The main reason I’m taking the time to write this is because I hope this information is helpful to anyone considering living here. If my experience can serve as useful insight for someone else to make an informed decision, then it’s worth sharing. I truly hope that the experience of anyone living here is better than mine, and even if I still feel naive saying it, I really hope things improve in the building because no one deserves that treatment or to be gaslit like that. If you do decide to live here, I sincerely wish you the best.

Moved out: Mid-July 2025 (almost 2 years, but we terminated our lease)
Unit: 2BD / 2BTH, 6th floor, very last unit with river view
The good
Location: Close to downtown and River St, very convenient for walking or running.
Safety: Always felt safe living on a top floor.
Some nice staff members: Shout-out to Nyaomei and the front desk team for always being kind and helpful whenever I reached out to one of you.
Gym: Well equipped for what I needed
Common space downstairs: Nice and clean
The bad
Rear elevator constantly broken The elevator next to my apartment, sold as a perk for the unit’s location, was out of service for the last 5 months of my lease. The other elevators were a 6-minute walk through long hallways. Guests had to climb six flights of stairs or take that long detour. When I moved out, the elevator was still broken, so I had to carry all my belongings and furniture from the last apartment to the front entrance.
Construction noise & dust (2023–2024) The building next door operated at all hours 11 PM, 3 AM, nonstop. I was sleep deprived for months. My balcony, supposed to be a “river view” perk, was always covered in construction dust, making it impossible to enjoy breakfast, read, or watch the sunset. The constant machinery noise and shouting ruined any chance of using it.
Dismissive management When I sent videos to management and asked for help or a rent adjustment, Lee, the property manager, told me I might be “too sensitive” to noise and that it was out of their control. No empathy, no solutions, just an offer to move me to the other side of the building. I had to speak to a construction superintendent myself to stop late-night work something management could have done months earlier.
River construction (Year 2) Seemed milder after the nightmare next door, but still disruptive and not what I’d call luxury living. Added occasional loud metallic noises from the facility behind the building.
Maintenance delays A leak was “fixed” by leaving a hole and a trash bag in the ceiling for 4–5 months.
Lease break process The only time a rent concession was ever offered was when we said we were considering renewing. When I later said I wanted to break my lease, they did not make it easy. I was told that the original offer to break the lease had “expired” — despite there never being an expiration date — and this was while the elevator was still broken. I was given the runaround for weeks. It was only after consulting with a lawyer and bringing that up that they finally allowed me to leave without penalty.
Renewal regret I renewed after the first year, hoping things would improve once construction wrapped. They didn’t. In the last two weeks of my lease, the AC went out during the middle of summer. Temporary units were provided but didn’t reach my bedroom. I stayed with a friend and still ended up in urgent care with a heat and dehydration-induced migraine.
Final thoughts This was the worst housing experience I have ever had. Despite the good things, the constant noise, dust, elevator outages, slow maintenance, and dismissive management made daily life unnecessarily stressful. The audacity to treat tenants like this while charging high rent for a “luxury experience” is insulting. The building photographs well and the location is great, but behind the pretty pictures is a management team that prioritizes image over residents’ well-being. I moved to the Baxly roughly in July of 2024 because I loved the unit I got to tour, and the location was pretty convenient for college classes. My unit was lovely, I had zero issues besides a small water tank making it hard to do dishes and laundry at the same time. Despite this, it worked and I had a fine time being able to navigate the small water tank. I absolutely adored my unit and it quickly became a home for me.
Now, the reason I left my lease early was the lack of care for the building. I lived near the rear elevator of the building, because I have a lot of heavy computer equipment to carry for classes and the elevator was my easiest way to transport my stuff. The elevator in the back of the building only worked a total of two months in the year I lived here, and the staff didn’t properly ever address the fact one of their amenities was always broken. When I called for my concerns about the elevator, I was told to “deal with it” and got hung up on, which was quite rude. I had to continuously haul heavy equipment up and down multiple flights of stairs and the elevator never was fixed, even after I moved out. The staff claimed this broken elevator was going to be fixed by the middle of June, but as I moved out at the end of July, it was never fixed, so my movers had to go up and down several flights of stairs as well to move my furniture. There was also constant issues of an apartment owner letting her dog pee in the third floor hallways and stairwell, and the issue wasn’t dealt for weeks with until me and a few other residents contacted some form of management. The pool also got constantly closed down, and the hours of it being open were inconsistent.
Another constantly broken amenity was the garage gate— I didn’t know how long it worked in the year I lived there, but I never felt safe leaving my car in the apartment’s parking garage due to the gate having been broken over half of the time I lived here. There’s also many times the fire alarms get pulled or triggered without warning, and multiple times late last year, it was happening what felt like every week without any information as to what happened for us to be evacuated for over 30 minutes multiple times in a row. In general, a lot of their amenities don’t function properly and it’s a bit disheartening never getting proper updates on when they’d be fixed.
Now— for anyone considering moving here, this is not an issue of the Baxly— there’s construction every single day in the area, and garbage trucks that run around 3-5 in the morning next to the building. As someone who’s a light sleeper, this made sleeping impossible and it was hard to relax in my apartment due to the constant noise. Again, not an issue of the Baxly, but be wary if you’re like me and you’re highly sensitive to noise.
Overall, I’m not that thrilled with what I received at the Baxly, even if a majority of the staff is nice. I absolutely loved Nayomi, she was a delight to work with. If you choose to move here, I hope the amenities work...
Read moreMy stay in this building so far has been incredible. Whenever I had a maintenance or leasing issue that needed to be fixed or addressed, a member of the staff team has been ready to assist me, and I never had an issue that was not fixed. Brittany does an amazing job at managing the property and is dedicated to making sure all the residents here are happy. Other members of the staff including Sarah, Maddy, and Shelby are very nice and diligent as well. The amenities and living spaces are exceptionally designed and boast a diverse set of modern furniture and equipment. The location is close to central Downtown Savannah in a beautiful setting with the river to the north, cargo port to the west, neighboring apartment buildings to the south, and city views to the east.
I am particularly sensitive to sound and it is often difficult for me to find a location that checks all the boxes in this area. Nevertheless, my current apartment does exceed expectations here. The only thing I would like to say about this particular building is that the HVAC systems emit a low vibrational drone in some of the apartments directly underneath them often or sometimes. Also, the riverside area can get pretty busy during weekdays so I would suggest doing an in-person tour if you are sensitive to sound.
