Lived here from April through Sept 2024. Overall, good location and EXCELLENT leasing staff. Very nice building inside and out. But there were some major issues.
When we first moved in our entrance door had been damaged to the point I believe it was a safety issue. Initially the staff came to look at the door and ordered a new one. After that, we hadn't heard anything for months. We never got the door btw.
Fast forward a few months and I am out of town for work. I get a phone call and my wife states our dog was sitting in the corner shaking when she arrived home from work. She stated it had looked like someone being in our apartment. Apparently, the maintenance man REALLY wanted to get the door fixed that day and decided it was suddenly urgent enough to justify entering the unit without prior notice, even with a barking dog. He stated he knocked three times to no answer, so he decided to enter the unit. He states he is not scared of dogs so he felt okay to go in.
I believe this was unprofessional and unacceptable. Our lease states that, at a minimum, a note must be left in a conspicuous place if our unit was entered without prior notice. Furthermore, the entry must be for a reasonable business purpose.
My first concern is the emotional distress my dog displayed upon my wife’s arrival home. The dog was shaking uncontrollably in the corner out of fright. This could potentially change her temperament towards others permanently.
Second, regardless of a lack of fear of dogs, a dog put into a stressful situation can act out of character and become violent. If the dog attacked the worker, I would reasonably assume a complaint would have been made to me and I potentially could face adverse consequences.
Thirdly, I was out of town for work, which means my wife was home alone. Had she arrived home after business hours she would have had to call the police to make a report and thus waste police resources. Also, she may have also been emotionally disturbed not knowing whether someone had unauthorized access to the unit and could hurt her. This is essentially a safety risk.
Lastly, this was a violation of privacy. It is entirely plausible that my wife, or anyone else for that matter, could have been in the shower and not heard the knock on the door. Imagine a woman reaction, being home alone, and finding a man in your home uninvited. There is the obvious privacy concern of her being nude, but also it could had been a safety concern for her even if she recognizes the man.
Although the lease allows unannounced entry for a reasonable business purpose. I don't understand how we could hear nothing about the door for months, then suddenly it is urgent enough to enter the unit with no communication. It would had been reasonably easy to let us know so that one of us could had potentially been home the next day or so. We were told to change our maintenance entrance instructions, but the ticket was put in by staff.
BUGS. We had a few issues with crickets and roaches. Maintenance came and sprayed the unit a few times. Once I got a "ticket closed" notification but I don't know what they did. My wife would also see roaches EVERYDAY in the hallway near the bike locker on the ground floor. This led to us paying to break the lease.
I think the open breezeway concept of the hallways invites bugs. Valet Trash also means trash bags sitting outside of apartment doors for hours. We don't recall seeing the cleaning staff on our floor very often. I would always see them on the floor with the amenities, but rarely on the other floors. To be fair, I only recall one cleaning lady.
Dog park is disgusting. We didn't even use it out of fear of illness for our dog.
At the time, you had to borrow the key from the leasing staff each time. Austin had started a program to get everyone's bike registered and keys to the locker but it didn't come to fruition before we left. Part of city life is the convenience of being able to walk or bike everywhere but that is hard to do when you can only get the key during...
Read moreAs of 7/2/24 - My view of the Amelia is very different from the post 3 months ago - After being here around 3 years, there is a reason I only left a review 3 months ago. I will continue this edit on another day. However, before moving here, it would be wise to talk to people who have been here for a long time and not write a review only a few months into being here or after something "good" happened and you were asked to write a review. Aside from the things that happen around this complex (minus the homeless people), coming here is more like a "trap" figuratively and literally - An update with photos and videos on the way. TBC....
This is a wordy - yet worth the read review!
Generally, I would leave a review after a year of living somewhere or after I leave, but in this case, I waited a little longer because I didn't want to think what I thought was a dream location/apt had turned into a nightmare and simply did not want to write a bad review for a place I live.
I moved here the latter part of 2021 and when I felt I found "home"... I was literally singing " I say a little prayer for you" (My Best Friend's wedding version} lol! Perfect location, not to IN downtown, farmers market across the street and the Market Place only a street over. (Say no more and move in - Right!) There was little to no crime and lots of great things happening on property as well. There were occasional events for the resident, different locations to work or study if desired and food in walking distance if preferred! The apartments have nice amenities, and designs and the FULL SIZE washer/dryer was a smash! The complex itself was just a few years old when I got here and I loved how everything looked and even the aroma that lingers upon entry. (Yes I can smell that - very home-ish). It was truly my happy place.
After a year passed, things changed drastically! There was new management and it seemed the "character" of people on premises changed. There was more actual crime and very little communication or sensitivity to the residents at that time. That surely turned my gloom to doom and my new song was "Move B- get out the way" by Ludacris! LOL!
I am a huge believer in the energy you put out and what you bring in and I changed my tune about what was happening and a great shift began!
Over a period of time things started to settle down. There was less violence and management began communicating in a way of understanding toward the residents. We began having communal functions again and the feeling I felt upon moving here returned with the adaptation of the newness that current management brings.
There has been lots of improvements and a new sense of belonging is here. Nothing serious goes unattended in terms of maintenance. If there is an issue, you are made aware of eta for parts etc. I have an illness that requires me at times the use of a certain machine and nothing has prevented me from using it as needed. (That means, things work as they should so that I can take care of myself) I also work from home and management is very mindful of the need for respect of noise during times of work and rest and makes sure to keep resident mindfulness of in that regard.
At this point, I really can't say anything negative that is a reflection of negligence of managements end. There are things in any complex or neighborhood that you just can't control and I personally have become more mindful of that when it comes to complaining about menial things. If something is truly a nuisance, it will be resolved in proper timing.
All of that to say, this has been a great experience for me to see something change and to change with it. My experience has made me look at allot of things differently, especially my expectations and patience. Read moreI lived at Amelia for 4 years and would say the living experience got better throughout the time I was there, but was still not great. The building has gone through a lot of change in the front office - a lot of turnover in staff and management - and mostly for the better. Previous managers couldn't care less about the concerns brought to them about the safety of the building - examples: drug dealers bringing their sketchy buyers into the building every day when the garage door was broken for a whole year, residents letting their teenagers throw ragers and try to break into every apartment in the hallway, no key fob access in the elevators so anyone that gets past the front door could roam anywhere in the building and get to anyone's unit freely, putting up cameras to make it look like there was security but none of them actually working. Matthew has made a great turn around in that department though. That isn't to say that the building doesn't still have a lot of issues... The biggest one being the poor quality of people that Amelia is leasing to: Residents and/or their guests spilling drinks or food in the hallways and expecting the cleaning crew to pick up their mess as if they're not capable adults, packages being stolen often, residents letting their dogs use the entire building as a bathroom (look out for the lady with the bulldog that pees on car's tires and all over the garage), residents taking their dogs to the artificial grass by the pools to use the restroom and not pick it up (city health code violation), residents leaving their dogs on the balconies with 10+ piles of poop for weeks at a time (animal neglect), residents telling their friends to follow people into the garage and park in other people's reserved spots (already $75+ a month?) and then the owner of the spot has to pay to park in guest parking while waiting up to 24 hours to get the car towed because the tow company can't be bothered. For reference, I called minimum 10 times for people parking in my spot and not once did they come tow the cars. When you call the curtesy officer, you are actually calling some third party middle man that then has to find a way to get to the officer and more often than not, your issue goes unresolved. For these reasons, I wouldn't recommend this community, unless you are okay with paying a fairly high price for rent for a low quality living situation.
While there are many negative things I can say about Amelia at Farmer's Market, there are also some positive notes to add. The building itself is very nice as well as the units, with minor wear and tear over the years. Maintenance is great and typically responds within a day or two. The amenities are super nice and have great views of the skyline. Having the farmer's market across the street is super cool and easy to grab food, but makes for very busy weekends. While the building is behind the homeless shelter, I never once had a bad run in with a homeless individual.
Don't get it twisted - while the management company responds to most of these reviews, it is to save face and not with actual care or concern. I reached out to Kairoi multiple times during the height of the security problems in the building and never once heard back. You would think they would considering I mentioned residents shooting guns off and an apartment being used as a drug ring but whatever. Also, most of the "bad" reviews for this building have been deleted over the years, so take that with a grain of salt on how they are managing the building. Rent with low...
