The front desk guys are awesome, very professional and friendly!
They cleaned the windows in the entire building several times since we've moved in, huge plus! We stayed at our last building and they never cleaned the window once.
The windows are not properly sealed. It is now 20 degrees outside and windy, there is a significant draft coming into the apartment from the edge of the windows. Make sure to check your windows. I suspect this is the same reason it's so loud in the apartment as well. Mike has attempted to fix the problem once already. It seems like they seal up 1 part only for another leak to make itself known.
Rooftop lounge and all outdoor space is now open! The 39th floor is very nice and well decorated!
All in all it's been a very trying process living here. There are some great things about the building but also a lot of very frustrating moments where you as a resident have no control and no way to remedy the issue.
Management has been very professional and friendly to interact with. While things aren't fixed immediately I do believe they are all trying their best to resolve the issues.
The windows are very thick, however they are still not quite enough to keep the noise out. The N/W trains are the ones to watch for. Louder still is the honking at the Queens Plaza intersection, especially at night. For whatever reason the windows do very little to limit the traffic noise; we are almost 20 floors up. The city won't do anything about the honking so don't expect to keep your windows open for very long.
The vertical HVAC unit in each unit is surprisingly loud. There is no way to adjust the fan speed without opening the HVAC system. When the fan comes on it completely drowns out the TV.
The walls do not do a good job of limiting noise. We can hear music/tv coming from the neighbors regularly, probably from turning the volume up to deal with the HVAC noise. The vents in the bathrooms are sound tunnels. I can easily hear conversations happening in other units coming through the vents. I can hear them cutting things in their kitchen, god only knows what those poor souls can hear me do in the bathroom...
The fit and finish of the units are way better than other units we've looked at in the area for new buildings. The floor tiles extend under the appliances/cabinetry, all the trim pieces are in place, cabinets are all flush and straight.
The cabinets are much deeper than other buildings in the area. A lot of misc kitchen items disappear in there with ease.
The Gym is open as well as the Golf simulator and lounge. All the amenity spaces are very nice.
The pool is not very large, there are 2 lanes to swim short laps in. So if there is more than 2 people there everyone has to take turns swimming...?
Generally we like the apartment unit and the building team, The hiccups seem to be getting resolved slowly.
5 Stars for building teams attitude, professionalism, and genuine efforts. Alec and Diana are exceptionally courteous and responsive. With all the issues we've been experiencing a better team could not be asked for.

New building management day reach out in a timely fashion to have me elaborate on these existing concerns as well as some other others.
The Wi-Fi is visible in the public spaces now and they do have the remotes living somewhere that is easy to access by all residents. Because the Wi-Fi has been fixed, that also means there is accessible service on all the televisions.
They have adjusted the air on the rooftop to be regulated with the freezing temperatures that are outside, so it’s no longer freezing upstairs and people are able to use the space comfortably.
They also have increased the number of community based activities this year. It’s only February now but so far there seems to be more frequency and those do you have good atmosphere, consistent execution. They’re curating the space and the vibe for people to meet and mingle and just shape the community of the building, which is great. This is a thing that is lacking in New York City in a number of residential buildings, multiple people I’ve talked to said that was drawing factor to moving here vs the rest of the neighborhood and they hope to see more of it.
Gym is consistently clean and well maintained. The gym instructor is like so positive and so helpful and the class is enjoyable - despite leaving you sore the next day.
All in all is actually feels really good to be heard as a resident and management be responsive. ————————————————————— The straw that broke the camels back tonight really was being on the roof again and the heat not being on even though it is the dead of winter - calling the front desk to get the heat turned on to be told the key is not on site because the handyman is not on site and the heat can only be adjusted in the daytime. They advertise third spaces as communal spaces to balance out multiple junior suites that do not have living rooms.
However, + hundreds of dollars if you want to have more than one guest in any communal space. 1:1 ratio
While apart of the fees are for access to “activities” they may host 1 per month with very limited available. Very inconsistent however, when they do execute on average, the events are like a 8/10
Gym is great/fine
2nd floor work area & rooftop opens for only limited hours even though they are predominantly indoor spaces.
The rooftop while TV are advertised they have not been usable for 6+ months as they don’t have a remote or any other access.
WiFi and cellphone service in general is also spotty/shotty on roof
Management will answer only fractions of email questions, comments or concerns. Often not timely

Read moreI lived here for two years. Don't be fooled by the allure of the amenities when you tour or first move in.
My first complaint is the construction, and the following lack of empathy from management for the construction. Sadly, construction began as early as legally possible every morning for months. Even earplugs couldn't drown out the noise. I did catch them doing construction before legally allowed as well. Luckily, the front desk shut it down when I let them know it was too early to begin construction. Shout out to my front desk guys! I would give five stars for the doormen, but unfortunately the rest of my experience has left a bitter taste.
The elevators have also gotten progressively slower as I've lived at Alta. I think only 3 out of 4 are usually running. And with Covid regulations only allowing 3 people per elevator, I've had to wait over 10 minutes to catch the elevator. Sometimes I just took the stairs instead.
The worst thing was the under window heater in my room. It was unbelievably loud. I wore earplugs every night because of it, but I could still hear the heater through it. My roommate's heater was even worse and made a high pitched noise I could hear from the kitchen.
The maintenance staff also had a bad habit of just walking into our apartment without telling us. It's scary to be alone in your apartment and all of a sudden have a man knocking on your bedroom door. I wish they would wait at the front door or come back later.
But the real nail in the coffin was the money grubbing from management when I moved out. Let me break it down for you. $50 for crumbs on the counter. $50 for crumbs in the microwave. $50 for crumbs in the fridge. $150 for a splinter sized chip on one side of a bedroom table. $150 for a splinter sized chip on the other side of the bedroom table. $150 for a splinter sized chip on the bed frame.
