I would like to give you my experience of Eighth and Grand and the manager Stephanie W. I moved to Eighth and Grand in July. I actually came and toured the property once in May and again in June. I looked at several apartment communities looking for the right fit for me. When I first toured in May, Eighth and Grand gave me the immediate feeling of WOW. When I walked in the front lobby it was so beautiful! It reminded me of a very fancy hotel or something. There was even a doorman to open the front door as I walked in. The lobby was playing really good music. I was asked if I wanted a cup of coffee or water. I went to the coffee bar and made a Café Mocha. I wanted to stay there a while and enjoy my surroundings. It was very welcoming and inviting.
I toured with the manager Stephanie since all the other leasing agents were busy with other people and I didn’t have an appointment. Stephanie said she would take me on the tour but said she was fairly new to Eighth and Grand. She didn’t seem like she was new at all to Eighth and Grand. She knew everything about Eighth and Grand and answered every question I had. She greeted me with a smile and she was very friendly. I was surprised that a manager would take the time to give me a tour. That was very impressive. We started our tour and she told me about Whole Foods onsite and how convenient it was to have a grocery store in the building. She also told me that there was a Wells Fargo Bank and a restaurant called Fundamental. She also told me that another restaurant was going to open up . We then headed to the roof where she showed me the roof top pool. It was so cool to see the pool on the roof with lounge chairs, barbecue grills, and a fireplace. I was impressed. Then we went to the Sky Lounge. The Sky Lounge had a very cool vintage vibe. It had a pool table on the patio, and again good music playing. She challenged me to a game of PacMan or Frogger on the video arcades there. I didn’t take her up on it then, but I have been practicing just in case she asks me again. The Sky Lounge also had a conference room which was pretty cool. Next she showed me three model units which were all pretty amazing. I also liked it when she opened the fridge and it was full of snacks and drinks. They even had ice cream in the freezer. During this whole time Stephanie was extremely friendly and knowledgeable. She was funny and felt like she really was trying to get to know me and my needs. Our next stop was the gym. OMG the gym is so impressive. TWO story gym. I immediately knew that if I rented here I was going to cancel my LA Fitness gym membership. It was huge. She even explained to me that they offer free classes such as Yoga, spin classes, and others. Yes, I said FREE. Next on our tour was the pool on the second floor. OMG.. is all I can say. I thought the Sky Lounge and the gym were impressive. We walked into the pool area on the second floor and my mouth dropped. It had the best coolest vibe. It was a large pool with tons of lounge chairs and umbrellas. They have fire pits, hot tub, hammocks, tvs, tables, and seating areas. WOW it was impressive. We walked past the pool into an even more impressive area. There was a HUGE gourmet kitchen that could easily hold hundreds of people. Not only did they have a huge kitchen but two more big lounge seating areas, a movie theater, two areas to watch tv, more barbecue grills, ping pong table, more fire pits and seating area. This area and the vibe it gave me was one of the main reasons I rented at Eighth and Grand. She finished the tour by showing me the Pet Wash area. It was so cute it made me want to get a dog. I would of leased that same day if I didn’t need to come back with my girlfriend. My girlfriend and I came back in June so she could see 8th and Grand. She too was impressed. We leased that very day and moved in the middle of July. We have been here for 8 months now and have loved every minute of being here. I see Stephanie quite often and she still has a warm smile and greets us every time...

I loved 8th and Grand so much and living downtown prior to the pandemic. This place was thriving and I met so many awesome people in our community who have all left.
We made an attempt to leave this apartment but the building's location above Whole Foods and possibly everything we needed within steps away, makes it a home that's hard to leave!
The building's level of resident services and amenities in the beginning did feel like luxury when I first moved in. There was a real barista working the first year I lived here, we were able to drop off packages at the concierge, there was even free shuttle that took you anywhere downtown. A lot of things were taken away over the past 8 years.
Resident services staff for the most part has been excellent but there was a period where some bad apples got hired who are no longer here. My recent experiences with Angelo, Dom, Orianna have all been top notch. They have always been professional and friendly just like how I remember the this place used to be.
The two-floor gym was their best amenity for me. I went five days a week for years. Unfortunately, I haven’t returned since 2020 due to how filthy and sketchy it became with random people entering and equipment missing. I don’t know if they improved it since but I hope so.
Because the building is so large, you’ll see AIR BNB’ers and a lot of guests that don’t live here. So many of the amenities we used to enjoy aren’t used anymore. I haven’t accessed anything in years to comment.
The worst issues I’ve had with this building are the mentally unstable strangers entering. I’ve seen homeless people smoking in the halls, an old staff member told us someone was smoking crack next to our stairwell for months and they were actively trying to clean up the smell because it was traveling into our unit.
Resident services used to call us when anyone entered, but since the pandemic, this protocol has stopped! They need to do a better job for the safety of residents since downtown has only gotten worse.
I’ve had some unpleasant experiences and luckily informed residents services quick enough to get these individuals to leave.
Katherine, the accountant and Stephanie, the building manager, are truly remarkable individuals. We shared a very disappointing incident with them last year that led us to sign a lease somewhere else and they were both empathetic and made things right. My interaction with them truly restored my faith in this apartment that I loved so much considering how much it was falling apart.
Maintenance has always addressed our issues. Angel, Josue and Hugo have always been so receptive and helpful since we ever needed anything fixed.
The alarms are not even that bad! They occasionally go off but are quickly silenced with a few incidents that lasted longer. While they do go off in the middle of the night, it’s very rare.
Parking : I might have been fortunate but they need to do a better job keeping people who don’t live here out. Car break-ins happen and I see non-residents sneak in all the time. Also, I’ve seen some disgusting people just let their dogs poop everywhere! The parking lot needs to be power washed because there are so many poo smears. Sometimes the pipes leak and will stain your car. The old management used to give me car wash vouchers when that happened.
Is it a nice building to live in? Depending on your unit and many factors such as your neighbors, view, light. I have lived in 3 different units on 2 different floors and the location makes a world of a difference. It’s not luxury like it used to feel but I am pleased to see their efforts considering the circumstances.

Read moreRoach bomb your apt before moving into this building and seal off the floor wall boards with sealants. We rented our apt and there were about 12-18 roaches spotted inside of the empty apartment in the first three days. We had building maintenance spray twice which had ZERO impact. We spent a couple of hundred dollars getting supplies from Home depot then roach bombed the apt, corked all the openings and sealed off all cracks. We got the apt to be roach free after our own labor and expenses. Only afterwards did we then buy new furniture for the empty apartment. We had already signed the lease and had just relocated to LA. Our car was also broken into and valuables taken along with damage to the car. We have a Ring camera and our packages are still stolen right from in front of our door. They walk close to the door and move the packages with their feet in order to steal them. I personally know for a fact that the cars consistently are being damaged and windows smashed out. Theft of cars and belongings have been normalized by management. The impetus is placed back on you as if it's your fault that somehow paying the separate monthly garage rental fee to park inside the underground gated garage means it's part of the course that your car is damaged, burglarized or stolen. This past holiday luxury cars in the garage had their windows smashed out. Tenants here on a REGULAR either have their cars stolen or vandalized. The building leaves one person working the night shift who has to watch the front desk. In order to save money they outsource the evening and night shift worker(s) The only time they hired an actual real guard with a gun and placed him in the lobby was for ONLY 4 days right after the murder of the model Nikki who lived here. It was ALL for show as the Corporate owners of the property do not care about the safety of the hundreds of tenants living here. The homeless can be found in the lower levels of the garage and one rotting homeless person rode the elevator up with us from the sublevels. It was scary. Management who work in the offices inside of the front lobby have their hands tied on all of these matters as nothing changes. The building corporate investors only care about the profits. They will not hire guards to watch the garage entrances both on Grand Ave and on Olive Street. Therefore when anyone drives into the garage entrances anyone from off the street can slip in from the homeless, the drug addicts, the car burglars. They all can simply walk in under the opening gates. This building has become a gold mine for criminals as car theft , car vandalism, accessing the different floors to steal packages left at our front doors. It's a "free for all" at night as the thieves come in through the unguarded garage entrances and walk the staircases. Some of the staircases have begun to smell like bad drugs and urine. The building's corporate offices have sent a clear message to every tenant in this building. We do not care about your cars and physical safety. It is up to you to protect your safety when going into the sublevels to get your car. Criminals enter through the garage and they have weapons as well. FACTS. The security cameras many are props throughout the building as they do not work. I know this as a fact as this info came directly from their previous maintenance manager. Do not let something happen and ask for footage. They will give you an excuse that it wasn't working or the cameras only work in the elevators. Mgmt has the audacity to reverse blame us the tenants. No one paying the rents that we are paying is letting anyone into the building. It's insane that this has been normalized They've very recently hired a entire new group of day time leasing agents & a new manager for the offices in the lobby.
