Disgusting laundry rooms. Management don't want to do anything with maintenance. They claim that laundry machine are not theirs so they won't touch them. But you boast about laundry on floor? They do not even coordinate with machine company to maintain and upkeep. Laundry rooms have dirty water on floor which is never cleaned. If you are lucky you get a working washer. Sometimes you might just end up dropping your clothes in dirty water leaking from washer and dryer when you load and unload clothes. And shamelessly they increase the rent. On top of that horrible ventilation.Black mildew in bathrooms. They can't clean the vent because they don't have the blueprint of the building 🤨 Elevators are not working for 1.5 years.

Before the pandemic, 1-bedroom was 2600. In 2022 it went up to 3400+, with all the old problems: leaky & breezy windows (gets really cold in winter), popping wood floor tiles, cockroaches, old appliances and cabinetry, and now that almost every apt has a dog - constant barking. Yes, you'll love the view, but only for a few weeks. Expect 10-15% rent hikes when your lease expires, they know you're lazy to move out, and they'll make you aware of that in a very rude way.

The views are great. The maintenance guys fix most things in time. But the building lacks any sort of additional amenities as of this date. The management has started the construction of a swimming pool in front of the building but there is no guarantee that it will be free or subsidized for East Hampton residents. Also the construction has caused a lot of driveway blockage and noise.

I was a resident in the building for 1.5 years. The location is one of the best. Right next to the waterfront if you want to go for a walk. Very close to Newport path station.

The building itself is pretty old and has insulation issues. Expect a pretty hefty bill for electricity during winter months.

Amenities : 24/7 Doorman and a small locker service for Amazon. 2 primary elevators and one elevator used for move in / move out and trash. The elevators usually have a line during peak hours ( lunch / dinner times ). Card operated laundry room for each floor. They are fine for the most part, but the dryer sometimes takes a few more runs to dry properly. I have usually used other floor laundry room if mine was occupied. So never had issues.

Doormen : All doormen are usually efficient and nice. One older guy named Brian is a bit more on the rough/ intrusive/ controlling / slow side.

Trash / Cleanliness: Major issues in 2020 & early 2021 with cockroaches. Trash rooms are more well maintained when I left. Recently in 2022 had not seen any cockroach in the building.

Maintenance: Requests are tended to fast ( usually next day even for non urgent requests) and the super in the building is pretty nice. He lives in the building as well. Note that some apartments apparently had an issue with noise whenever they opened a water tap, but I didn't have it.

Neighbors & Noise: I think mostly quiet. Expect loud music in weekends in summer time with people partying. U can call up front desk if it goes well into the night and it was effective for me. There was one guy who was yelling during work meetings in my floor, so you can hear it with the door closed and I was happy I don't work with him or had an apartment next to him.

Security deposit: I cleaned out my apartment well & I was actually pleasantly surprised to get a full refund of my security's deposit back.

Conclusion: Not bad to live. However note you are paying for an older building with not much amenities. I was informed Atlantic nearby was slightly better with respect to this.

Pro tip: Check out available apartment on the website as I was peddled not so good apartments during my...

Apartment Review: Major Concerns and Issues

As a long-term resident who has lived in various units of this building for 5.5 years, I feel compelled to share my comprehensive experience to help potential residents make an informed decision.

Long-Term Resident Perspective Having experienced multiple units within this building over the past 5.5 years, I've gained thorough insight into the property's consistent issues and management patterns.

Structural Issues The floor in my unit has significant structural problems, with noticeable sagging in the center. This has affected furniture placement and caused physical discomfort, particularly with bed positioning.

Maintenance Problems Air Conditioning: Experienced complete AC failure that took approximately 6 weeks to repair during peak summer heat Laundry Facilities: Washing machine on my floor has been non-functional for 18 months These are paid facilities, meaning residents are paying for unreliable services Similar ongoing issues with dryers, though some repairs were made

Building Infrastructure Currently undergoing elevator renovations: Only 2 elevators operational on weekdays Limited to 1 elevator on weekends Expected to continue for 1.5 years Persistent pest control issues despite regular cleaning Overall aging infrastructure doesn't justify the high rental rates

Amenities New gym under construction (completion timeline unclear) Swimming pool issues: Recent renovation took 1.5 years Only operated for 2-3 months Management unexpectedly implemented additional charges for pool access

Bottom Line After living in multiple units over 5.5 years, the combination of aging infrastructure, maintenance delays, and high rental rates makes this property difficult to recommend. My long-term experience shows these aren't isolated incidents but rather ongoing patterns. Management needs to either address these significant issues or adjust rental rates to reflect the current conditions.

Recommendation: Prospective tenants should carefully consider these factors before signing a lease at...

I lived here for 2 years and moved out by the end of 2024. While the views from upstairs were absolutely beautiful and the accessibility to the PATH station was amazing, there were some MAJOR safety issues with this building. One of the two elevators kept breaking down, and one time it started dropping rapidly from 8th floor and I literally thought I was about to die. The building itself is tilted, any furniture with wheels will slide to one direction and it was a horrible experience. There were roaches in the building, and yes, they came from the pipes.

I also had issues with a doorman called Brian, he would straight up refuse to pick up my packages and lied about how "the system just broke down". I had made multiple complaints to the management team but didn't seem to work. I also suspected if this was an issue related to racism because he was always nice to the white guys in the building while Asian people got mistreated.

The door and windows would have cold air constantly blowing in during winter so the electricity bill was sky-high, be prepared be pay hundreds per month for...
