 800 units and no assigned parkingâthe disorganization is alarming.
To make matters worse, since the recent earthquake and the installation of speed bumps on the property, my unit shakes every 10â15 minutes. Maintenance came to investigate and confirmed itâs due to cars driving over the new bumps, but no solution has been offered. Living in a unit that constantly vibrates is disruptive and unacceptable.
