I was a resident in the building for 1.5 years. The location is one of the best. Right next to the waterfront if you want to go for a walk. Very close to Newport path station.
The building itself is pretty old and has insulation issues. Expect a pretty hefty bill for electricity during winter months.
Amenities : 24/7 Doorman and a small locker service for Amazon. 2 primary elevators and one elevator used for move in / move out and trash. The elevators usually have a line during peak hours ( lunch / dinner times ). Card operated laundry room for each floor. They are fine for the most part, but the dryer sometimes takes a few more runs to dry properly. I have usually used other floor laundry room if mine was occupied. So never had issues.
Doormen : All doormen are usually efficient and nice. One older guy named Brian is a bit more on the rough/ intrusive/ controlling / slow side.
Trash / Cleanliness: Major issues in 2020 & early 2021 with cockroaches. Trash rooms are more well maintained when I left. Recently in 2022 had not seen any cockroach in the building.
Maintenance: Requests are tended to fast ( usually next day even for non urgent requests) and the super in the building is pretty nice. He lives in the building as well. Note that some apartments apparently had an issue with noise whenever they opened a water tap, but I didn't have it.
Neighbors & Noise: I think mostly quiet. Expect loud music in weekends in summer time with people partying. U can call up front desk if it goes well into the night and it was effective for me. There was one guy who was yelling during work meetings in my floor, so you can hear it with the door closed and I was happy I don't work with him or had an apartment next to him.
Security deposit: I cleaned out my apartment well & I was actually pleasantly surprised to get a full refund of my security's deposit back.
Conclusion: Not bad to live. However note you are paying for an older building with not much amenities. I was informed Atlantic nearby was slightly better with respect to this.

While the views from upstairs were absolutely beautiful and the accessibility to the PATH station was amazing, there were some MAJOR safety issues with this building. One of the two elevators kept breaking down, and one time it started dropping rapidly from 8th floor and I literally thought I was about to die. The building itself is tilted, any furniture with wheels will slide to one direction and it was a horrible experience. There were roaches in the building, and yes, they came from the pipes.
I also had issues with a doorman called Brian, he would straight up refuse to pick up my packages and lied about how "the system just broke down". I had made multiple complaints to the management team but didn't seem to work. I also suspected if this was an issue related to racism because he was always nice to the white guys in the building while Asian people got mistreated.
