Had the horrible displeasure of living in Manor Village for almost 2 years. During my time there I was broken into--TWICE. Management knows for YEARS that the A/C unit outside wire boxes combined with the ledge around every building is a welcome sign for people looking to burglarize you. There was ALWAYS a mice problem. My neighbors warned me as they lived there for almost 9 years at the time that the mouse problem was BAD. I was just thinking they were old, disgruntled residents. Not even a month after moving in did I see that the mice were the actual residents of the property. They lured me into signing the lease by assuring me that extermination was done every Friday. That was hardly true. You could be put on "the list for extermination" which was done on Fridays. Doesn't mean that your place will be exterminated weekly. Then, upon battling Rent issues with the Rental Office (who if you owe $20 will leave a BIG RED sign on your door) I felt they were entirely TOO aggressive with collecting rent. One Property Manager came to my door asking about my late rent payment while inquiring about how I had my hair done but hadn't paid the rest of my rent. This is COMPLETELY unprofessional. The Leasing Agent that assisted me, because I managed a popular urban shoe store at the time, asked me to buy him a pair of expensive New Balance shoes in exchange for "making sure I was approved". (I thought this was ludicrous) After being approved and not buying him the shoes, he was very rude to me and wouldn't speak to me when I saw him on the property. This company has been having problems for a long time. They don't hold their employees accountable for anything other than meeting "lease goals". This is unfortunate because the residents should be the priority but to this company they are a burden. Even when I was evicted (for not paying my rent because in court they said that my apt must be rid of mice or I don't have to pay, but Manor Village acted like sending one exterminator out would fix the problem so they told the court that they did their part) when applying for my current apartment the receptionist at the desk was very rude about sending over my resident history form. She was not only rude to me but to the Apartment Company trying to get the paperwork from them as well. Will NEVER live in another WCSmith property again, I don't care if it's gentrified or not. The business practices of this company at the expense of low-income individuals...

The Property Manager does not have the decency to have a discussion with a tenant, come to an agreement or take care of business. It appears the only people have a favorable opinion about WC Smith are the people who work there! (check the comments) They do not take care of their tenants and if you dare to complain they will ask their employees at the apartments to stalk you and intimidate you, especially if you're elderly and physically challenged ... and the favorite -- "please feel free to submit your notice ..." NO - NO - NO Feel free to find an apartment NOT/NOT under the management of WC Smith Co., Inc.
They receive Section 8 money and they waste it on horrific landscaping to entice tenants that does not benefit the tenants and there are dead cockroaches on the steps, spreading disease. Their application for the Section 8 money and how they use it should be reviewed thoroughly by the relevant authorities. DO NOT DO BUSINESS WITH THEM AND DISCOURAGE YUR FRINEDS NOT TO IF YOU CARE FIOR THEM.
The only hope for them to go out of business, so a decent property management can take over who knows how to be a responsible landlord. Hope they feel free to give up their license and submit their intent to move out of the IVORY TOWER AT 1100 New Jersey Ave. to give an honest broker the opportunity to take care of the tenants needs, including but not limited to seniors with disabilities. If they have not submitted their move out notice from the Ivory Tower, hope they will make the necessary arrangements to do so and let us know where to send the next month rent to enable them to make theirs and to feed...

DO NOT move to Jetu apartments.
The property manager, assistant property manager, maintenance supervisor and almost every other employee I have ever dealt with are liars.
I have been dealing with a tenant who has violated her lease, caused damage to my unit (my ceiling is still damaged months later), has multiple dogs (though this is a dog free community) that run and barks all day long, she was "warned" to get rid of the dogs after lying about not having them in the first place, she refuses maintenance entry in emergencies as water is pouring from my ceiling.
All I keep hearing from mgmt is how her section 8 case manager keeps giving push back and how it isn't easy to remove or move a tenant on section 8.
I don't have section 8 so I don't know the rules but I'm sure its intended purpose is not to force properties to discriminate against those who don't have it or to allow those who do have it to violate their lease or damage the property without consequences.
Its a shame that a unit with two disabled tenants (one being a senior citizen) is subjected to such negligence and inconsideration by this property.
Also, mgmt has stopped acknowledging my emails even though it references the damage to my unit that TWO maintenance workers seen and was reporting.
But, they all lie so much I don't know what to believe.
So, please take your hard earned money and choose...
