As an ex server, I don’t EVER leave bad reviews for restaurants, but I ABSOLUTELY HAVE TO! WORST EXPERIENCE EVER!! Don’t waste your time coming here during lunch or dinner because it’ll probably be busy, & they can’t function well under that pressure. They have horrible managers & servers when it’s busy, AND my table wasn’t the only one complaining about the service last night, there were SEVERAL! (the manager we had an issue with was a short blonde girl, & the server was a tall man with brown curly hair) I went here last night with friends. We were excited to eat after a long day swimming in the beach, but the service at this restaurant was VERY BAD! We were seated by the hostess, & ended up waiting about 5-10 minutes to get greeted by our waiter. Then after placing our orders we ended up waiting over AN HOUR just for our waiter to tell us he “forgot” to put in our order. As a server, that is the dumbest excuse ever because he literally SAW us waiting for an hour & ignored us. I tried multiple times to get his attention to ask how much longer we had to wait, he tried his best not to make eye contact with us the ENTIRE time we waited. He never checked in on us the WHOLE TIME we waited. So after he realized he made a mistake, he got the manager. The manager didn’t make it any better. Obviously if you’ve been sitting in a restaurant waiting almost 2 hours for food you never received, you would be a little upset too. Instead of the manager sympathizing with us, she got LOUD with us, making a scene & had an ATTITUDE with US because of THEIR incompetence (remember that there were also other tables who waited over an hour for their food as well). So we ended up leaving because we didn’t want to receive any discounted food that would most likely have spit or other bodily fluids in it because that was probably going to happen seeing the way the staff treated us for THEIR mistakes. It was just so distasteful. Worst restaurant experience ever! I would never go back just because of the staff. There are better pizza restaurants with better service walking distance...

Having recently done a 20 Pizzas in 30 days comparison on the Oceanfront, I've had many great pizzas. Went to some places twice in case you catch some on a bad day. ZZAS is hands down the best I found. First, foremost, and most importantly they have the best flavor and tastes of all the variety of ingredients they offer. I tried a few different combinations (cuz they're all so tempting) and they're all excellent.
The crust is just right, the sourdough bakes up perfectly (130yo starter helps), but doesn't overwhelm the pizza size wise. Never skimpy on toppings, not too much grease. The Diablo tomato sauce gives it just a little bit of kick. And the most reasonably priced as well. And surprisingly the wait is not long especially considering it's on the boardwalk.
Pricewise ever pizza in the area is $20 to $25+ here it's $17 to $21 out the door.They also have a nice Pizza Happy Hour 3-6 knocking $$ off the pizza.
I've had pizza all over the world and this is first class, top notch pie.
As a new resident here at the oceanfront I already know that they will be a regular on my pizza nights.(After 4 pies already, I better sign up for the frequent flyer rewards. Lol.)
Whether you're a local who hasn't been, or a visitor, don't miss the chance to get down to ZZAS to try out the excellent pizza which is almost as perfect as it gets.

Read more20250411 Decided to give this restaurant a try since I was staying here. I was a little worried because of some of the less than desired ratings for this restaurant. I tried calling from my room, and the phone number doesn't work. When I went downstairs to talk to the bartender, she informed me that they don't have a phone but I could order online. Interesting. I ordered the Gouda Father appetizer, and she didn't seem to understand what I was talking about. It might be one of the least order items? I customized my pizza- red sauce, mozzarella cheese, double the chicken, and wild mushroom blend. It included with 2 toppings, and she charged me for the double chicken which I thought would have counted as 2 toppings. It counted 1 and the extra was only a $1, and I didn't bother questioning. The food was ready in 15 mins as promised. The meatball was big and the Gouda cheese slowly poured out of the meatball after I cut it open. It was very good and needed salt, but I ate it as it. The pizza was very good. I do wish there was more toppings... twice the toppings would have been even better. The amount of doubled the chicken can be seen in my dog's dish in the photo.
