Stayed at Mountain Mist Cabin from September 21-29, 2024. Cabin's main level is very congested. The heat/air and stove along with security system is all wifi connected, so there is no wifi to use if you need to work. Roku is available on main level TV, but again no internet to use it. Our cell service was very minimal so we were unable to Google directions for any attractions. Not the cabins fault but had we had internet, it would've been fine. Dish Network was sketchy due to the 4 days of rain we had. With the hurricane and potential flooding a concern, we were like sitting ducks. No cell service, internet & interupted satellite tv service made things a little scary. Bedrooms upstairs were nice sized. Cabin was decorated very cute, but needs a good spring cleaning. Dust covering decorations and trim work. Cobwebs on lamps and several decorations. The corn hole game was completely covered with heavy cobwebs. Didn't play because we were afraid of the spiders living in the bag holder bins. Kitchen stocked fairly well, although some items needed to be replaced due to the harsh use. The wrap around porch was very nice! Loved the gate on the porch so our fur babies could roam & not get off the porch. The view was only on one side and was okay. Definitely older pictures of the view in the listing. All and all not bad but I will not be returning due to Colonial Properties. We stayed 8 nights (Sat-Sun) and asked for a discount to extend our stay by one night. Was told in an email the extra night would be $174.76 on Saturday. We went to Cades Cove and had no cell service so I could not respond to the email. When we got back, I emailed and texted saying we wanted to take the extra night. Apparently, the office closed at 7 p.m. and I was told I did not respond before closing time. I responded at 5:39 p.m. by text after hours and was told to call the office to confirm. Was also told by a text saying they would pass that on to the office for Sunday morning. When I called the next morning at around 10:40 due to poor cell service, I was told the price for that night would be $214.22. I asked how come it went up from $174.76 and was told prices are subject to change & since I didn't respond the night before, and office had closed that price was no longer good. The lady was rude and said they don't set the prices, they are set by the owner. I asked if she would honor the $174 since I responded to the text and email last night and she said no. I asked if she would conta t owner to see if the $174 price could be honored, I was told they don't do that! The cabin was showing available from Sunday afternoon to Friday morning of that next week, so we may have even stayed more than 1 night. She proceeded to tell me there was nothing she could do. I refused to pay the $214 & asked if we could pay for a late check out since it was 10:50 & check out was at 11. There was no way for us to get packed up and out within 10 minutes. I was told no, they don't do that. Then she said I would be charged $30 for every hour past check out time if the cleaners showed up and had to wait. The cleaners didn't show and we never got charged any late check out fees. I have never been treated so rudely and denied any kind of help from any cabin rental company in Tennessee before. Obviously, this lady was not originally from Tennessee. She didn't have the Tennessee hospitality or the accent. My husband and I visit the Smokies twice a year for the last 12+ years. Then we have a family vacation every June. This has gone on for 30+ years. I have dealt with several different cabin rental companies and this was the first & last time I will go through Colonial Properties!! If I were the cabin owner and I could've extended a stay for a guest rather than have the cabin sit empty, I would have gladly done so. I would be ticked knowing that Colonial Properties did not extend this guest's stay and was rude. Oh well, lesson learned. Now we know to avoid Colonial Property...
Read moreTip for anyone deciding to rent through Colonial Properties... just DON'T DO IT!! We had the worst experience with this place. We booked a cabin in Dec 2023 for a trip in August. 2 months before we are supposed to go they reached out and told us that our cabin had been sold and we had 2 options to choose from. The cabin we originally rented had a inground pool and a beautiful mountain view. The cabin we choose as a replacement had an ok view and an above ground pool. We all felt it was of lesser value than what we had originally rented and we were not offered any money back. 1 & 1/2 hours before we were supposed to check in they called and said that the pool pump was broken the pool was green and we couldn't stay there. The pool is what we paid all the extra money for. So they say oh well here is 2 more options one was a lot smaller than what we needed but it had a community pool and the other option was plenty of room and it had a swim spa. We were told that it did have construction beside it. But we choose the swim spa cabin anyways. Because again we paid all the extra money to have a pool. We get to this cabin which you have to drive through an abandoned mall then down a closed road to get to. When we arrived there was construction in the front of the cabin and on the back side of the cabin. We say whatever will deal with it. We get our bathing suits on and get ready to go to the "swim spa" only to find that it's also broken and the part in on back order. At this point we are all aggravated. So we decided to chill inside. When I went to sit down on the couch I feel through it!!! They had a broken sectional that they had just pushed together to make a couch. And you couldn't watch TV cause the only one that worked was in the living room and it only wanted to play a truly commercial over and over. Or the weather alert in Spanish 🤣. We couldn't even shower due to no water pressure. You only got a little trickle of water. And lord the beds, it felt like we were laying on the floor. Everyone down to the 4yr old was up at 5am with back aches. At one point I thought the fridge was gonna blow up. We were all still trying to remain positive so I go to cook us breakfast and the dang oven just starts lighting up when I touch it. We call and tell them look we can not do this. We are all disgusted with the amount of money we have paid and we can't relax or enjoy anything because its either broken or so uncomfortable. We need some money back or something to compensate us for our trouble. They say they cant give money back because they had to eat $600 for moving us to this raggedy cabin. So they move us to another cabin. We unpack and go down to enjoy the community pool and try to turn the trip around. We get back and decided to get showers and guess what.... the downstairs bathroom was flooding due to water pouring from the ceiling from the upstairs shower. We call and tell them we don't want to move again but they need to send someone to look at it. They rushed us off the phone because it was a big deal and they didn't want us to fall through the floor (their words) and 2 & 1/2hrs later they sent maintenance out. The man poured some drain-o down the drain and told us not to turn a knob cause that's what caused the leak. They manager never called us back to see if it was fixed or to make sure we were good. We didn't receive any money back either. This was the worst experience that I've ever had with a rental agency. There maintenance and cleaning crew do terrible jobs. And it's the most mismanaged business I've ever seen. If they manage your property I'd be looking for other options because...
Read moreWe recently stayed at “Wildbriar Inn” which is managed by Colonial Properties. It was myself, 2 chaperones, and a High School softball team that travelled in from Clarksville for our spring break. We were there from March 12-15. Upon first arrival, the cabin looked clean and well maintained. However, within the first couple of hours, everything started heading south.
First, one of our girls was trying to shower on the 3rd floor which then made water pour down on one of the beds on the second floor. We made an emergency maintenance call. At first, we were pacified with thinking it was user error with the shower curtain, but then it continued to leak for the rest of our stay! When we called back the next morning, we were told that there was never a maintenance call made about our issue!
On day 2, the property management followed our school bus (which ONLY came to the property for pick up and drop off daily) to our cabin and proceeded to take pictures of our bus and our team, which were all MINORS! Then, they met the bus driver and our coaches at the front gate and proceeded to berate them for having the bus there! We explained to them that before the bus even came up the mountain, we did a thorough check to make sure it had plenty of room to get safely up and down to our cabin, which it did. It even made several trips up and down the mountain without having any issues at all! However, they continued to harass us the entire length of our stay!
Third, on the final night of our stay, we had decided to take the girls to the pool. They had all been patiently waiting all week to have some swim time, and this was our last time to go. While we were at the pool, one of the other guests was there and decided to be VERY inappropriate to our team and chaperone forcing us to terminate our pool time early, and even making our girls feel like they might follow us back to our cabin! When we called the emergency line, the after hours operator took our statement and said someone would call us back within 20 minutes! They must go by a different 20 minute time frame, because I am still waiting for a call back. When we called back the next morning, we were told that the person we spoke to the night before should have told us to call the police but didn’t.
The final straw was once we got back. Since we are from a public school, we have tax exempt status. Someone had called and even spoke to them and they assured us it would be fine. Colonial Properties refused to honor our tax exempt status when they sent out final invoice because we had already checked out before we turned it in! Had we known that before hand, we certainly would have, but nobody bothered to tell us that!
In short, don’t waste your time with this property. The cabin was nice, but not nice enough to deal with all the hassles that come along with staying here! Rent from a place that cares more for your safety and well being, than what you’re using for...
